You get the same California salesperson license agents use everywhere in the state, issued by the Department of Real Estate (DRE). The order is courses first (three of them, college level), then a 150-question state test, then fingerprints through Live Scan, and finally a broker to hold your license. Filing the exam and license together costs $450 to the DRE, plus $49 paid to the Live Scan provider.
Walnut Creek doesn’t change those rules. What’s local is where you study, how you get to the exam, and what your first clients will ask. Here’s the path, one step at a time.
Who can get a California real estate license?
Adults who meet the DRE’s rules and are truthful on the application. The DRE’s general rules are short. The license goes only to people 18 and up. If you live outside California, there’s a different process for you. And the DRE expects truthful applicants, warning that a conviction can be grounds to deny a license (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
Take the honesty rule seriously. Disclose everything the application asks for. A problem you report is something the DRE can weigh. One you leave off is a bigger problem. If you have a past conviction, a real estate attorney can explain how the DRE may look at it before you apply.
Which three courses do I need?
Two are fixed and one is your pick:
- Real Estate Principles
- Real Estate Practice. Since January 1, 2024, this course must include implicit bias and fair housing, including an interactive exercise in which you play the client and then the licensee.
- One elective from the DRE list, such as Real Estate Finance, Legal Aspects of Real Estate, Property Management, Real Estate Appraisal, Escrows, or Common Interest Developments.
The DRE sets the size at three semester units or four quarter units per course. The school can be an accredited college, or a private school with courses the Real Estate Commissioner has signed off on. Approved courses run 45 hours or more, and CE (continuing education) offerings won’t satisfy the rule (DRE, Requirements page, checked September 24, 2026).

Where can I take the classes near Walnut Creek?
The closest college option is next door. Diablo Valley College in Pleasant Hill lists a Business Real Estate program with certificates and license preparation, and says in-person, hybrid and online options are available (Diablo Valley College, Business Real Estate page, checked September 24, 2026). Private schools with DRE-approved courses are another route. The DRE’s website has a search for approved pre-license courses.
Before you pay anyone, confirm the course meets the DRE’s rules above.
How much does it cost to get licensed?
Budget $499 in fixed fees before tuition: $450 sent to the DRE with a combined exam and license application, and $49 to whoever runs your Live Scan (DRE, Fees page, checked September 24, 2026):

The DRE notes its fees are nonrefundable under Business and Professions Code Section 10207. Course tuition is on top and depends on the school.
What is the state exam like?
You get 180 minutes for 150 questions, each with four possible answers. The passing line is 70% correct (DRE, Taking the Exam and Salesperson Examination Content pages, checked September 24, 2026).
The DRE’s topic list gives you a study plan. The biggest piece is Practice of Real Estate and Disclosures at about 25%. Next are Laws of Agency and Fiduciary Duties at about 17%, Property Ownership and Land Use Controls at about 15%, and Property Valuation and Financial Analysis at about 14%. Financing is about 9%, and Transfer of Property about 8%.
Plan exam morning carefully. The DRE admits you only with one of three photo IDs (a current state-issued license or DMV card, a passport, or a U.S. military card) and asks you to show up half an hour ahead. Your cell phone gets powered off and stored, and so do your notes, your watch and any calculator (DRE, Taking the Exam page).
Which exam site is closest to Walnut Creek?
Oakland. It’s one of five cities where the DRE runs its computer-based exams, along with Sacramento, Fresno, San Diego and La Palma. The Oakland room is 703, on the 7th floor at 1515 Clay Street, inside the Elihu M. Harris State Office Building (DRE, Exam Sites page, checked September 24, 2026). You can skip the drive. BART’s trip planner shows Walnut Creek to 12th Street Oakland City Center as a 24-minute ride with no transfer, $4.60 each way, on a sample weekday morning (BART trip planner, departures for Tuesday, October 6, 2026, checked September 24, 2026). Check the walk from the station to the building before exam day.
What happens after I pass?
Finish the license, then join a broker.
Filed the exam by itself? Then log into eLicensing, pull the RE 202 license application from your results page, and mail it in with your RE 237 Live Scan form and the $350 fee. No license goes out until the DRE has your fingerprint response (DRE, Once You Pass the Examination page, checked September 24, 2026).
The DRE lets you be licensed with no broker at all. It also says you can’t do any licensed work in that state (DRE, Requirements page). So choosing where you hang your license is the real start of your career.
What will my first Walnut Creek clients ask?
More than the price. Here’s what a new agent here should be ready for:
- “Why did some homes here sell over asking while others cut their price?” In August 2026, Redfin showed 36.3% of Walnut Creek homes sold above list and 32.1% of listings had a price drop. The median was $868,425, down 2.2% from a year earlier, across 317 sales (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). You’ll need to price by true comps, not the median.
- “What’s the monthly coupon in Rossmoor, and who pays the transfer fee?” Rossmoor lists average fees of $1,000 to $2,000 a month and an $18,000 Membership Transfer Fee paid by the buyer as of April 1, 2026 (Rossmoor, How Rossmoor Works page, checked September 24, 2026).
- “Is this house in a fire zone?” You’ll learn to pull a parcel on Con Fire’s map viewer, where the Walnut Creek map took effect July 10, 2025 (Con Fire, Local Responsibility Area Maps page, checked September 24, 2026).

How long does it take to get a real estate license in California?
The DRE requires three college-level courses of three semester units each, and each approved course runs at least 45 hours, so plan on the course work taking the most time. After that you schedule the exam in eLicensing, pass with at least 70%, and wait for Live Scan results before the DRE issues your license.
How much is the California real estate exam and license in 2026?
