Roughly $760,000 for a typical sale. Brentwood’s median sale price was $759,497 in August 2026, 2.6% lower than a year before (Redfin, Brentwood housing market page, August 2026, checked September 24, 2026).
The bigger story is the price cuts. Four in ten Brentwood homes for sale had a price drop that month. That changes how you should shop and how you should list.
What were the August 2026 numbers for Brentwood?
209 sales with a $759,497 median, counting every home type. Redfin’s full set for the month (Redfin, Brentwood housing market page, August 2026, checked September 24, 2026):
| Brentwood, August 2026 | Figure |
|---|---|
| Median sale price | $759,497 |
| Versus August 2025 | -2.6% |
| Number of sales | 209 |
| Typical days to sell (median) | 30 |
| Final price versus asking | 99.2% |
| Share that closed over asking | 31.4% |
| Share of homes for sale with a price drop | 40.6% |
| Price per square foot (median) | $342 |
A median is the price in the middle, with half of sales above it and half below. In Brentwood it mixes older homes near downtown with newer subdivisions, plus townhomes and condos. So it tells you the direction of the market. It won’t price your house.
Are Brentwood home prices dropping?
A little, on the citywide median. It was down 2.6% from August 2025 (Redfin). A small drop like that can come from the mix of homes that happened to sell in one month, not only from values falling.
The clearer signal is on the listings themselves. 40.6% of Brentwood homes for sale in August 2026 had a price drop, and only 31.4% of sales closed above list (Redfin). Sellers who priced high had to come down. Sellers who priced near recent sales mostly didn’t.
How does Brentwood compare with Antioch, Oakley and the county?
Brentwood sits above its closest neighbors on price and behind them on bidding. Same source and month for all three cities (Redfin, city housing market pages, August 2026, checked September 24, 2026):
| City | Median sale price | Change from a year earlier | Sold above list | Had a price drop |
|---|---|---|---|---|
| Brentwood | $759,497 | down 2.6% | 31.4% | 40.6% |
| Oakley | $675,553 | down 1.1% | 45.5% | 33.0% |
| Antioch | $595,106 | up 2.6% | 62.3% | 29.6% |
Countywide, C.A.R. reported an $875,000 median for Contra Costa in August 2026, 2.9% above August 2025, with homes selling in a median of 20 days (C.A.R., August 2026 home sales and price report, released September 16, 2026). That county figure covers single-family houses only, while Redfin’s Brentwood figure includes condos and townhomes, so the gap isn’t dollar for dollar.
What does $342 a square foot get you?
A starting point, nothing more. Multiply it out: 1,800 square feet times $342 is about $615,600, and 2,500 square feet is about $855,000. That is simple arithmetic we did on Redfin’s August 2026 figure. No actual Brentwood home is priced by it.
Actual sales land off that line for reasons you can see on the listing: the year it was built, the lot size, a pool, solar, the roof’s age, HOA dues, and whether the tax bill carries a Mello-Roos or other special tax. The most useful number is what similar homes on nearby streets sold for in the last few months.
How fast are Brentwood homes selling?
Half sold within about a month. Redfin’s median for August 2026 was 30 days from listing to sale in Brentwood. That’s slower than the 20 day median C.A.R. reported for Contra Costa single-family homes the same month (C.A.R., August 2026 report).
A month on the market gives a buyer time to see a home twice, get an inspection, and write a clean offer without a same-day deadline. For a seller, it means the first two weeks matter. That’s when the most buyers look.
What should I do with these numbers?
Use the city numbers to set expectations, then price off the street.
- Buying: Ask for the last three to six months of sales of homes with the same type, similar size and similar age near the one you like. Look at which of those took a price cut first. Then add the full property tax bill, any special taxes and HOA dues to your monthly budget. For what those special tax lines mean, ask a tax professional or call the county Treasurer-Tax Collector.
- Selling: Price off the closest recent matches, not the $759,497 median. With 40.6% of Brentwood listings showing a price drop in August 2026, a high opening price is the most common way to lose time.
