February through May, if you go by the calendar alone. In both of the last two years, Contra Costa single-family homes sold in a median of 11.5 to 14 days in those months, compared with 26 to 29 days in January (C.A.R., monthly home sales and price reports, September 2024 through August 2026, checked September 24, 2026).

That’s the county, not Pittsburg alone. And the month is the smallest of the three things that set your result. The price and the condition of the house matter more.

How fast do homes sell in each month?

Here’s the pattern, two years side by side. These are C.A.R.’s median days on market for existing single-family homes in Contra Costa County, read from each monthly release (C.A.R., monthly home sales and price reports, checked September 24, 2026):

Month 2024 to 2025 2025 to 2026
September 19 22
October 15 19
November 17 22
December 21 21
January 26 29
February 11.5 13
March 12 13
April 13 12
May 14 13
June 17 13
July 18 15
August 21 20

Two things repeat. January was the slowest month both years. And the quickest stretch started in February, not in late spring. The pace then eased off through the summer.

This table covers every city in the county and leaves out condos and townhomes. We don’t have a sourced month-by-month series for Pittsburg by itself, so treat it as the county’s rhythm, not a promise for your street.

How are Pittsburg homes selling right now?

A bit slower than the spring pace, and pricing is splitting sellers into two groups. Redfin’s August 2026 figures for Pittsburg, all home types (Redfin, Pittsburg housing market page, August 2026, checked September 24, 2026):

  • Homes sold: 113
  • Median days on market: 23
  • Median sale price: $590,609, up 0.1% from August 2025
  • Sale-to-list price: 99.6%
  • Sold above list: 55.5%
  • Had a price drop: 34.3%

Over half went above asking, and about a third cut their price first. That split tells you more about your outcome than any month does.

For comparison, the county’s single-family median was 20 days in August 2026 (C.A.R., August 2026 report, released September 16, 2026). Pittsburg’s 23 days counts condos and townhomes too, so the two numbers aren’t a perfect match.

If I want to list in spring, when should I start?

Plan backward from February. In 2026, the county’s median dropped from 29 days in January to 13 in February (C.A.R.). A Pittsburg house that is repaired, cleaned, photographed and live by early February meets buyers at the start of the quick stretch, not the middle of it.

A rough schedule:

  1. October and November: get a pre-listing inspection and bids for anything a buyer’s inspector would flag.
  2. December and January: finish repairs, paint and yard work. Pull the recent sales that match your house.
  3. Late January or February: photos, then go live.

Is it a bad idea to list in the fall or winter?

No. It’s slower, and there’s less room to miss on price. County homes took a median 19 to 22 days from September through December 2025, then 29 in January 2026 (C.A.R.).

There were also fewer homes competing. The county’s unsold inventory index fell to 1.9 months in December 2025, then jumped to 3.6 months in January 2026 (C.A.R., December 2025 and January 2026 reports). A well-priced listing in December faced less competition than it would have a month later. An overpriced one had little time to recover before the holidays.

Should I wait for spring or sell now?

Only wait if waiting fits your plans. Think through these first:

  • Carrying costs. Every month you hold is another month of mortgage, property tax, insurance and upkeep.
  • Your next home. If you’re buying too, that purchase may set your date. A rent-back or a contingent offer can help; talk them through with your agent and a real estate attorney.
  • The house. If it needs work, the slow months are a good time to do it.
  • Your block. Three similar Pittsburg listings near you in March is more competition than one in November.

Nobody can say where prices or rates will be next spring. If a tax question comes up about timing your sale, ask a tax professional.

Questions people also ask

What is the slowest month to sell a house in Pittsburg?

January, going by county data. Contra Costa single-family homes took a median 26 days to sell in January 2025 and 29 days in January 2026, the slowest months in both years, per C.A.R.’s monthly reports, checked September 24, 2026. Those are countywide figures. We don’t have a sourced month-by-month series for Pittsburg alone.

How long does it take to sell a house in Pittsburg right now?

The median Pittsburg home sold in 23 days in August 2026, per Redfin’s Pittsburg housing market page, checked September 24, 2026. That includes houses, condos and townhomes. Countywide, C.A.R. reported 20 days for single-family homes the same month. A home priced off the right recent sales usually moves faster than one that has to cut.

Do Pittsburg homes sell faster in February or in June?

February was faster in 2025, and the two tied in 2026. Contra Costa single-family homes sold in a median 11.5 days in February 2025 versus 17 in June 2025, and 13 days in both February and June 2026, per C.A.R. That’s two years of countywide figures, so use it for planning your date, not as a forecast.

Will I sell for more if I wait until spring?

No one can promise that. The county data shows faster sales from February through May, but speed isn’t the same as price. In August 2026, 34.3% of Pittsburg listings cut their price before selling, per Redfin. Pricing it right from day one does more for your number than the month you pick.
