It can be, if the I-80 drive works for your job. Vacaville gives you more house for the money than most of the Bay Area, a 306-acre regional park and a new express lane option, but you trade that for freeway traffic, no BART, extra special taxes on many newer homes, and hills that now sit on state fire hazard maps.
The median home here sold for $609,597 in August 2026, down 3.2% from a year earlier (Redfin, Vacaville housing market page, checked September 24, 2026). Here is the rest of the picture, with sources you can check.
What do people like about living in Vacaville?
Space, open land close by, and a location between two job markets. These are the parts you can see and test yourself.
- Lagoon Valley Park. The city describes it as a 306-acre park around Lagoon Lake, a 100-acre lake open to non-motorized boating, with miles of hiking, horse and bike trails into several hundred acres of open space. It sits at 100 Pena Adobe Road, right off I-80 (City of Vacaville, Lagoon Valley Park page, checked September 24, 2026).
- A spot between the Bay Area and Sacramento. Vacaville sits on I-80 in Solano County, so you can point the car either way. Whether that is a pro depends on how often you make the trip.
- A new bus to Davis and Sacramento. SolanoExpress Route 30 started August 3, 2026, running from the Vacaville Transportation Center to Dixon and UC Davis through the day, and to downtown Sacramento at peak commute times. Fares are suspended through October 2026 (Vacaville City Coach, Route 30 post; Solano Mobility, Route 30 page, checked September 24, 2026).
- Shopping without leaving town. Vacaville Premium Outlets is at 321 Nut Tree Road, just off I-80, and the Nut Tree shopping center is a separate center across the overpass on East Monte Vista Avenue (Visit Vacaville, checked September 24, 2026).
What are the downsides?
Traffic, taxes and fire maps. None of them rules Vacaville out. All of them are worth checking before you write an offer.
- I-80 is the main road out. About 215,000 vehicles a day pass Air Base Parkway in Fairfield, the busiest point on this stretch (Caltrans District 4, Solano I-80 Express Lanes Project page, checked September 24, 2026). If you commute toward the Bay Area, drive it at your real hour before you buy.
- No BART, and the train is one town over. The closest Capitol Corridor stop is Fairfield-Vacaville Hannigan Station in Fairfield (Capitol Corridor, checked September 24, 2026).
- Special taxes on many newer homes. More on that below.
- Fire hazard zones in the hills. More on that below too.
- Fewer big-city extras. Plan on a drive for major concerts, pro sports or a late night out.
How much does a house cost in Vacaville?
Around $610K at the middle. Redfin shows a median sale price of $609,597 for August 2026 on 249 sales. Single-family homes had a median of $624,634 on 237 sales (Redfin, Vacaville housing market page, checked September 24, 2026).
For comparison only, the California statewide median for existing single-family homes was $901,420 in August 2026 (C.A.R., August 2026 home sales and price report, released September 16, 2026). That is a different source and a different mix of homes, so treat it as a rough gap, not an exact one. Our Vacaville price page, linked below, breaks the numbers down by home type.
What extra costs come with a newer Vacaville home?
Often a Community Facilities District (Mello-Roos) special tax. The City of Vacaville says most new residential development will require inclusion in a CFD, and the city’s CFD Map lets you search by address and see detailed tax information for parcels inside a district (City of Vacaville, Community Facilities Districts page, checked September 24, 2026).
That special tax shows on the property tax bill, on top of the base property tax. Look up the address on the CFD Map, ask for the current tax bill, and ask about any HOA dues. For what it means for your own taxes, talk to a tax professional or the Solano County Tax Collector.
Is my Vacaville house in a fire hazard zone?
Check the address, because the maps changed. The State Fire Marshal, part of CAL FIRE, drew new fire hazard severity zone maps for local areas, rating them moderate, high or very high. The city says it does not control the map, and on June 10, 2025 the City Council adopted the zones as recommended by Ordinance No. 2004, on a 5 to 2 vote (City Council minutes, June 10, 2025; City of Vacaville Fire Department, Local Responsibility Area Fire Hazard Severity Zone page, checked September 24, 2026).
The zone goes parcel by parcel, not street by street, so don’t guess from the neighborhood. Look up the exact address on the searchable map linked from the city’s fire department page, read the Natural Hazard Disclosure report, and get a homeowners insurance quote early in escrow, not at the end. Our page on whether your Vacaville home is in a fire zone walks through the lookup and the insurance question.
Where does Vacaville get its water?
Three places. The city takes surface water from Lake Berryessa through the Putah South Canal, surface water from the Sacramento Delta through the North Bay Aqueduct, and groundwater from city-owned wells. It uses more surface water in wet years and more groundwater in dry years, and says groundwater levels have been stable for over a decade (City of Vacaville Utilities, Water Supply page, checked September 24, 2026).
How much is Vacaville still growing?
A lot of new homes are approved. The city’s development list shows Greentree (1,149 units) and Lower Lagoon Valley (1,025 units) as approved, and Roberts’ Ranch (785 units) and Vanden Meadows (780 units) under construction (City of Vacaville, New Communities page, checked September 24, 2026). If you buy next to open land, ask the city planning division what is planned on it.
What schools serve Vacaville?
Most addresses are in Vacaville Unified. Some addresses near the base are served by Travis Unified. Boundaries follow the exact address, so verify the school for any home with the district before you write an offer. VUSD posts its school boundary maps at vacavilleusd.org. Our separate answer on Vacaville schools covers the official data.
What about Travis Air Force Base?
Travis Air Force Base is in Fairfield, next door. If a military move is behind your search, our page on whether to buy or rent near Travis AFB covers that choice.
Questions people also ask
Is Vacaville cheaper than the Bay Area?
Usually, yes. Redfin shows a Vacaville median sale price of $609,597 in August 2026, and C.A.R. reported a statewide median of $901,420 for existing single-family homes that month. Those are two different sources, so the gap is a rough guide, not exact. Newer Vacaville homes may also carry a CFD special tax, so compare the full monthly cost, not just the price.
Does Vacaville have BART or a train?
No BART. The nearest Capitol Corridor train stop is Fairfield-Vacaville Hannigan Station in Fairfield, per Capitol Corridor, checked September 24, 2026. For buses, SolanoExpress Route 30 started August 3, 2026, running from the Vacaville Transportation Center to Dixon and UC Davis, with Sacramento trips at peak commute times and fares suspended through October 2026, per Vacaville City Coach and Solano Mobility.
How do I know if a Vacaville home has Mello-Roos?
Look it up on the City of Vacaville’s CFD Map, which lets you search by address and see detailed tax information for parcels inside a Community Facilities District. The city says most new residential development must join a CFD. Then read the current property tax bill for the home, and ask a tax professional what the special tax means for your budget.
Is Vacaville in a fire zone?
Parts of it are, so check by address. The City Council adopted the State Fire Marshal’s moderate, high and very high zones by Ordinance No. 2004 on June 10, 2025, per the council minutes, checked September 24, 2026. Look up the exact address on the searchable map linked from the city’s fire department page and read the home’s Natural Hazard Disclosure report.
