Should I buy or rent when I PCS to Travis Air Force Base?

It depends on three things: how long you expect to be at Travis, what the monthly payment looks like next to your BAH, and whether you would keep the house as a rental when you PCS out. A longer tour and a plan for the house later can make buying worth a look; a short tour or an unsure timeline usually points to renting first.

There’s no wrong answer here. There’s just the one that fits your orders and your budget. Two calls come first: your lender, for what you qualify for and what the payment would be, and the Travis Military Housing Office, for off-base housing help before you sign anything. Here’s how to work it out.

What should I figure out before I decide?

Start with time and money. Buying and then selling a home both cost real money, so the shorter your stay, the harder it is to come out ahead.

Write down three numbers before you shop:

  1. How long you expect to be at Travis. Your orders and your career field matter more than any market chart.
  2. Your BAH for the Travis area. Look it up yourself (next section).
  3. What a lender says your payment would be, including property taxes, insurance and any HOA dues or special assessments on the home.

Then ask the honest question: if you get orders in two or three years, would you rather sell, or keep the home and rent it out? Your answer changes which homes make sense.

How much is BAH at Travis?

Look it up on the official Defense Travel Management Office BAH calculator at travel.dod.mil. You enter the year, the ZIP code of your permanent duty station and your pay grade. BAH is based on your rank, your dependency status and that duty station ZIP code (DTMO, BAH Rate Lookup page, checked September 24, 2026). Travis AFB’s mailing ZIP code is 94535 (Military OneSource, Travis Air Force Base in-depth overview, checked September 24, 2026).

What the Department says about 2026 rates:

  • They took effect January 1, 2026, with an average increase of 4.2% nationwide (Department of War release, December 11, 2025).
  • Each area’s rate is built from median market rents plus utilities such as electricity, heat, and water and sewer (same release).
  • Rate protection: if your BAH eligibility at a location stays uninterrupted, your rate there won’t go down, even if local housing costs fall (same release).

We don’t quote a Travis BAH figure on this page. Pull your own from the calculator, because it changes with grade, dependency status and year. Then ask your lender how they count BAH when they figure what you qualify for.

How does a VA home loan work?

It’s a mortgage from a private lender that VA backs. It can mean a lower cost to get in the door, but you still have to qualify. The basics, straight from VA:

  • You need a Certificate of Eligibility (COE). It shows your lender you qualify based on your service history and duty status. Active-duty service members generally need at least 90 continuous days of service (VA, Eligibility page, updated September 22, 2026).
  • Many buyers put no money down. VA says nearly 90% of VA-backed loans are made with no down payment (VA, Home Loans page, updated December 17, 2024).
  • There’s a one-time VA funding fee on most purchase loans, and no monthly mortgage insurance (VA, Purchase Loan page, updated January 7, 2026).
  • You must plan to live in the home. VA’s purchase loan page lists this as a requirement (same page).
  • No VA loan limit with full entitlement. If you have full entitlement, VA says you don’t have a loan limit, as long as you can afford the loan and the appraisal supports the price (VA, Loan Limits page, updated August 12, 2025).
  • Credit and income still count. The lender sets those standards, not VA.

VA backs the loan. Your lender makes the decision. Confirm every detail for your situation with your lender before you write an offer.

What does a home in Fairfield cost right now?

The median sale price in Fairfield was $599,603 in August 2026, down 3.2% from a year earlier (Redfin, Fairfield housing market page, checked September 24, 2026). Redfin shows 253 homes sold in August 2026, a median of 36 days on market, and a sale-to-list price of 99.3%, so the typical home closed a little under asking.

That’s the whole city, every home type. Price the house you actually want by comparing recent sales of similar homes on nearby streets.

How does PCS timing affect buying?

Buying takes weeks, not days, and your report date doesn’t move for escrow. Plan it like this:

  • Call the Travis Military Housing Office early. It’s at 344 Hangar Avenue, Building 576, on Travis AFB, (707) 424-1746 (Military OneSource, Travis Air Force Base in-depth overview, checked September 24, 2026). Ask what they need from you and what help they offer with off-base housing before you sign anything.
  • Get your COE and a lender preapproval before house hunting. It’s the cheapest step and it saves you from falling for a house you can’t close on.
  • Line up the move-in date with the occupancy rule. VA loans are for homes you’ll live in. If you can’t move in right after closing, ask your lender how they handle that timing.
  • If you rent first, read the lease for how you’d get out of it if you get orders. Have the housing office look at it before you sign.

Renting first isn’t a failure. Some buyers rent for a few months, learn the drive to the gate at different hours, then buy with a clear head.

Can I keep the house as a rental when I PCS out?

Often, yes, but check two things before you buy.

First, the loan. Your VA loan was for a home you lived in, so ask your lender what that means if you move out and rent it. Keeping a VA loan open also uses part of your entitlement, which can change what you can borrow on your next VA loan without a down payment (VA, Loan Limits page, updated August 12, 2025). Ask your lender to run your remaining entitlement before you commit.

Second, the math. Rent has to cover the mortgage, taxes, insurance, repairs, vacancy and management. Rental income also has tax effects, so talk to a tax professional before you decide to keep it.

Who manages the house when I’m stationed somewhere else?

A licensed property manager, or you, from wherever you are. In California, anyone who collects rent or leases property for someone else for pay needs a Department of Real Estate license. The DRE’s Quick Guide for Landlords Hiring a Property Manager says the manager’s license must be valid and active to collect rent and manage your property. It also says to:

  • Check the license at dre.ca.gov or call the DRE at (877) 373-4542.
  • Make sure they keep a trust account for deposits and rents.
  • Get monthly accounting reports and a contract with a clear termination date.
  • Ask how tenants are screened and how repairs are handled and billed.

Questions people also ask

Can I use a VA loan to buy a house in Fairfield?

Yes, if you qualify. You need a VA Certificate of Eligibility, and the lender still checks your credit and income. VA says you must plan to live in the home you buy with a VA purchase loan. With full entitlement there is no VA loan limit, per VA’s Loan Limits page, updated August 12, 2025. Confirm the details with your lender.

How do I find my BAH for Travis AFB?

Use the official BAH calculator on the Defense Travel Management Office site, travel.dod.mil. Enter the year, your duty station ZIP code and your pay grade. Travis AFB’s ZIP code is 94535. BAH depends on your rank, your dependency status and your duty station. The 2026 rates took effect January 1, 2026, per the Department of War release from December 11, 2025.

Should I sign a lease before I get to Travis?

Talk to the Travis Military Housing Office first, at (707) 424-1746, per Military OneSource, checked September 24, 2026. Ask what they need from you and what off-base housing help they offer. If you do rent, read how you would end the lease if you get new orders, and have the housing office review it before you sign.

Do I need a property manager if I rent out my Fairfield house?

You don’t have to hire one, but managing from another duty station is hard. If you hire someone to collect rent and lease the home, California requires them to hold an active Department of Real Estate license. The DRE’s landlord guide says to check that license, ask about a trust account, and get monthly accounting in writing.
