It comes down to the total monthly cost and how much space and upkeep you want. In Hercules a condo usually costs less to buy than a detached house, but it adds HOA dues and rules, and it can be harder to finance with an FHA loan if the complex is not on HUD’s approved list.
Compare the full monthly payment for each home, not the list price. Here’s what goes into it.
How much do condos and houses cost in Hercules?
Detached houses cost a lot more. Here are Redfin’s median sale prices for Hercules for August 2026 (Redfin, Hercules housing market page, checked September 24, 2026):
- Single-family homes: $896,974, up 9.7% from a year earlier, 13 homes sold.
- Townhouses: $622,541, up 2.9%, 6 homes sold.
- Condos and co-ops: $432,369, down 16.9%, 12 homes sold.
- All home types: $633,581, down 17.2%, 32 homes sold.
Read those with care. A dozen sales in a month is a small sample, and one big or small home can swing a median a lot. The mix of what sold in a given month also moves the “all home types” number. For a specific home, recent sales in the same complex or on the same streets tell you more than a citywide median.
What do HOA dues cover?
It depends on the association, so read its budget. In many condo complexes, dues pay for the master insurance policy on the buildings, exterior upkeep, roofs, common landscaping, shared amenities and a reserve fund for big repairs. Some also include water or trash. A single-family home may have no HOA, or a smaller one that covers only common areas.
We don’t have an official source for typical HOA dues in Hercules, so we won’t quote a number. Every association’s dues are different. The seller has to give you a written statement of current assessments, the budget and reserve information, and an insurance summary before title transfers (California Civil Code 4525 and 5300, checked September 24, 2026).
Look closely at the reserves. A complex that has not saved for roofs, paint and paving may pass the cost to owners later as a special assessment.
How is condo insurance different?
A condo owner usually buys a smaller policy called an HO-6. The association’s master policy normally covers the building structure. Your HO-6 covers your belongings, liability, loss of use, and the interior of your unit and the improvements the association’s rules make you responsible for (California Department of Insurance, Residential Insurance guide, checked September 24, 2026).
The Department also flags loss assessment coverage. It helps pay your share if the association bills owners after a covered loss. Check whether it covers earthquake and how much (same source).
A single-family house needs a full homeowners policy that covers the whole structure. On a condo, part of the building’s insurance is paid through the HOA dues, so compare the two on insurance plus dues, not the premium alone. Get quotes on the actual address before you remove your contingencies.
Can I use an FHA loan on a Hercules condo?
Sometimes. FHA insures condo loans in projects it has approved. HUD keeps a public search of FHA-approved condo projects by state, county, city and status (HUD, FHA Condominiums page and condo search, checked September 24, 2026). Look up the complex by name and make sure the status says Approved, not Expired or Withdrawn.
If the complex is not approved, a lender may be able to get a single-unit approval. HUD says the unit has to be in a complete project with at least five units, not a manufactured home, and the project has to meet FHA limits on things like owner-occupancy and finances (HUD, FHA Condominiums page, checked September 24, 2026). Ask your lender early. A detached single-family home doesn’t need project approval.
Which has more space and more upkeep?
Detached houses usually give you more room, a yard, and no shared walls. You also handle every repair: roof, exterior paint, fences, landscaping. A condo trades space for shared upkeep. The association handles the exterior and common areas, and you follow its rules on rentals, pets, parking and changes to the unit. Townhouses sit in between: often more room than a flat, with an HOA that covers some exterior items.
Questions people also ask
Why are condos cheaper than houses in Hercules?
Mostly size and land. A condo buyer owns a unit and a share of common areas, not a lot. In August 2026, Redfin’s Hercules median for condos and co-ops was $432,369 and for single-family homes $896,974, from small monthly samples (checked September 24, 2026). HOA dues add to the condo’s monthly cost, so compare full payments, not only prices.
How do I check if a Hercules condo is FHA approved?
Search HUD’s FHA condo project list at entp.hud.gov. Choose California, then search by the complex name, county or city, and check that the status reads Approved. If it is Expired, Withdrawn or not listed, ask your lender whether an FHA single-unit approval is possible. HUD’s Condominiums page lists what that requires, checked September 24, 2026.
What does an HO-6 policy cover?
It covers your belongings, personal liability, loss of use, and the inside of your unit plus improvements you are responsible for under the association’s rules, per the California Department of Insurance, checked September 24, 2026. The association’s master policy normally covers the building. Ask about loss assessment coverage, and check how much of it applies to earthquake damage.
How do I find a condo’s HOA dues and reserves?
Ask for the HOA documents the seller must provide under California Civil Code 4525. They include a written statement of current assessments, any approved increases not yet due, and the association’s budget and reserve information. The association has 10 days to deliver them after the seller asks, under Civil Code 4530. Read the reserves before your contingencies end.
