It can be, if you want Delta water behind the house and you can live with the tradeoffs. Discovery Bay gives you lagoons, docks, a golf course and a small-town setup, but there is no BART, no Tri Delta bus route names the town, the whole place depends on levees, and water and sewer bills went up in 2025.

Here’s the real list, with sources and dates, so you can decide for yourself.

Who runs Discovery Bay?

Nobody runs it as a city, because it isn’t one. Discovery Bay is unincorporated Contra Costa County. The Town of Discovery Bay is a Community Services District formed in 1998, with a five-member elected board (Town of Discovery Bay, About Us page, checked September 25, 2026).

That matters more than most buyers think. The Town handles water, wastewater, parks, landscaping and recreation. Everything else, including building permits, zoning and roads, goes through Contra Costa County (Town of Discovery Bay, “What is a Community Services District?” page, checked September 25, 2026). The County Sheriff provides law enforcement and East Contra Costa Fire Protection District covers fire. If you want to add a room or a dock, you’re dealing with the County, not the Town.

What are the biggest pros?

The water, mostly. Here’s what you can check yourself.

  • Delta access from town. The Town says boaters can reach San Francisco Bay from Discovery Bay, and it counts more than 1,200 miles of Delta waterways around it (Town of Discovery Bay, About Us, checked September 25, 2026). Many homes back onto lagoons with private docks.
  • Golf close by. Discovery Bay Country Club has an 18-hole Ted Robinson course, par 71, 6,552 yards from the blue tees, on 225 acres. It’s private, with memberships available (Town of Discovery Bay, Abundant Recreational Opportunities page, checked September 25, 2026).
  • A community center with a pool and a dog park. The Town bought the former athletic club site at 1601 Discovery Bay Boulevard, 7.25 acres, on February 13, 2013 and reopened it as a community center on January 2, 2014 (Town of Discovery Bay, Community Center page, checked September 25, 2026).
  • Tap water from wells, not the Delta. More on that below.
  • No city transfer tax. Because it’s unincorporated, a sale here pays only the County documentary transfer tax. More on that below.

What are the biggest cons?

The commute, the levees and the monthly bills. None of these is a deal breaker for everyone. All of them are real.

  • No BART, and no bus route named for Discovery Bay. The commute section below has the details.
  • You live behind levees. Reclamation District 800 maintains 19.2 miles of levees around its 6,933 acres (Reclamation District 800 home page, checked September 25, 2026). The Town’s page says RD 800 provides flood protection for 3,600 properties and that owners in its area pay an annual assessment (Town of Discovery Bay, Reclamation District 800 page, checked September 25, 2026). A second RD 800 assessment, formed by its board on November 6, 2025, starts on 2026-27 tax bills (RD 800, board minutes, November 6, 2025).
  • Algae in the Delta water. The state issued a “danger” advisory for harmful algal blooms in Discovery Bay on July 9, 2024 (State Water Resources Control Board press release, July 9, 2024, checked September 25, 2026). As of September 25, 2026, the Town’s site shows a “caution” advisory for Willow Lake.
  • Water and sewer bills went up. The Town’s 2025 rate study put a typical single-family bill at $162.53 a month after the July 1, 2025 increase, up from $144.98, with more increases adopted each July through 2029 (Town of Discovery Bay, Water and Sewer Rate Study 2025, amended July 29, 2025).
  • Driving for most errands. The Town lists two shopping centers in town (Town of Discovery Bay, About Us, checked September 25, 2026). Plan on Brentwood or farther for bigger shopping.

How much does a home in Discovery Bay cost right now?

The median sale price was $791,476 in August 2026, down 1.1% from a year earlier (Redfin, Discovery Bay housing market page, August 2026, checked September 24, 2026). Redfin shows 53 homes sold that month, a median of 34 days on market, and a median of $379 per square foot.

Buyers had some room. Homes sold for 97.7% of list price on average, only 25.0% sold over list, and 36.5% had a price drop (same source). With 53 sales in a month, the mix of waterfront and off-water homes can swing the median, so compare recent sales on the same kind of lagoon, not the town-wide number. What will I pay besides the mortgage?

Several line items. Plan on property tax, the Town’s water bill, a sewer charge on your property tax bill, and for many homes an HOA and the RD 800 levee assessment.

The Town lists nine homeowners associations, including The Lakes, Discovery Bay Country Club HOA, Lakeshore and Sand Bay Isle, and says it is not affiliated with any of them (Town of Discovery Bay, Home Owners Associations page, checked September 25, 2026). Get the HOA’s budget and resale packet and the current tax bill for any home you like, then ask a tax professional about anything on the tax bill you don’t understand. Is the tap water in Discovery Bay OK?

The Town’s 2025 water quality report says its tap water met all U.S. EPA and State drinking water standards and that the system has never violated a maximum contaminant level (Town of Discovery Bay, 2025 Annual Water Quality Report). The water comes from groundwater wells in the San Joaquin Valley Basin, not from the lagoons.

What is the commute from Discovery Bay like?

Car first. Discovery Bay has no BART station, and Tri Delta Transit’s current local and express route list (schedule change August 9, 2026) has 11 routes, none of which names Discovery Bay (Tri Delta Transit, Local and Express Routes page, checked September 25, 2026).

The closest BART is Antioch station, 1600 Slatten Ranch Road. It’s the end of the yellow line, with daily parking at $3.40 (BART, Antioch station page, checked September 25, 2026). If you’d rather take a bus to BART, Tri Delta’s route 373 leaves the Brentwood park and ride at Walnut Boulevard and Dainty for Antioch BART, with weekday trips at 4:50, 5:50 and 6:50 am (Tri Delta Transit, route 373 page, checked September 25, 2026). You drive to Brentwood first.

Heading east? Caltrans has one-way traffic control on the Highway 4 Old River Bridge at the San Joaquin County line through November 2026, per the Town’s traffic alert, and Caltrans lists spring 2027 as its target for finishing the project, a target rather than a promise (Caltrans District 10, project 10-1H360, checked September 25, 2026). What schools serve Discovery Bay?

The Town says Discovery Bay is served by Byron Union School District, Knightsen Elementary School District and Liberty Union High School District, with Liberty High in Brentwood as the high school (Town of Discovery Bay, Discovery Bay Schools page, checked September 25, 2026). Byron Union’s elementary schools are in Discovery Bay and its middle school, Excelsior, is in Byron. Which district serves a home depends on the exact address, so verify the boundary with each district before you count on a school. What does it cost to sell a home here?

Only the County’s transfer tax, plus the usual costs of a sale. Because Discovery Bay is unincorporated, only the County documentary transfer tax applies: $0.55 per $500 of value, with amounts rounded up to the nearest $500 (Contra Costa County Clerk-Recorder, Documentary Transfer Tax page, checked September 25, 2026). On the $791,476 median, rounded up to $791,500, that’s 1,583 units of $500 times $0.55, or about $871. Who pays it is set in the purchase contract, so confirm with your escrow officer, and take contract questions to a real estate attorney. Commissions are always negotiable and never set by law.
