Take three DRE-approved real estate courses, pass the 150-question California salesperson exam, get your fingerprints cleared, and have a responsible broker sponsor your license. The state fees come to $450 for a combined exam and license application, plus $49 for Live Scan fingerprints (California DRE, Fees page, effective July 1, 2024; DRE form RE 435A, Rev. 6/24).
There’s no Benicia license. The Department of Real Estate issues one California salesperson license. Here’s the whole path on one table, then the details.
What are the steps, start to finish?
Five of them. Here’s the path at a glance, with the source for each.
| Step | What you do | State cost | Source |
|---|---|---|---|
| 1. Qualify | Be 18 or older to be issued a license, and answer the application honestly | None | DRE Requirements page |
| 2. Take the courses | Real Estate Principles, Real Estate Practice, and one elective | Set by the school | DRE Requirements page |
| 3. Apply | File online in DRE eLicensing or by mail, exam only or exam plus license | $100 exam, or $450 exam plus license | DRE Fees page |
| 4. Fingerprints | Live Scan with form RE 237 | $49, paid to the Live Scan provider | DRE form RE 435A |
| 5. Pass and get sponsored | Pass the exam, then have a responsible broker certify your license | $350 license, if not paid in step 3 | DRE Fees page, RE 435A |
All DRE pages checked September 24, 2026. Fees are the ones that took effect July 1, 2024. A re-exam is another $100.
Which courses count?
Three college-level courses, each at least 45 hours and three semester units or four quarter units (California DRE, Requirements to Apply for a Salesperson License, checked September 24, 2026):
- Real Estate Principles.
- Real Estate Practice. Since January 1, 2024, it has to include implicit bias and fair housing content.
- One elective. The DRE’s list includes Appraisal, Property Management, Finance, Economics, Legal Aspects of Real Estate, Office Administration, Accounting, Business Law, Escrows, Mortgage Loan Brokering and Lending, Computer Applications in Real Estate, and Common Interest Developments.
Before you pay a school, confirm the course is DRE-approved using the DRE’s course lookup at dre.ca.gov. A cheap course that doesn’t count is the most expensive one.
What is the exam like, and where do I take it?
It’s 150 multiple-choice questions in three hours, and you need at least 70% to pass. The DRE gives the exam electronically in Fresno, La Palma, Oakland, Sacramento and San Diego, and you get your result when you finish (California DRE, Taking the Exam page, checked September 24, 2026). From Benicia, the Oakland and Sacramento sites are the closest on that list.
The DRE publishes the rough weight of each topic (California DRE, Salesperson Examination Content page, checked September 24, 2026):
| Topic | Share of exam |
|---|---|
| Practice of Real Estate and Disclosures | 25% |
| Laws of Agency and Fiduciary Duties | 17% |
| Property Ownership and Land Use Controls | 15% |
| Property Valuation and Financial Analysis | 14% |
| Contracts | 12% |
| Financing | 9% |
| Transfer of Property | 8% |
One deadline to know: you have two years from the day you file to pass. Miss it and the application lapses (California DRE, How to Apply for the Salesperson Exam page, checked September 24, 2026).
Do I need a broker to start working?
Yes. To do work that requires a license, a sponsoring broker has to certify your application. DRE form RE 435A says only the sponsoring broker’s or a licensed officer’s signature counts, not an office manager’s or another agent’s (California DRE, RE 435A, Rev. 6/24). If you apply through eLicensing, the broker gets an email to certify.
So pick your broker, and your team if you want one, before you pass or right after. That choice shapes your first year more than anything else on this page.
What should a new Benicia agent learn first?
The local stuff the exam won’t cover. Here’s your first-month homework:
- Know the market pace. In August 2026, the median Benicia home sold in 35 days at 99.3% of list price, per Redfin’s Benicia housing market page, checked September 24, 2026. Learn to pull numbers like these for any street, and always name the source and date.
- Learn the historic districts. Benicia’s Downtown and Arsenal districts have their own design review rules. The city posts lists of historic buildings and survey forms you can look up by address (City of Benicia, Is This Building Historic? page, checked September 24, 2026). Practice looking up five addresses.
- Read the ballot measures neutrally. Measure Z on the November 3, 2026 ballot would set a city transfer tax, but the City Attorney’s analysis says it exempts homes built before January 1, 2027 that sell for $2 million or less (City of Benicia, Impartial Analysis of Measure Z, August 11, 2026). Explain what it says. Send tax questions to a tax professional.
- Know the commute math. The Benicia-Martinez Bridge charges $8.50 northbound in 2026 (Bay Area FasTrak, checked September 24, 2026). Buyers who work in Contra Costa will ask.
Should I go solo or join a team?
Either can work. Going solo means you handle leads, marketing, paperwork and follow-up yourself from day one. A team gives you people and systems around you while you learn. Neither one promises income. What you earn depends on the work you put in and the market.

Questions people also ask
How much does it cost to get a real estate license in California?
State fees are $450 for a combined salesperson exam and license application, per the DRE Fees page for fees effective July 1, 2024, plus a $49 Live Scan fingerprint fee paid to the provider, per DRE form RE 435A. A retake is $100. The three required courses cost extra and vary by school. Check dre.ca.gov for current fees before you file.
How long do I have to pass the California real estate exam?
Two years from the date you file your application, per the DRE’s How to Apply for the Salesperson Exam page, checked September 24, 2026. If you don’t pass in that window, the application lapses and you start over with a new one and new fees. Plan your study time so you test while the course material is fresh.
Where is the real estate exam given near Benicia?
The DRE gives the salesperson exam electronically in Fresno, La Palma, Oakland, Sacramento and San Diego, per its Taking the Exam page, checked September 24, 2026. From Benicia, Oakland and Sacramento are the closest of those sites. You get your result when you finish an electronic exam, and the DRE follows up by mail.
Can I get a real estate license with a criminal record?
Possibly. The DRE says applicants must be honest and truthful, and a criminal conviction may lead to denial, per its Requirements page, checked September 24, 2026. Answer every background question fully, since leaving something off can hurt more than the record itself. For advice on your own situation, talk to an attorney before you apply.
