Nobody knows, and this page won’t pretend to. The newest named forecast we found, Zillow’s from August 31, 2026, has home values in Brentwood’s 94513 ZIP code rising 0.7% by August 2027, while actual Brentwood sale prices were down 2.6% from a year earlier in August 2026 (Zillow Research; Redfin, checked September 24, 2026).

So one points slightly up and the other has been slightly down. Both are close to flat. Here is where each number comes from and how much weight to put on it.

What are Brentwood prices actually doing?

Drifting a little lower, with a lot of sellers cutting. Brentwood’s median sale price was $759,497 in August 2026, 2.6% below August 2025. Half the homes sold within 30 days, 31.4% sold above list, and 40.6% of homes for sale had a price drop (Redfin, Brentwood housing market page, August 2026, checked September 24, 2026).

That last number matters most. When four in ten sellers have to cut, buyers are setting the price on anything listed high. That is a fact about the last month, not a forecast of the next one.

What does Zillow forecast for Brentwood?

Flat for the next few months and a small rise over a year. Zillow published these projected changes for ZIP 94513, measured from its August 31, 2026 home value index (Zillow Research, Home Value Forecast files, downloaded September 25, 2026):

How far out Projected change, 94513
One month, to September 30, 2026 0.0%
Three months, to November 30, 2026 +0.1%
One year, to August 31, 2027 +0.7%
Whole San Francisco metro, one year +1.4%

Two cautions. Zillow’s index tracks estimated values of typical homes, not sale prices, so it won’t match Redfin’s median month to month. And a forecast under 1% is well within the normal miss of any housing forecast. Read it as a shrug, not a promise.

What is C.A.R.’s outlook?

C.A.R. is the California trade group for real estate agents. Its forecast covers the whole state, once a year, with no Brentwood number. The most recent one came out September 17, 2025 and called for this in 2026 (C.A.R., 2026 California Housing Market Forecast):

  • a statewide median price of $905,000, up 3.6% from a projected $873,900 in 2025
  • existing single-family home sales of 274,400, up 2% from a projected 269,000
  • housing affordability of 18%, up from a projected 17% in 2025

As of September 25, 2026, car.org showed no 2027 forecast.

How did that forecast hold up?

Off on price so far. C.A.R.’s own August 2026 report put the statewide median at $901,420, up 0.1% from a year earlier, not the 3.6% rise it projected for 2026. The same report had 30-year fixed rates at 6.67% on average for August, then above 7.0% by mid-September based on Mortgage News Daily figures (C.A.R., August 2026 home sales and price report, released September 16, 2026).

And Brentwood went the other way from the state, down 2.6% on Redfin’s median. A statewide forecast can’t see one city. Rates, jobs and the stock market move in ways nobody can call a year out.

What could move Brentwood prices?

We won’t guess which way. Here is what’s worth watching and where to watch it:

  • Mortgage rates. A one point jump in the rate shrinks what a buyer can pay for the same monthly budget. C.A.R. prints the monthly average in each sales report.
  • Price drops. 40.6% of Brentwood homes for sale had one in August 2026 (Redfin). If that share falls, sellers are pricing closer to what buyers pay. If it rises, buyers have more room.
  • Contra Costa as a whole. Countywide, C.A.R. reported an $875,000 single-family median for August 2026, 2.9% higher than August 2025, on 4.1% fewer sales (C.A.R., August 2026 report). Brentwood lagged the county on price last month.
  • The commute. Brentwood workers averaged a 46 minute commute in 2023 Census data, the longest of any U.S. city (NBC Bay Area, February 18, 2025). Any change to how people get to work, like return-to-office rules or new transit, shows up in demand here. Nobody can put a number on that.

Should I wait to buy or sell in Brentwood?

Decide on your own numbers, not the forecast. Buying: can you carry this payment now, and do you plan to own long enough that a soft year or two won’t force your hand? Selling: what have homes like yours closed at since June, and how many on your side of town took a cut first? Those you can know. Next year’s price you can’t.

Questions people also ask

Will Brentwood home values rise in 2027?

No one can say for sure. Zillow’s forecast from its August 31, 2026 data projects a 0.7% rise for ZIP 94513 by August 2027, which is basically flat. Actual prices ran the other way over the past year: Redfin shows the Brentwood median down 2.6% in August 2026. C.A.R. had not released a 2027 forecast as of September 25, 2026.

Why don’t Zillow’s and Redfin’s Brentwood numbers match?

They measure different things. Zillow’s forecast for ZIP 94513 is built on its home value index, an estimate of typical home values, per Zillow Research data with an August 31, 2026 base. Redfin’s $759,497 August 2026 figure is the median of actual Brentwood sales, checked September 24, 2026. Expect them to drift apart month to month.

What was C.A.R.’s 2026 prediction?

On September 17, 2025, C.A.R. projected California’s median price would rise 3.6% to $905,000 in 2026 and single-family sales would rise 2% to 274,400. Its August 2026 report showed the state median at $901,420, up just 0.1% from a year earlier. C.A.R. does not forecast Brentwood by itself.

Is now a good time to buy a house in Brentwood?

It comes down to your budget, your time horizon and the specific house. In August 2026, 40.6% of Brentwood homes for sale had a price drop and the median home took 30 days to sell, per Redfin checked September 24, 2026. That gives buyers room to negotiate. It says nothing certain about where prices go next.
