For a lot of people, yes, as long as the drive works. Brentwood gives you open hills at its edge, a year-round Saturday farmers’ market and a median sale price of $759,497 in August 2026, but there is no BART station in town and Census data put its average commute at 46 minutes, the longest of any U.S. city (Redfin, August 2026; NBC Bay Area, February 18, 2025).

That trade is the whole decision. Here is each side with a source, so you can weigh it for your own life.

What are the biggest pros of living in Brentwood?

Room to breathe, open space nearby, and prices under the county’s. These are the ones you can check yourself.

  • Round Valley Regional Preserve is at the edge of town. It sits at 19450 Marsh Creek Road with no parking fee, and it is open for hiking, biking, horseback riding and backpack camping (East Bay Regional Park District, Round Valley page, checked September 25, 2026). Dogs are not allowed there.
  • A farmers’ market every Saturday, all year. The Brentwood Farmers’ Market runs 8:00 am to noon at 655 First Street, in partnership with the City of Brentwood (Pacific Coast Farmers’ Market Association, Brentwood market page, checked September 25, 2026).
  • More house for the money than the county median. Brentwood’s median sale price was $759,497 in August 2026 (Redfin), while C.A.R. put the Contra Costa County median at $875,000 the same month (C.A.R., August 2026 home sales and price report, released September 16, 2026). C.A.R. counts single-family homes only and Redfin counts every home type, so the real gap is smaller than those two numbers suggest.
  • K to 8 test scores above the state. Brentwood Union School District scored 11.2 points above standard in English on the 2025 California School Dashboard, against 8.1 points below for the state (California School Dashboard, 2025, checked September 25, 2026). More on schools below.

What are the biggest cons?

The commute, the lack of rail, and what the tax bill can carry. None of them rule Brentwood out. All of them are real.

  • No BART station. The closest is Antioch station at 1600 Slatten Ranch Road in Antioch (BART station data, checked September 25, 2026). You drive there or take a Tri Delta Transit bus.
  • A long average commute. Census Bureau survey data for 2023 showed Brentwood workers who don’t work from home averaging 46 minutes each way, and about 38% commuting an hour or more (NBC Bay Area, February 18, 2025).
  • Special taxes on some newer homes. Some newer California subdivisions pay Mello-Roos special taxes or assessments on top of the base property tax. It varies home by home. The property tax bill shows it.
  • Prices have softened. The median was down 2.6% from a year earlier in August 2026, and 40.6% of homes for sale that month had a price drop (Redfin). Good news if you’re buying. Harder if you bought at the top.
  • Plan to drive for big-city nights out. Brentwood is a long way from Oakland or San Francisco restaurants and venues, especially on a weeknight.

What do Brentwood homes sell for?

About $760,000 in the middle of the market. Our Brentwood price page has the full breakdown. Redfin’s August 2026 figures for Brentwood, all home types (Redfin, Brentwood housing market page, August 2026, checked September 24, 2026):

Measure August 2026
Median sale price $759,497
Change from a year earlier down 2.6%
Homes sold 209
Median days on market 30
Sale price as a share of list 99.2%
Sold above list 31.4%
Had a price drop 40.6%
Median price per square foot $342

Only about one in three sales went over asking, and four in ten homes for sale had a price drop. That gives buyers room to negotiate. That median blends every home type and every part of town, so recent sales of homes like the one you want, on nearby streets, will tell you more.

How long is the commute from Brentwood?

Long, and mostly by car. The 46 minute average above is what Census data showed for 2023 (NBC Bay Area, February 18, 2025). Here is what the transit option looks like on paper.

