It can be, if you want a lower price than the towns around it and a BART station at the edge of the neighborhood. Bay Point’s median sale price was $519,656 in August 2026, compared with $590,609 in Pittsburg next door (Redfin, Bay Point and Pittsburg housing market pages, August 2026, checked September 24, 2026), but the tradeoffs are real: there is no city hall, shops are thin, part of the shoreline sits in a FEMA flood zone, and the ride to San Francisco is close to an hour.

Here is each piece, with the source beside it, so you can weigh it for your own life.

What do people like about living in Bay Point?

Price, the train and the water. Here’s what you can check yourself.

  • A lower entry price. Bay Point’s August 2026 median was about $71,000 under Pittsburg’s, and its median price per square foot was $383 (Redfin, same pages). Homes sold in a median of 16 days, so lower doesn’t mean slow.
  • BART at the edge of town. The Pittsburg/Bay Point station sits in the Highway 4 median where Bay Point meets Pittsburg. A weekday morning train reaches Concord in 10 minutes and Walnut Creek in 18 (BART schedule data for Thursday, October 1, 2026, checked September 25, 2026).
  • A shoreline park at the end of McAvoy Road. Bay Point Regional Shoreline covers nearly 150 acres of marsh with Suisun Bay views, a 1.1-mile loop trail, shoreline fishing, and no entry fee (East Bay Regional Park District, Bay Point page, checked September 25, 2026).
  • Neighborhood parks. Ambrose Recreation and Park District lists ten parks and facilities in Bay Point, from Ambrose Center Park on Willow Pass Road, with two ball fields and two full basketball courts, to small spots like Viewpointe Park on Sea Cliff Place (Ambrose Recreation and Park District, Parks and Facilities page, checked September 25, 2026).

What are the tradeoffs?

A few things catch buyers off guard. None rule Bay Point out. All of them are worth knowing before you write an offer.

  • It isn’t a city. Bay Point is unincorporated Contra Costa County. The county handles permits, roads and code enforcement, and a seven-seat advisory council, appointed by the Board of Supervisors, gives local input (Contra Costa County, Bay Point Municipal Advisory Council page, checked September 25, 2026). There’s no mayor to call.
  • A shared ZIP code. Bay Point and Pittsburg both use 94565. A Bay Point mailing address does not prove the parcel is outside Pittsburg, so check the parcel itself.
  • Mostly homes and parks. Bay Point is largely residential, so check what shopping and dining you would drive to from the street you’re considering.
  • Part of the shoreline is in a flood zone. More below.
  • The public pool is closed this year. The Ambrose Aquatic Center on Memorial Way is closed for the 2026 season and the district says it will open in spring 2027 (Ambrose Recreation and Park District, checked September 25, 2026).

How much does a house cost in Bay Point right now?

About $520,000 at the middle of the market. Redfin’s August 2026 numbers for Bay Point, all home types (Redfin, Bay Point housing market page, August 2026, checked September 24, 2026):

Measure Bay Point, August 2026
Median sale price $519,656, down 3.3% from a year earlier
Homes sold 32
Median days on market 16
Sale-to-list price 101.8%
Sold above list 51.7%
Had a price drop 27.8%

Only 32 homes sold that month, so a few condos or a few larger houses can move the median a lot. Use it as a starting point. The price that matters is what homes like the one you want sold for on nearby streets.

How long is the BART ride from Bay Point to San Francisco?

About 55 minutes to downtown. On BART’s published schedule for a weekday morning, a 7:37 a.m. train from Pittsburg/Bay Point reaches Embarcadero at 8:31, 54 minutes, for an $8.60 adult Clipper fare. The same train reaches 12th Street in Oakland in 42 minutes for $6.30 (BART schedule data for Thursday, October 1, 2026, checked September 25, 2026).

A few things to know about this station:

  • It isn’t the end of the line anymore. BART to Antioch opened on May 26, 2018. BART says a transfer platform just outside the Pittsburg/Bay Point station connects riders to the Antioch trains (BART, Pittsburg/Bay Point station page, checked September 25, 2026).
  • Its address is in Pittsburg. BART lists the station at 1700 West Leland Road, Pittsburg (same page). The parking lots south of Highway 4 are inside Pittsburg’s city limits, while the platform in the freeway median sits on the Bay Point side of the line, per the county’s city-limits map and the U.S. Census geocoder (both checked September 25, 2026).
  • Driving instead? Highway 4 runs right through Bay Point with the Willow Pass Road and Bailey Road exits. Check drive times at the hour you would actually leave before you commit.

