When is the best time to sell a house in Rio Vista?

No month works for every seller, but the data leans toward spring. If a quicker sale matters most to you, consider having your home on the market in late winter so it can sell in March or April. Over the last two years, Solano County single-family homes sold fastest in those months and slowest in December and January (C.A.R. monthly home sales and price reports, January 2025 through August 2026).

Two cautions up front. That’s county data, because nobody publishes a reliable month-by-month series for Rio Vista alone. And Rio Vista runs slower than the county: the median Rio Vista home took 76 days to sell in August 2026, against 40 days for Solano County (Redfin, Rio Vista housing market page, August 2026, checked September 24, 2026; C.A.R., August 2026 report).

Which months do Solano County homes sell fastest?

Spring. Here’s C.A.R.’s median time on market for existing single-family homes in Solano County, by month:

April was the fastest month both years. Homes that sold in December and January took the longest. A home counted in April’s numbers was usually listed weeks earlier, so working back from a spring sale means getting ready in late winter.

Do Solano County home prices peak in a certain month?

Not in a neat pattern. C.A.R.’s Solano County median sale price for existing single-family homes peaked at $620,000 in August 2025 and at $610,000 in July 2026. The lows were $552,500 in January 2026 and $565,000 in January 2025 (C.A.R. monthly reports).

The median moves with whatever mix of homes sells that month. A month with more larger homes closing looks “higher” even if no one home gained value. So don’t list in August just because the county median peaked there once.

What does national data say about timing?

ATTOM, a property data company, studied more than 52 million U.S. home sales from 2015 through 2025. It found homes that closed in March sold for the biggest premium over estimated value, 10.7%, followed by April and May at 10.2%. October had the smallest premium, 7.9% (ATTOM, “Best Days to Sell a Home” analysis, April 30, 2026).

That study is national. It has no numbers for California, Solano County or Rio Vista. Treat it as a tiebreaker, not a plan.

Why is Rio Vista slower than the rest of Solano County?

The numbers show that it is, not exactly why. In August 2026 the median Rio Vista home took 76 days to sell, 42.5% of homes had a price drop, and 21.3% sold above list (Redfin, Rio Vista housing market page, August 2026). Rio Vista also had just 63 sales that month, so one month’s figures can swing on a few homes.

What you can control: price and condition. A home priced off recent Rio Vista sales, with repairs done and paperwork ready, gives buyers less reason to wait, whatever the month.

I have to sell before the holidays. Is that a problem?

It can work. Expect it to take longer. After August 2025, Solano County’s median time on market rose to 54 days in September, 59 in October, 57 in November and 64.5 in December (C.A.R. monthly reports). Fewer homes compete late in the year, too. By December 2025 the county’s Unsold Inventory Index was down to 2.5 months, the lowest reading in these 20 months.

The fall move: get the price right in week one. A home that starts high in October and cuts in November has lost its best weeks.

Is it smarter to hold off until spring 2027?

That’s a life question more than a market one. We can’t tell you where prices will be in April, and neither can anyone else. Holding costs keep running while you wait: the mortgage, insurance, property taxes, repairs, and a sewer bill that went up under the 2025 rate increases.

For most Rio Vista sellers, two things outweigh the calendar:
