About $520,000 at the middle of the market. The median Bay Point home sold for $519,656 in August 2026, down 3.3% from a year earlier, and homes spent a median of 16 days on the market (Redfin, Bay Point housing market page, August 2026, checked September 24, 2026).

That’s one number for a small market. Here’s what sits behind it, and how to get to the number for the home you actually care about.

What are the latest Bay Point numbers?

Redfin’s August 2026 figures, all home types combined (Redfin, Bay Point housing market page, August 2026, checked September 24, 2026):

  • Median sale price: $519,656, down 3.3% year over year
  • Median price per square foot: $383
  • Homes sold in August: 32
  • Median days on market: 16
  • Sale-to-list price: 101.8%
  • Sold above list price: 51.7%
  • Homes with a price drop: 27.8%

Put simply: the typical home sold a bit over its asking price, about half went above list, and Redfin counted a price drop on a bit more than one in four.

Why did the median drop 3.3%?

We can’t say for sure, and you should be wary of anyone who does. With only 32 sales in a month, a handful of smaller homes or condos can pull the median down even if no single house lost value. A 3.3% move in a market this size can come from the mix as much as from prices.

So look at the pace too. A 16-day median and a sale-to-list price above 100% don’t describe a market where buyers are walking away.

How does Bay Point compare with nearby towns?

Lower on price, quicker on pace. Same month, same source (Redfin housing market pages, August 2026, checked September 24, 2026):

Place Median sale price Change from a year earlier Median days on market Price per sq ft
Bay Point $519,656 down 3.3% 16 $383
Pittsburg $590,609 up 0.1% 23 $331
Antioch $595,106 up 2.6% 21 $331
Concord $758,248 up 1.1% 24 $453

One thing jumps out. Bay Point’s median price is the lowest of the four, yet its price per square foot is higher than Pittsburg’s or Antioch’s. The likely reason is smaller homes in the August sales mix, but Redfin’s page doesn’t break it out by size or type, so treat that as a question, not a finding.

Countywide, C.A.R. reported a median of 20 days on market for Contra Costa single-family homes in August 2026, with 2.7 months of unsold inventory (C.A.R., August 2026 home sales and price report, released September 16, 2026).

What does a house cost compared with a condo in Bay Point?

We don’t have a sourced split. The price file we use for every page reports all home types together, and we won’t guess at separate medians for single-family homes, townhomes and condos. If you’re comparing types, ask us for recent sales of that type in Bay Point and we’ll pull them.

What costs come on top of the price?

A few that vary by address:

  • Property tax and special assessments. The tax bill for the specific parcel shows any special taxes or assessments. Ask for it early, and talk to a tax professional or the County Treasurer-Tax Collector about what it means for you.
  • Flood insurance, for some homes. FEMA maps a high-risk Zone AE along the Bay Point shoreline (FEMA National Flood Hazard Layer, queried September 25, 2026). If a home is in it and your loan is federally backed, expect your lender to require flood coverage. Get a quote from a licensed insurance agent.
  • HOA dues on condos, townhomes and some newer tracts. Ask for the HOA documents before you remove contingencies.
  • Transfer tax, when you sell. Unincorporated Bay Point pays the county rate only, $1.10 per $1,000 of value (Contra Costa County Clerk-Recorder, Documentary Transfer Tax page, checked September 25, 2026).

How do I find what one Bay Point home is worth?

Skip the median. Pull sales from the last three to six months of homes like it: same type, similar size, similar lot, nearby streets. A two-bedroom condo and a four-bedroom house on the same block don’t belong in the same comparison, and a home near the shoreline flood zone may not compare cleanly with one up by Highway 4.
