Nobody knows, and no forecast can tell you for sure. Here’s the record instead: Rio Vista’s median sale price was $439,709 in August 2026, down 4.9% from a year earlier (Redfin, Rio Vista housing market page, August 2026, checked September 24, 2026), and the Solano County single-family median fell 7.3% over the same year (C.A.R., August 2026 home sales and price report, released September 16, 2026).

Below: what the main California forecaster said about 2026, how that has held up, and the numbers you can track yourself.

What did forecasters say about 2026?

The one widely cited forecast is statewide. C.A.R., California’s statewide real estate trade association, released its “2026 California Housing Market Forecast” on September 17, 2025. It projected (C.A.R. news release, checked September 25, 2026):

C.A.R. forecast for 2026 Projection
California median home price $905,000, up 3.6% from a projected $873,900 in 2025
Existing single-family sales 274,400, up 2% from a projected 269,000
30-year fixed mortgage rate 6.0% average
Housing affordability 18% of households could afford a median-priced home

It covers California as a whole. It says nothing about Rio Vista or Solano County by name, and we did not find a published price forecast for Rio Vista.

How is that forecast holding up?

The price call is close, the rate call is not. C.A.R.’s August 2026 report put the statewide median at $901,420, up 0.1% from August 2025, with the 30-year fixed rate averaging 6.67% for the month. C.A.R. added that rates passed 7% in the second week of September, citing Mortgage News Daily (C.A.R., August 2026 report).

That gap on rates is the part that hits your budget. A forecast can get the price nearly right and still miss what a buyer can borrow. Forecasts are often wrong, and small misses on rates matter a lot.

C.A.R. has released its next-year forecast in mid-September in past years. As of September 25, 2026, the 2027 forecast was not posted. We’ll add it when it is.

What have Rio Vista prices actually done?

Gone down over the past year, along with the county, and more homes are sitting. Two sources, two different measures:

Source Area and homes counted August 2026 median Change from August 2025
Redfin Rio Vista, all home types $439,709 Down 4.9%
C.A.R. Solano County, existing single-family $575,000 Down 7.3%

Redfin also shows 42.5% of Rio Vista homes had a price cut in August 2026 and the median home took 76 days to sell (Redfin, same page). C.A.R. shows Solano County sales up 12.5% from a year earlier, 3.3 months of unsold inventory, and a median of 40 days on market (C.A.R., same report).

Don’t compare the two medians dollar for dollar. What they share is direction: both were lower than a year earlier. Rio Vista had 63 sales in August, so a single month can swing on which homes happened to close.

Could new construction change Rio Vista prices?

It would add supply, and nobody can say how much that would move prices or when. The biggest proposal on record is Brann Ranch: up to 1,073 single-family and 52 multifamily homes, an 8.7-acre K to 6 school site and a community park. The Notice of Preparation was filed June 3, 2024, and the environmental impact report was received August 21, 2025 (CEQAnet, SCH 2024060040, checked September 25, 2026). The record shows no approval or construction date.

If you own a resale home and plan to sell after new homes start selling nearby, builders could become part of your competition. Check the city’s planning agendas for where the project stands.

What should I watch instead of a forecast?

Five things you can check yourself, most of them monthly:

  1. Rio Vista price drops on Redfin. 42.5% in August 2026. A falling share would mean sellers and buyers are closer on price.
  2. Rio Vista days on market on Redfin. 76 in August 2026.
  3. Solano County numbers in C.A.R.’s monthly report. They show the regional direction.
  4. Mortgage rates. They change what buyers can pay faster than anything local.
  5. Your own costs. Flood insurance for the address, the sewer bill after the 2025 rate increases, and any HOA dues. They change what a home is worth to a buyer.

Should I wait to buy or sell in Rio Vista?

Only if waiting fits your life anyway. Nobody can time the bottom, including us. If you’re buying, decide on the payment you can carry and how long you’ll stay. If you’re selling, decide what you need to walk away with and when you need to move. Then look at recent sales of homes like yours, not the headline.

Questions people also ask

Will Rio Vista home prices go down in 2027?

No one can tell you. What the record shows: Redfin’s Rio Vista median was $439,709 in August 2026, down 4.9% from a year earlier, and 42.5% of homes cut their price. C.A.R. had not posted a 2027 forecast as of September 25, 2026. Watch Rio Vista’s price drops and days on market each month for early signs either way.

What did C.A.R. forecast for California home prices in 2026?

C.A.R.’s forecast, released September 17, 2025, projected a statewide median of $905,000 in 2026, up 3.6%, with a 30-year fixed rate averaging 6.0%. Its August 2026 report showed a statewide median of $901,420 and rates averaging 6.67%. The forecast covers California as a whole, not Rio Vista or Solano County.

Is the Rio Vista housing market going to crash?

Nobody can promise either way, and a crash call is a guess. The facts for August 2026: Rio Vista’s Redfin median fell 4.9% from a year earlier, homes took a median of 76 days to sell, and 21.3% still sold above list. Solano County’s single-family median was down 7.3%, per C.A.R. Track those numbers monthly.

Will Brann Ranch lower home values in Rio Vista?

Nobody can say. Brann Ranch is a proposal for up to 1,125 homes, and CEQAnet shows its environmental impact report was received August 21, 2025, with no approval or build date on record. More homes add supply, but how that affects any one street is unknown. Check city planning agendas for its status.
