Nobody knows, and we won’t pretend to. The one named forecast we found for Discovery Bay itself, Zillow’s from August 31, 2026, has home values in ZIP 94505 up 0.6% by the end of August 2027, which is close to flat (Zillow Research, Home Value Forecast, downloaded September 25, 2026). Over the past year, actual sale prices went slightly the other way: Redfin’s Discovery Bay median was down 1.1% in August 2026 from a year earlier.
Here’s what each source says, how much weight to give it, and what’s worth watching.
What has actually happened to Discovery Bay prices?
A small dip, with plenty of price cuts. Redfin’s Discovery Bay median sale price was $791,476 in August 2026, down 1.1% from August 2025. Of the 53 homes that sold, 36.5% had a price drop first, and homes sold for 97.7% of list on average (Redfin, Discovery Bay housing market page, August 2026, checked September 24, 2026).
That’s the past, not the future. It tells you buyers had room to negotiate last month. It doesn’t tell you what next spring looks like.
What does Zillow forecast for Discovery Bay?
Almost no change. Zillow’s projections for ZIP 94505, measured from its August 31, 2026 home value index (Zillow Research, Home Value Forecast data, downloaded September 25, 2026):

Keep two things in mind. Zillow’s index estimates the value of typical homes; it isn’t a sale price, so it won’t line up with Redfin’s median. And a projected change under 1% is small. Treat it as “about flat,” not as a promise.
What does C.A.R. forecast?
C.A.R., the statewide trade group for real estate agents, publishes one California forecast a year. It has no Discovery Bay number. Its latest, released September 17, 2025, called for these 2026 results statewide (C.A.R., 2026 California Housing Market Forecast, checked September 25, 2026):
- a median price of $905,000, up 3.6% from a projected $873,900 in 2025
- 274,400 existing single-family home sales, up 2% from a projected 269,000
- housing affordability of 18%, up from a projected 17%
As of September 25, 2026, car.org showed no 2027 forecast yet.
Were the forecasts right?
Not on price, so far. C.A.R.’s own August 2026 report put the statewide median at $901,420, up just 0.1% from a year earlier, not the 3.6% it projected for 2026 (C.A.R., August 2026 home sales and price report, released September 16, 2026). And Discovery Bay’s median fell 1.1% over the same stretch, per Redfin.
Those aren’t the same measure, a full-year forecast against one month, so it isn’t a final score. The gap still shows how far real prices can drift from a forecast. Use forecasts as one input, never as the plan.
What could move Discovery Bay prices either way?
We won’t call the direction. Here’s what to watch, with where to watch it:
- Mortgage rates. C.A.R. reported 30-year fixed rates averaging 6.67% in August 2026, then above 7.0% by the second week of September based on Mortgage News Daily figures (C.A.R., August 2026 report). Higher rates squeeze what buyers can pay.
- Price cuts. 36.5% of Discovery Bay sales had one in August 2026 (Redfin). Watch whether that share shrinks or grows month to month.
- Carrying costs. Discovery Bay owners have seen water and sewer rates rise since July 2025, with more increases adopted each July through 2029, and a new Reclamation District 800 levee assessment starts in fiscal year 2026-27 (Town of Discovery Bay rate sheet dated July 28, 2025; RD 800 board minutes, November 6, 2025). Monthly costs are part of what buyers weigh.
- The water. Algae advisories and levee work are local factors no statewide forecast can see. Our separate answers on flood zones and water quality cover them.
Should I wait to buy or sell in Discovery Bay?
Decide on the numbers you can know. Buying: can you carry the full monthly cost, HOA and levee assessments included, and will you stay long enough to ride out a flat or soft year? Selling: what have homes like yours, on the same kind of water or street, sold for since June, and how many had to cut first? Next year’s price isn’t knowable. Those are.

How accurate are housing forecasts?
They can be off by a lot, especially for one small town. C.A.R. projected a 3.6% statewide price rise for 2026, and its August 2026 report showed prices up 0.1% from a year earlier. Zillow’s 0.6% one-year forecast for ZIP 94505 is smaller than that gap. Use them as one input alongside recent local sales.
