Nobody knows, and we won’t guess. The most recent named forecast we found, Zillow’s from August 31, 2026, projects home values in Pittsburg’s 94565 ZIP code rising 0.7% by August 2027, and actual Pittsburg sale prices were up just 0.1% from a year earlier in August 2026 (Zillow Research; Redfin, checked September 24, 2026).
Both point to roughly flat. Below is where each number comes from and why neither should decide your move for you.
What are Pittsburg prices doing right now?
Holding still. The median Pittsburg home sold for $590,609 in August 2026, up 0.1% from August 2025. Homes sold in a median of 23 days, 55.5% sold above list, and 34.3% took a price cut along the way (Redfin, Pittsburg housing market page, August 2026, checked September 24, 2026).
That mix tells you something a single forecast can’t. Buyers are still competing for homes priced right, and they’re walking past homes priced high. That’s what you can see today. The rest of this page is other people’s guesses.
What does Zillow forecast for Pittsburg?
Close to flat for the next year. Zillow’s Home Value Forecast, base date August 31, 2026, shows these changes in its home value index for ZIP 94565 (Zillow Research, Home Value Forecast by ZIP code, downloaded September 24, 2026):
| Period | Zillow’s forecast for 94565 |
|---|---|
| August to September 2026 | up 0.1% |
| August to November 2026 | up 0.4% |
| August 2026 to August 2027 | up 0.7% |
| San Francisco metro area, one year | up 1.4% |
One catch. The 94565 ZIP code covers Pittsburg and also Bay Point, the unincorporated area just west of the city, so this isn’t a Pittsburg-only number. And a forecast under 1% sits well inside the normal error of any forecast. Read it as “about flat,” not “going up.”
What does C.A.R. forecast?
C.A.R., California’s statewide real estate trade association, puts out one statewide forecast a year and does not forecast Pittsburg by itself. Its latest, released September 17, 2025, called for 2026 to bring (C.A.R., 2026 California Housing Market Forecast):
- a statewide median price of $905,000, up 3.6%
- existing single-family home sales of 274,400, up 2%
- a 30-year fixed mortgage rate averaging 6.0%
We found no 2027 forecast on car.org as of September 24, 2026.
How close did last year’s forecast come?
Not very, which is the point. C.A.R. expected a 6.0% mortgage rate and a 3.6% rise in the state median for 2026. Its own August 2026 report showed the 30-year fixed rate averaging 6.67%, based on Freddie Mac data, and the state median at $901,420, up 0.1% from a year earlier. One month isn’t the whole year, but it’s a long way from 3.6%. C.A.R. also noted rates topped 7.0% in the second week of September, citing Mortgage News Daily (C.A.R., August 2026 home sales and price report, released September 16, 2026).
Rates, jobs and the stock market shift in ways no one sees a year out. That’s why a forecast is a best guess on the day it’s made. Plan on it being wrong in one direction or the other.
What could move Pittsburg prices?
We won’t predict. Here’s what’s worth watching, with where to watch it:
- Mortgage rates. They set the payment, and the payment sets what buyers can offer. C.A.R.’s monthly report tracks the average rate.
- Price cuts and days on market. In August 2026, 34.3% of Pittsburg homes had a price drop and the median home sold in 23 days (Redfin). If cuts rise and days stretch out, sellers have less room. If they fall, buyers do.
- The county trend. C.A.R. had the Contra Costa County single-family median at $875,000 in August 2026, up 2.9% from a year earlier, with sales down 4.1% (C.A.R., August 2026 report).
- The West Leland Road data center. The city approved the technology park plan for the AVAIO Perseus project in November 2024 and Phase I design review in December 2025, and on August 3, 2026 announced an advisory committee on data center development (City of Pittsburg, AVAIO Data Center Project pages and August 6, 2026 press release, checked September 25, 2026). Should I wait to buy or sell?
Decide on your own numbers. If you’re buying, ask two things: does the payment work today, and will you stay long enough to sit through a flat or down year or two? If you’re selling, look at what homes like yours sold for in the last three months, and how many nearby listings had to cut. Those are facts. A forecast is not.
Questions people also ask
Will Pittsburg home prices go up in 2027?
Nobody knows. Zillow’s Home Value Forecast from August 31, 2026 projects a 0.7% rise for ZIP 94565, which covers Pittsburg and Bay Point, by August 2027. That is close to flat. C.A.R. had not published a 2027 forecast as of September 24, 2026. Base your decision on recent sales and your own budget, not on a forecast.
Are home prices falling in Pittsburg, CA?
Not overall. Redfin shows the Pittsburg median sale price at $590,609 in August 2026, up 0.1% from a year earlier, per its page checked September 24, 2026. But 34.3% of homes took a price cut that month, so individual sellers who priced high did give ground. Look at recent sales on the streets you care about.
What did C.A.R. forecast for 2026?
In its forecast released September 17, 2025, C.A.R. projected California’s median home price would rise 3.6% to $905,000 in 2026, with mortgage rates averaging 6.0%. By August 2026, C.A.R. reported the state median at $901,420, up 0.1% from a year earlier, and rates averaging 6.67%. C.A.R. does not publish a Pittsburg forecast.
Is 2026 a good time to buy in Pittsburg?
That depends on the payment, your timeline and the home, not the calendar. In August 2026 Pittsburg’s median price was flat year over year, homes sold in a median of 23 days, and 34.3% had a price cut, per Redfin, checked September 24, 2026. If the payment fits and you plan to stay for years, timing matters less.
