How much is a single-family home, a townhouse or a condo?

Six townhouse sales and eight condo sales are a tiny pile. One unusual sale moves those medians a lot. The single-family number, on 68 sales, is the one to lean on.
Why is the median up 10% if every home type is down?
The mix changed. Redfin counts 68 single-family sales in August 2026, up from 40 in August 2025. Single-family homes cost more than condos and townhouses, so when more of them sell, the all-types median climbs even if each type sold for a little less (Redfin, checked September 24, 2026).
That’s also why price per square foot fell 11.7% while the median rose. So don’t read “up 10%” as “Benicia homes got 10% more expensive.” They didn’t.
Have prices moved this year?
Barely. Redfin’s all-types median for Benicia sat between $810,000 and $829,000 every month from January through August 2026 (Redfin, Benicia housing market page, checked September 24, 2026):
