It can be, if you go in with your eyes open. Crockett is a small, unincorporated town on the Carquinez Strait with older homes on steep streets, two big regional parks at the edge of town, and an August 2026 median sale price of $729,517 (Redfin), but it has no train or BART station, a bridge toll on one of its main drives, and two large industrial neighbors.
Here is what I would want to know before writing an offer in Crockett, with the source for each fact.
What is Crockett, CA actually like?
It is a hillside town built around a sugar refinery. The C&H plant sits on the waterfront, the downtown runs along Pomona Street and Loring Avenue, and most homes climb the slope above I-80 and the Carquinez Bridge. Expect older houses, narrow streets, stairs and tight parking on some blocks.
Crockett is not a city. It is an unincorporated part of Contra Costa County, so the county handles permits and roads, and a local special district, the Crockett Community Services District, runs sewer service and parks for Crockett and Port Costa (Crockett Community Services District website, checked September 25, 2026). Our separate answer on who provides services in Crockett has the full list.
What are the upsides?
Open space, price and a real downtown. Here is what you can check yourself.
- Two regional parks right at town. Crockett Hills Regional Park covers 2,124 acres, has a staging area at 1300 Crockett Boulevard, a 4.5-mile stretch of the Bay Area Ridge Trail, the old ranch barn and corrals, and no parking fee (East Bay Regional Park District, Crockett Hills page, checked September 25, 2026). Carquinez Strait Regional Shoreline runs 1,568 acres along Carquinez Scenic Drive toward Port Costa (East Bay Regional Park District, checked September 25, 2026).
- A price point to compare. Crockett’s median sale price was $729,517 in August 2026, on 8 sales (Redfin, Crockett housing market page, August 2026, checked September 24, 2026). Our Crockett market update shows how that stacks up against county figures, with the caveats.
- A community pool, center and library. The services district runs the Crockett Community Center at 850 Pomona Street, the Crockett Swimming Pool and Alexander Park, and the county library’s Crockett branch is at 991 Loring Avenue (Crockett Community Services District; Contra Costa County Library, both checked September 25, 2026).
- One county transfer tax, no city add-on. Contra Costa County charges $0.55 per $500 of value, which is $1.10 per $1,000. Some cities, such as Richmond, add their own city tax; Crockett is not a city, so it has none (Contra Costa County transfer tax FAQ, checked September 25, 2026). On a $729,517 sale that is about $803. Who pays it is negotiable in the purchase agreement. For your own situation, ask your escrow officer or a tax professional.
What are the downsides?
The hard parts are real. None of them rule Crockett out, but each one should be on your list.
- No train or BART station. The nearest Capitol Corridor stations are Martinez and Richmond (Capitol Corridor, stations list, checked September 25, 2026). Most trips start in a car.
- Limited bus service. WestCAT Route 11 connects Crockett, Rodeo and the Hercules Transit Center, with weekday and Saturday service and no Sunday buses. On weekdays the last trip leaves Crockett at 9:10 p.m. (WestCAT Route 11 schedule, effective September 12, 2026, checked September 25, 2026).
- Industry next door. The C&H sugar refinery is in town, and the Phillips 66 Rodeo Renewable Energy Complex is just west in Rodeo. Both are covered below.
- Few stores. Plan on driving to Hercules, Vallejo or Pinole for big grocery runs and most shopping.
- Hills. Steep lots mean retaining walls, drainage and foundation work can cost more. Check before you buy, not after.
How much does a house cost in Crockett right now?
The median sale price was $729,517 in August 2026, up 8.1% from a year earlier, at a median of $383 per square foot (Redfin, Crockett housing market page, August 2026, checked September 24, 2026). Only 8 homes sold that month, so one sale can move the median a lot. Redfin also shows a median of 28 days on market and a 100.1% sale-to-list ratio for the month.
Price the house in front of you from recent sales of similar homes on nearby streets, not from the town-wide median. Our Crockett market update breaks the August numbers down.
What is the commute from Crockett like, and what is the bridge toll?
Driving is the main option, and the toll depends on your direction. The Carquinez Bridge toll is $8.50 for a two-axle car in 2026, collected only eastbound, heading from Crockett toward Vallejo, so the drive back is free. A carpool of three or more with FasTrak Flex set to 3 pays $4.25 on weekdays from 5 to 10 a.m. and 3 to 7 p.m. (Bay Area FasTrak, Carquinez Bridge page, checked September 25, 2026). MTC has approved yearly increases, with the FasTrak toll going to $9.00 in 2027 (MTC news release, December 1, 2025).
Heading toward Oakland, Berkeley or San Francisco on I-80, you do not cross the Carquinez Bridge at all. San Francisco drivers pay the Bay Bridge toll instead. Times swing a lot with traffic, so check your own route on 511.org at the hour you would actually drive before you commit.
What about the C&H sugar refinery?
It has run in Crockett for close to 120 years, and 2026 brought a labor fight. Warehouse workers with ILWU Local 6 went on strike in June 2026. On July 27, 2026, the union and C&H agreed to 60 more days of talks through September 30, 2026, with workers returning to work during that period (ILWU news release, July 27, 2026). The company’s own July 17, 2026 message said the refinery’s long-term future depends on running efficiently (ASR Group, C&H Sugar message, July 17, 2026).
Nobody has announced a closure. We don’t predict how any of this affects home prices. Our separate page on the refinery lays out what is known and where to watch for news.
Does the Phillips 66 plant in Rodeo affect Crockett?
It is close enough that you should check. Phillips 66 converted its Rodeo site from crude oil to renewable fuels, finishing in 2024, and its Community Advisory Panel includes people from Crockett, Port Costa, Rodeo and Tormey (Phillips 66, Rodeo Renewable Energy Complex page, checked September 25, 2026). On October 15, 2019, a fire at the NuStar fuel terminal in Crockett led to a shelter-in-place order for Crockett and Rodeo (KQED, October 2019).

What schools serve Crockett?
John Swett Unified School District. Carquinez Middle School and John Swett High School are both on Pomona Street in Crockett, and the district’s elementary school, Rodeo Hills, is in Rodeo (California School Dashboard, 2025, checked September 25, 2026). Assignment depends on the exact address, so verify with the district before you write an offer. Our Crockett schools answer has the 2025 state numbers.
Are hillside homes in Crockett a problem?
They can need more homework. Look up the address on the state’s EQ Zapp map to see if it sits in an official earthquake landslide zone, read the Natural Hazard Disclosure you get in escrow, and hire a geotechnical engineer if the lot is steep or shows cracks or drainage trouble (California Geological Survey, EQ Zapp page, checked September 25, 2026).
