It can be, if the commute and the industry on the river work for you. Pittsburg has two BART stations, a rebuilt Delta waterfront and prices well under the Contra Costa County median, but the ride to San Francisco runs about an hour, the riverfront is lined with power plants and a chemical site, and a data center approved on West Leland Road is still drawing public debate.
Here is each side of that, with the source next to every number, so you can check it yourself.
What are the biggest pros of living in Pittsburg?
Price, BART and the water. Those three come up again and again, and each one holds up when you check it.
- Lower prices than the county. The median Pittsburg home sold for $590,609 in August 2026 (Redfin, Pittsburg housing market page, August 2026, checked September 24, 2026). C.A.R.’s August 2026 median for Contra Costa County was $875,000, but that figure counts single-family homes only, so treat the gap as a rough guide, not an exact discount.
- Two BART stations inside the city. Pittsburg/Bay Point sits at 1700 West Leland Road and Pittsburg Center at 2099 Railroad Avenue (BART station pages, checked September 24, 2026).
- A working Delta waterfront. The city marina has 575 slips, and Central Harbor Park and its boat launch reopened on July 1, 2026 after a grant-funded rebuild (California State Parks, Division of Boating and Waterways; City of Pittsburg Marina, checked September 25, 2026). Our answer on what there is to do in Pittsburg covers the marina, Old Town and the parks.
- Open space close by. Black Diamond Mines Regional Preserve, nearly 8,533 acres, sits just south of town, with its main entrance at 5175 Somersville Road in Antioch (East Bay Regional Park District, checked September 24, 2026).
What are the biggest cons?
Time, industry and change you can’t control. None of these rule Pittsburg out. All of them are worth a close look before you write an offer.
- The commute is long. BART’s own schedule puts a weekday morning ride to Embarcadero at 54 minutes from Pittsburg/Bay Point and 66 minutes from Pittsburg Center (details below).
- Heavy industry on the river. Two gas-fired power plants operate inside the city, and a large chemical site sits beside one of them. More on that below.
- A data center debate that isn’t settled. The city approved the plan in 2024, then held a public workshop in July 2026 and announced an advisory committee on data centers in August 2026.
- School test results trail the state. The district’s 2025 Dashboard numbers are below state averages in English and math. Details below.
- Not a nightlife city. Old Town has a restored theater and a handful of places to eat, but for a big night out, plan on driving to Walnut Creek or riding BART west.
How much does a house cost in Pittsburg right now?
About $590,000 at the middle of the market. Redfin’s August 2026 figures for Pittsburg (Redfin, Pittsburg housing market page, August 2026, checked September 24, 2026):
- Median sale price: $590,609, up 0.1% from a year earlier
- Homes sold in August 2026: 113
- Median days on market: 23
- Sale price as a share of list price: 99.6%, with 55.5% of homes selling above list
- Homes that took a price cut: 34.3%
- Median price per square foot: $331
Read that as a steady market, not a hot one. A third of sellers cut their price, yet more than half of sales still closed over asking. The house, the street and the pricing decide which group a home lands in. Our Pittsburg market update goes deeper on what these numbers mean for one house.
How long is the commute from Pittsburg to San Francisco?
About 55 minutes to an hour by BART, depending on which station you use. For a trip on Thursday, October 1, 2026, BART’s schedule shows (BART schedule data, checked September 24, 2026):
| From | Leaves | Arrives Embarcadero | Ride | Clipper fare |
|---|---|---|---|---|
| Pittsburg/Bay Point | 7:37 a.m. | 8:31 a.m. | 54 minutes | $8.60 |
| Pittsburg Center | 7:34 a.m. | 8:40 a.m. | 66 minutes | $8.85 |
Pittsburg Center is on BART to Antioch, which uses diesel trains and began carrying riders on May 26, 2018 (BART, BART to Antioch page). Riders heading west switch trains at a transfer platform between the two Pittsburg stations, and BART notes that platform can only be reached by train. Daily parking at either station is $3.40, and BART lists capacity available at all times at both (BART station pages, checked September 24, 2026).
Driving on Highway 4 is the other option. We couldn’t find one dated source for peak drive times, so test it yourself at the hour you’d leave.
What is the data center on West Leland Road?
A data center project called AVAIO Perseus, on part of the former Delta View Golf Course, with AVAIO Digital as the applicant. In November 2024 the city approved the Pittsburg Technology Park specific plan and certified a program environmental impact report. Phase I design review was approved in December 2025, and as of September 25, 2026 the city lists building and grading permits as under review (City of Pittsburg, AVAIO Data Center Project pages, checked September 25, 2026).
In 2026 it became a public issue. The city held a virtual workshop on July 30, 2026 that drew more than 200 attendees, and on August 3, 2026 the city manager announced an Advisory Committee on Data Center Development of 10 to 20 Pittsburg stakeholders (City of Pittsburg press release, August 6, 2026). The city posts updates at pittsburgca.gov/datacenter.
We don’t know what it will mean for nearby homes, and nobody else does either. If you’re looking near West Leland Road, read the city’s project documents and go to a meeting before you decide.
What industrial sites are near Pittsburg homes?
The biggest ones sit along the river, north of Highway 4. The California Energy Commission lists two operating natural gas plants in the city (California Energy Commission power plant pages, checked September 24, 2026):
- Delta Energy Center, 880 megawatts, at 1200 Arcy Lane on the Dow Chemical site, running since 2002. It also supplies steam to Dow.
- Los Medanos Energy Center, 500 megawatts, on a 12-acre site on East 3rd Street near Columbia, running since 2001.
Before you buy near the river, sign up for free Contra Costa Community Warning System alerts at cwsalerts.com and look up the facilities near your street with the county Hazardous Materials Program (cccfpd.org) and the Bay Area Air District. For health questions, those agencies and your doctor are the right source, not us.
What about schools?
Pittsburg Unified is the city’s school district, and its 2025 results sit below state averages on most measures. From the 2025 California School Dashboard for the district (California School Dashboard, 2025, checked September 24, 2026):
- English: 46.4 points below standard, up 15.9 points from the prior year (state: 8.1 below)
- Math: 98.1 points below standard, up 8.2 points (state: 42.4 below)
- Graduation rate: 85.9% (state: 87.8%)
Those are district-wide numbers. Results vary by campus, and assignment depends on the exact address. Use the district’s Find My School tool at pittsburgusd.net and verify the boundary with the district before you write an offer.
Is Pittsburg safe?
We don’t rate neighborhoods as safe or unsafe. Look at the data yourself. The Pittsburg Police Department publishes its crime statistics on the city site under Police, Crime Statistics (NIBRS), at pittsburgca.gov/services/police/crime-statistics-nibrs. Look at the blocks you’re actually considering, not the whole city.
What other costs should I plan for?
Property taxes, and on some homes HOA dues or special district taxes such as Mello-Roos. Whether a special tax applies shows on that home’s property tax bill. Ask for the current tax bill and any HOA documents early. For what those charges mean for your budget, talk to a tax professional or the Contra Costa County Treasurer-Tax Collector.
