It depends on what you need day to day. Hercules gives you city parks, Bay Trail access and quick I-80 access, but there is no BART station, the planned train stop and ferry have no opening date, and a large industrial plant sits next door in Rodeo.

What are the biggest pros of living in Hercules?

Parks, the shoreline and a straight shot to I-80. The list below is what you can check yourself.

  • Parks close to most streets. The city’s parks page lists 11 parks plus the city pool, including Refugio Valley Park at 1515 Refugio Valley Road (tennis courts, gazebo, reservable picnic tables), Shoreline Park on Tug Boat Lane, Woodfield Park on Lupine Road, and the city pool at 2001 Refugio Valley Road (City of Hercules, Parks page, checked September 24, 2026).
  • The bay shoreline. A mile-long Bay Trail segment, Hercules Bay Trail West, opened in 2018 and connects existing trail to Railroad Avenue (MTC, the Bay Area regional transportation agency, September 12, 2018). Walk it on a weekend before you buy and see if it fits how you live.
  • A direct express bus to San Francisco. WestCAT’s LYNX bus runs from the Hercules Transit Center to Salesforce Transit Center in downtown San Francisco, with weekday service from 5:00 a.m. to 9:05 p.m. The adult cash fare is $5.00 (WestCAT LYNX and Fares pages, checked September 24, 2026).

What are the biggest cons?

Transit, nightlife and the neighbor to the north. None of these are deal breakers for everyone. All of them are real.

  • No BART station. WestCAT’s JX and JPX express buses run from Hercules to El Cerrito del Norte BART, or you can drive there (WestCAT Express Bus to BART page, checked September 24, 2026).
  • Bridge tolls add up. Driving to San Francisco means paying the Bay Bridge toll westbound. It is $8.50 for a two-axle car in 2026 (Bay Area FasTrak, San Francisco-Oakland Bay Bridge page, checked September 24, 2026). BATA has approved yearly increases through 2030, starting at $9.00 with a FasTrak tag in 2027 (MTC, January 2, 2026).
  • Fewer restaurants and less nightlife than Berkeley or Oakland. Plan on driving for a big night out.
  • Newer homes, less old character. Much of Hercules is planned subdivisions with similar styles on each street. If you want an older home with quirks, you will see fewer of them here.
  • The Rodeo plant. More on that below.

How much does a home in Hercules cost right now?

The median sale price was about $634K over the three months ending August 2026, down 17.2% from the same period a year earlier (Redfin, Hercules housing market page, checked September 24, 2026). Redfin also shows 32 homes sold in August 2026 and a median of $420 per square foot over the same three months.

Be careful with that drop. With only 32 sales in August, a few more condos in the mix can pull the median down fast, and that does not mean every home lost 17%. The honest way to price one house is recent sales of homes like it on nearby streets. For August 2026, Redfin’s medians by type were $896,974 for single-family homes (13 sold), $622,541 for townhouses (6 sold) and $432,369 for condos and co-ops (12 sold) (Redfin, Hercules housing market page, checked September 24, 2026).

What other costs should I plan for?

Property taxes, and sometimes HOA dues or special taxes. Some newer California subdivisions carry Mello-Roos (Community Facilities District) taxes or other special assessments on top of the base property tax. Whether a Hercules home has one shows on its property tax bill, so ask for the current bill and the HOA documents before you commit. What is the commute like?

Workable by car or bus, but you pay in tolls or time. You have three main choices to San Francisco: drive I-80 and pay the Bay Bridge toll, take the LYNX bus from the Hercules Transit Center, or take a WestCAT express bus to El Cerrito del Norte BART. When will Hercules get a train station and ferry?

Nobody has announced a date. The city’s Hercules Hub project would add a Capitol Corridor train stop and future ferry service on Bayfront Boulevard. In February 2026 the city applied for $21.7 million from the Federal Railroad Administration to fund project development and final design, and the contractor is still listed as to be determined (City of Hercules, The Hercules Hub Project page, checked September 24, 2026).

Nobody can promise when, or if, a station opens. Look at how the commute works for you today.

What is being built on the Hercules waterfront?

More homes and maybe a hotel. On September 9, 2025, the City Council approved 171 row houses on the blocks called The Village. A 207-key boutique hotel on Bayfront Boulevard is under review. The master developer, Ledcor, also filed a Builder’s Remedy pre-application for 142 townhomes on the blocks called The Bowl, plus 36 affordable units on Block J (City of Hercules, Waterfront page, checked September 24, 2026).

If you are looking near Bayfront Boulevard, expect construction nearby for a while, and more neighbors and shops when it is done.

Should the Rodeo refinery worry me?

Check the specific street before you decide. Phillips 66 says it finished converting its Rodeo plant from crude oil refining to renewable fuels in 2024 (Phillips 66, Rodeo Renewable Energy Complex page, checked September 24, 2026). What about schools?

Hercules is served by the West Contra Costa Unified School District. School assignment depends on the exact address and can change, so verify the boundary for any home with the district at wccusd.net before you write an offer. Tolls are set to rise each January through 2030.
