The median Rio Vista home sold for $439,709 in August 2026, down 4.9% from August 2025. That’s about $257 per square foot across the 63 homes Redfin counted as sold that month (Redfin, Rio Vista housing market page, August 2026, checked September 24, 2026).

Half sold for more, half for less. What matters for you is what homes like the one you’re looking at closed for, on nearby streets, in the last few months.

What does the Rio Vista market look like this month?

Slow, with buyers getting more room to negotiate. Here are Redfin’s August 2026 figures for Rio Vista (same source):

Measure (August 2026) Rio Vista
Median sale price $439,709 (down 4.9% year over year)
Homes sold 63
Median days on market 76
Sale-to-list price 98.1%
Homes sold above list 21.3%
Homes with a price drop 42.5%
Price per square foot $257

The two rows to read together: about one in five homes sold over asking, while more than two in five cut their price first. The typical home took about two and a half months to sell and closed a little under list.

Why are so many Rio Vista homes cutting their price?

The data shows the cuts, not the reasons. What we can say: 42.5% of homes had a price drop in August 2026, and the median home sat 76 days (Redfin, same page). When homes sit that long, sellers who started too high usually come down.

For a buyer, that means room to ask for a lower price or credits, especially on homes that have been listed a while. For a seller, it means the first price matters a lot. Our Rio Vista selling page covers that side.

How does Rio Vista compare with Solano County?

Lower priced, and both are down from last year. C.A.R., California’s statewide real estate trade association, reported a Solano County median of $575,000 for existing single-family homes in August 2026, down 7.3% from $620,000 a year earlier. County sales were up 12.5%, with 3.3 months of unsold inventory and a median of 40 days on market (C.A.R., August 2026 home sales and price report, released September 16, 2026).

Two cautions. C.A.R. counts only single-family homes across the county, while Redfin counts every home type sold in Rio Vista. And 63 sales is a small sample, so one month with more small homes or more large ones can move the Rio Vista median a lot. Watch the direction over several months.

What else changes the real cost of a Rio Vista home?

A few costs that don’t show in the price.

  • Flood insurance. Rio Vista is in the National Flood Insurance Program, and its current FEMA flood map is dated May 4, 2009 (FEMA, NFIP Community Status Book data, checked September 25, 2026). Look up the address at msc.fema.gov and ask your lender early whether flood insurance will be required. A required policy adds to every monthly payment.
  • Sewer bills. The city approved five years of rate increases starting July 1, 2025. Northwest Wastewater Treatment Plant customers saw 55% in year one and 35% in year two, then 5% a year (ABC10, as summarized by the Water Education Foundation, June 4, 2025). Ask the seller for a recent bill.
  • HOA dues and special taxes. Ask for the HOA budget if there is one and the current property tax bill for the home.
  • Transfer tax. Solano County charges $1.10 per $1,000 of value, and Rio Vista’s $0.55 city share is credited inside that total (California City Finance, “California City Documentary and Property Transfer Tax Rates,” effective December 1, 2025). On a $439,709 sale, about $484. The purchase agreement says who pays.

For how taxes affect you, talk to a tax professional. For the purchase agreement, ask your escrow officer or a real estate attorney.

What numbers should I watch next month?

Three lines on Redfin’s Rio Vista page show which way things are leaning before the median moves:

  1. Price drops. 42.5% in August 2026. If that share shrinks, sellers are pricing closer to what buyers pay.
  2. Days on market. 76 in August 2026. Shorter waits mean buyers are moving faster.
  3. Sold above list. 21.3% in August 2026. A rising share means more competition.

Mortgage rates matter as much as any local number. C.A.R. said the 30-year fixed rate averaged 6.67% in August 2026 and climbed above 7% in the second week of September, citing Mortgage News Daily (same C.A.R. report). Get a quote from a lender on your own numbers.
