The median Richmond home sold for $614,593 in August 2026, down 5.4% from a year earlier, according to Redfin. Single-family homes had a median of $649,619 and condos $414,374 (Redfin, Richmond housing market page, August 2026, checked September 24, 2026).

Prices slipped, but homes still sold quickly and usually above asking. Here’s what the numbers say and how to use them on one house.

What did Richmond homes sell for in August 2026?

A median of $614,593 across all home types, with homes selling in about 19 days. Here is Redfin’s August 2026 snapshot for Richmond (Redfin, Richmond housing market page, checked September 24, 2026):

  • Median sale price: $614,593, down 5.4% from August 2025. Over the three months ending August 2026, Redfin puts it at about $615K.
  • Homes sold: 175 in August 2026, down from 197 in August 2025.
  • Median days on market: 19, down from 31 a year earlier.
  • Sale-to-list price: 104.2%, up 2.6 points. The typical home closed about 4% over its asking price.
  • Sold above list price: 63.8% of homes, up 12.6 points.
  • Median price per square foot: $457 over the last three months, down 2.5% from a year earlier.
  • Redfin Compete Score: 85 out of 100, which Redfin labels “Very Competitive.”

What does a single-family home cost compared with a condo or townhouse?

Houses cost more and draw more bidding. Condos cost less and take longer. Same Redfin page, same month, August 2026:

Home type Median sale price Change vs Aug 2025 Sold in Aug 2026 Median days on market Sale-to-list
Single-family $649,619 down 3.4% 121 16 106.2%
Townhouse $625,042 down 3.8% 19 28 99.4%
Condo/co-op $414,374 down 6.5% 29 40 100.1%

Look at the gap. Single-family homes sold in well under half the time condos did, and 67.9% of them sold above list. Condo days on market went up by 9 from a year earlier. If you’re buying a condo, you often have more time to think. If you’re buying a house, plan to move fast.

Why is the median down if homes sell over asking?

Two things can be true at once. The middle sale price fell from a year ago, and the typical home still sold for more than its list price. That usually means list prices themselves were set lower, or a different mix of homes sold. Redfin’s page doesn’t say which, so we won’t guess.

What it does tell you: a 5.4% drop in the median is not the same as “every Richmond home lost 5.4%.” One month of 175 sales can move with the mix of houses, condos and neighborhoods that happened to close.

How much do prices vary by neighborhood?

A lot. For the three months ending August 2026, Redfin’s neighborhood medians ran from about $528K in Marina Bay, where most sales were condos, to about $774K in Richmond Annex (Redfin neighborhood housing market pages, checked September 24, 2026). Those rest on a handful of sales a month, so use them for a feel of the spread, not to price a house.

How does Richmond compare with Contra Costa and California?

Richmond sells well below the county and state medians. C.A.R., California’s statewide real estate trade association, reported these August 2026 medians for existing single-family homes (C.A.R., August 2026 home sales and price report, released September 16, 2026):

  • Contra Costa County: $875,000, up 2.9% from August 2025.
  • San Francisco Bay Area region: $1,272,000, down 0.2%.
  • California: $901,420, up 0.1%.

Heads up: C.A.R. counts single-family homes only and Redfin’s Richmond figure above covers all home types, so they aren’t a perfect match. Compare Redfin’s Richmond single-family median, $649,619, with the county’s $875,000 for the closer read.

How do I figure out what one Richmond house is worth?

Recent sales of homes like it, close by. Pull sales from the last three to six months on nearby streets, same type, similar size and condition. That tells you more than any citywide median.

Then check the costs that come with it. C.A.R. reports the 30-year fixed mortgage rate averaged 6.67% in August 2026, based on Freddie Mac data (C.A.R., September 16, 2026). Condos and some townhouses carry HOA dues, and every home has a property tax bill. Ask for the current tax bill and HOA documents before you commit, and talk to a tax professional or the Contra Costa County Treasurer-Tax Collector about what they mean for you.