  • Bus to BART. Tri Delta Transit route 373 leaves the Brentwood Park & Ride on weekday mornings at 4:50, 5:50, 6:50 and 8:00 am, with stops at 2nd Street and Oak Street and along Brentwood Boulevard. The 6:50 am bus is scheduled into Antioch BART at 7:37 am (Tri Delta Transit, route 373 weekday timetable, checked September 25, 2026).
  • BART into the city. On a sample weekday, Tuesday, October 6, 2026, the 7:47 am train from Antioch was scheduled to reach Embarcadero at 9:00 am, a 73 minute ride, with a $9.65 Clipper fare (BART schedule and fare data, checked September 25, 2026).

Put those together and a San Francisco trip by bus and BART runs past two hours door to door on that sample morning, if the transfer is on time. Try the real trip at the hour you’d leave, once, before you buy.

Is Brentwood in a flood zone?

Most of it has no mapped flood problem in FEMA’s study, but you still check your own address. FEMA’s Flood Insurance Study for Contra Costa County, revised March 21, 2017, says “There are no known principal flood problems within the City of Brentwood” (FEMA, Flood Insurance Study 06013CV001C, Volume 1, checked September 25, 2026).

The same study gives some context worth knowing:

  • Marsh Creek is managed, not tamed. The Marsh Creek flood detention reservoir sits in the foothills south of Brentwood, and 36 miles of channel on Marsh, Sand and Deer Creeks were improved to carry the 2 percent annual chance flood, often called the 50 year flood. That is a smaller flood than the 1 percent, or 100 year, standard that lenders use for flood zones.
  • East County has flooded before. The study records the December 1955 storm flooding parts of East County, including Byron and Brentwood.

What to do: type the address into FEMA’s Flood Map Service Center at msc.fema.gov/portal/search. Then ask your lender whether flood insurance is required and ask an insurance agent for a quote before you remove contingencies. We don’t give insurance advice. The seller’s Natural Hazard Disclosure will also say whether the home is in a mapped flood zone.

What schools serve Brentwood?

Two districts cover most addresses: Brentwood Union School District for kindergarten through 8th grade, and Liberty Union High School District for 9th through 12th. Not every Brentwood address, though. Old River Elementary has a Brentwood address and belongs to Knightsen Elementary School District, for example (California School Dashboard, checked September 25, 2026). Verify the exact address with the district before you write an offer.

2025 Dashboard results, with the state figure in parentheses (California School Dashboard, 2025, checked September 25, 2026):

  • Brentwood Union (K to 8): English 11.2 points above standard (8.1 below). Math 17.6 points below (42.4 below). Chronic absenteeism 14.1% (17.1%).
  • Liberty Union High: graduation rate 93.5% (87.8%). College or career prepared 55.1% (51.7%). Math 72.4 points below standard (42.4 below).

What other costs should I plan for?

Special taxes, HOA dues and the transfer tax. Ask for the current property tax bill on any home you’re serious about. A Mello-Roos or other special tax line on it can add a real amount to your monthly budget, and newer subdivisions are where it shows up most. The seller should also give you a Notice of Special Tax if the home is in one. For what those charges mean for you, talk to a tax professional or the Contra Costa County Treasurer-Tax Collector.

The documentary transfer tax is $1.10 per $1,000 of price in Brentwood. The city’s $0.55 is credited inside the county’s $1.10, so there’s no extra city tax on top (California City Finance, “California City Documentary and Property Transfer Tax Rates,” effective December 1, 2025). Who pays it is set in the purchase contract, and your escrow officer or a real estate attorney can walk you through it.

What is there to do around Brentwood?

Mostly outdoor stuff, and a farm town feel downtown on Saturdays. Round Valley and the First Street farmers’ market are covered above. Two more things to know:

  • Marsh Creek State Park is not open yet. The 3,659 acre park includes the historic John Marsh Home, but California State Parks says the park “is not open to the public at this time.” Only the Round Valley staging area is open (California State Parks, Marsh Creek State Park page, checked September 25, 2026).
  • Round Valley has current closures. The Hardy Canyon Trail is closed until further notice due to storm damage (East Bay Regional Park District, updated September 25, 2026). Check the park page before you go.