Who provides services in Bay Point?

The county and a set of special districts. The main ones:

  • Land use, building permits and roads: Contra Costa County (Department of Conservation and Development; Public Works).
  • Fire and EMS: Contra Costa County Fire Protection District. Its new Station 86 opened in August 2022 next to the Highway 4 interchange at Willow Pass Road, replacing a station that had served since 1949 (Local News Matters, August 17, 2022).
  • Sewer: Delta Diablo runs the 43-mile Bay Point collection system itself. In Antioch and Pittsburg, the cities own their local lines (Delta Diablo, About Us page, checked September 25, 2026).
  • Water: Golden State Water Company serves 4,900 customers in Bay Point with a blend of well water and treated surface water (Golden State Water, Bay Point page, checked September 25, 2026). Ask the seller for a recent water bill to confirm the provider for that address.
  • Parks: Ambrose Recreation and Park District, 3105 Willow Pass Road.
  • Law enforcement: the Contra Costa County Sheriff’s Office. We don’t describe any street as safe or unsafe. If you want to look at the record, ask the Sheriff’s Office what is available and read it yourself.

Does Bay Point flood?

Parts of it can. FEMA’s flood map shows Zone AE, a high-risk zone with a base flood elevation of 10 feet, along the Suisun Bay shoreline and marsh, plus narrower high-risk bands along some inland channels. Most of Bay Point’s land maps as Zone X, minimal flood hazard (FEMA National Flood Hazard Layer, county map 06013C, panels effective September 30, 2015 and March 21, 2017, queried September 25, 2026).

Look up the exact address at msc.fema.gov before you offer, and read the Natural Hazard Disclosure the seller provides. For insurance, talk to a licensed insurance agent.

Which schools serve Bay Point?

Two districts, depending on the address. Most of Bay Point is in Mt. Diablo Unified, and the eastern edge is in Pittsburg Unified (both districts’ own address locators (Mt. Diablo Unified School Site Locator; Pittsburg Unified Find My School locator), tested September 25, 2026). MDUSD’s feeder chart sends its Bay Point elementary schools (Bel Air, Rio Vista and Shore Acres) to Riverview Middle and then Mt. Diablo High in Concord (MDUSD, School Feeder Pattern page, checked September 25, 2026).

Run the address through the district’s own locator, then verify the assignment with the district before you buy.

What is planned near the BART station?

Housing and a new library on county land, with no firm opening date. Orbisonia Village, on county land near Highway 4, Bailey Road and East Leland Road, applied in the county’s 2026-27 housing funding round for 167 units, at a total cost of about $137.9 million (Contra Costa County Department of Conservation and Development, 2026-27 housing development applications list, read September 25, 2026). The Library Foundation of Contra Costa is raising money for a new 21,000 square-foot Bay Point library in that development, to replace the 4,000 square-foot branch inside Riverview Middle School (Library Foundation of Contra Costa, Bay Point Library Project page, checked September 25, 2026).

Funding applications aren’t construction. Treat both as plans until the county posts a start date.

Questions people also ask

Is Bay Point a city?

No. Bay Point is an unincorporated community in Contra Costa County, so the county runs permits, roads and planning, and a seven-member advisory council appointed by the Board of Supervisors gives local input, per the county’s Bay Point Municipal Advisory Council page, checked September 25, 2026. Bay Point shares ZIP code 94565 with Pittsburg, so always check which side of the line a parcel sits on.

About 54 minutes to Embarcadero. BART’s schedule for a Thursday morning, October 1, 2026, shows a 7:37 a.m. train from Pittsburg/Bay Point arriving at Embarcadero at 8:31, with an $8.60 adult Clipper fare. The same train reaches Walnut Creek in 18 minutes. Check BART’s trip planner for the hour you would actually ride.

Is Pittsburg/Bay Point the last BART stop?

No, not since BART to Antioch opened on May 26, 2018. If you board at Pittsburg/Bay Point heading west, you can stay on the same train into Oakland and San Francisco.
