The median Crockett home sold for $729,517 in August 2026, up 8.1% from a year earlier, at a median of $383 per square foot (Redfin, Crockett housing market page, August 2026, checked September 24, 2026). Only 8 homes sold that month, so that number is a rough guide to the town, not a price for any one house.
Here’s what the August numbers say, what they can’t tell you, and how to price the house you actually care about.
What did Crockett homes sell for in August 2026?
All home types, from Redfin’s Crockett page for August 2026 (checked September 24, 2026):
| Measure | August 2026 |
|---|---|
| Median sale price | $729,517 |
| Change from a year earlier | up 8.1% |
| Median price per square foot | $383 |
| Homes sold | 8 |
| Median days on market | 28 |
| Sale-to-list price | 100.1% |
| Homes sold above list price | 37.6% |
| Homes with a price drop | 30.1% |
Read those last three together. The typical home sold right about at asking, a bit over a third went over list, and close to a third had to cut the price first. That’s a market where the price you start at matters a lot.
Why should I be careful with an 8-sale median?
Because it moves with the mix. In a month with 8 closings, a single hillside home with a big view or a single fixer near the freeway can pull the median up or down by tens of thousands of dollars. The 8.1% gain is real for those sales. It doesn’t mean every Crockett home is worth 8.1% more than last year.
The better yardstick is recent sales of homes like the one you’re looking at: similar size, age, condition, lot slope and view, on nearby streets.
How does Crockett compare with the county?
It sells for less than the county middle. The Contra Costa County median for existing single-family homes was $875,000 in August 2026, up 2.9% from a year earlier; the San Francisco Bay Area median was $1,272,000, and the California median was $901,420 (C.A.R., August 2026 home sales and price report, released September 16, 2026).
Those are different measures, so compare them loosely. Redfin’s Crockett figure covers all home types; C.A.R.’s county figure is single-family homes only.
What else goes into the price of a Crockett home?
Age, slope and condition. Crockett is a hillside town, and on older homes and steep lots, those facts show up in inspections. Items that come up often in older hillside homes:
- Foundation and drainage, especially on the downhill side
- Retaining walls and stairs
- Older electrical panels and wiring
- Sewer laterals and roofs
Budget for inspections, including a geotechnical engineer on steep lots, before you settle on a number. Our Crockett hillside answer explains how to check a lot’s landslide mapping.
What closing costs are specific to Crockett?
One that is simpler than some nearby cities: transfer tax. Crockett is unincorporated, so only the county’s documentary transfer tax applies, $1.10 per $1,000 of value. Some cities, such as Richmond, add a city transfer tax on top; Crockett is not a city, so it has none (Contra Costa County, transfer tax FAQ, checked September 25, 2026). At the August median, that’s about $803. Which side pays it is negotiable.
Also ask for the current property tax bill on any home. It shows the base tax and any special assessments. For what that means for your own budget, check with a tax professional or the Contra Costa County Treasurer-Tax Collector.
Are Crockett prices going to go up or down?
We don’t predict prices. What we can show you is the recent trend above and what named forecasters have published. C.A.R.’s 2026 California housing forecast, released September 17, 2025, projected a statewide median of $905,000 for 2026, up 3.6% (C.A.R., 2026 housing market forecast, September 17, 2025). That is a statewide projection, not a Crockett one, and forecasts are often wrong. Make your decision on what you can afford today and how long you plan to stay.
