Get a California salesperson license from the Department of Real Estate (DRE), then work under a licensed broker. The path runs in four steps: three college-level real estate courses, a 150-question state exam, fingerprinting through Live Scan, and a responsible broker. The DRE’s fees for a combined exam and license application come to $450, plus $49 to the Live Scan provider.

Living or working in San Ramon doesn’t change any of that. It changes where you study, how you get to the test, and what your first buyers and sellers will ask you. Here’s each step.

Am I eligible for a California real estate license?

Probably, if you’re 18 or older and honest on your application. Those are the DRE’s two basic rules for California residents, and out-of-state applicants follow a separate process. The DRE also warns that a criminal conviction may lead to a denied license (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026).

If there’s anything in your past, disclose it fully. Leaving it off is what causes the bigger problem. A real estate attorney can tell you how the DRE is likely to view your situation before you spend money on classes.

What classes do I have to take?

Three, and two of them are set for you:

  1. Real Estate Principles.
  2. Real Estate Practice. As of January 1, 2024, this course has to cover implicit bias and fair housing, including a role-play where you act as both the consumer and the agent.
  3. One elective from the DRE’s list. Options include Real Estate Finance, Legal Aspects of Real Estate, Real Estate Appraisal, Property Management, Escrows and Common Interest Developments.

Each course has to be three semester units or four quarter units. It can come from an accredited college or from a private school whose course the Real Estate Commissioner approved, and every DRE-approved course is at least 45 hours. Continuing education courses don’t count toward this requirement (DRE, Requirements page, checked September 25, 2026).

For San Ramon, think hard about that elective. Common Interest Developments covers HOAs, and you will see association paperwork on plenty of San Ramon files, from Dougherty Valley (Gale Ranch and Windemere) to the newer subdivisions.

Where can I take real estate classes near San Ramon?

Diablo Valley College is the local community college option. Its Business Real Estate program lists a Certificate of Accomplishment for Real Estate Salesperson and a Certificate of Achievement in Real Estate, and the college says it offers in-person, hybrid and online classes. DVC has its main campus in Pleasant Hill and a second campus at 1690 Watermill Road in San Ramon (Diablo Valley College, Business Real Estate page, checked September 25, 2026). Check the class schedule to see which real estate courses meet where, or online, each term.

Private schools with DRE-approved courses work too. The DRE website has a search tool for approved pre-license courses. Confirm any course meets the rules above before you enroll.

What does it cost to get licensed?

$499 in required fees, not counting tuition, if you file your exam and license together. From the DRE Fees page (checked September 25, 2026):

Item Cost Paid to
Salesperson exam $100 DRE
Salesperson license $350 DRE
Fingerprint processing, California residents $49 Your Live Scan provider
Rescheduled exam $40 DRE
Re-examination $100 DRE

The DRE says its fees are nonrefundable under Business and Professions Code Section 10207. Course costs are separate and vary by school.

What’s on the state exam?

150 multiple-choice questions in 3 hours, and you need at least 70% right to pass (DRE, Taking the Exam page, checked September 25, 2026). The DRE’s content outline weights the topics like this (DRE, Salesperson Examination Content page, checked September 25, 2026):

  • Practice of Real Estate and Disclosures: about 25%
  • Laws of Agency and Fiduciary Duties: about 17%
  • Property Ownership and Land Use Controls and Regulations: about 15%
  • Property Valuation and Financial Analysis: about 14%
  • Contracts: about 12%
  • Financing: about 9%
  • Transfer of Property: about 8%

Study in that order. Disclosures and agency together are about 42% of the test. The DRE asks examinees to arrive 30 minutes early and lists the ID it accepts on the same Taking the Exam page. Read it the week before.

Where do San Ramon residents take the exam?

Oakland is the closest DRE exam site. It’s at the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703 on the 7th floor. The DRE also gives exams in Sacramento, Fresno, San Diego and La Palma, and its Exam Sites page points to a separate notice about the Sacramento Exam Center (DRE, Exam Sites page, checked September 25, 2026).

BART gets you there. On a sample weekday, Tuesday, October 6, 2026, a 7:35 am train from Walnut Creek reaches 12th Street Oakland City Center at 7:59 am with no transfer, for $4.60 on Clipper. From Dublin/Pleasanton, a 7:30 am trip arrives at 8:11 am with a transfer at Bay Fair, for $5.80 (BART schedule and fare data, checked September 25, 2026). Leave room for the walk from the station and the 30-minute early arrival.

What do I do after I pass?

Two more steps before you can work.

If you took the exam without a combined license application, log into eLicensing, open your exam results, and download the Salesperson License Application (RE 202). Send it with a completed Live Scan Service Request (RE 237) and the $350 license fee. The DRE won’t issue your license until it has your fingerprint results (DRE, Once You Pass the Examination page, checked September 25, 2026).

Then pick a broker. The DRE allows you to hold a license without one, but a salesperson with no responsible broker can’t perform any act that requires a license (DRE, Requirements page). Where you place your license is the first real career decision you make.

What will San Ramon clients ask a new agent?

Things the exam doesn’t cover. Be ready for these:

  • “What are all these extra lines on the tax bill?” Dougherty Valley homes pay a Geologic Hazard Abatement District assessment, proposed at $181.69 per home for 2026/27 (Dougherty Valley GHAD hearing notice, May 11, 2026), and Windemere Ranch parcels also carry a Mello-Roos district. You show the bill and send tax questions to a tax professional.
  • “Does this house come with that school?” No agent can promise that. SRVUSD says many schools and grade levels are impacted by growth and students may not be able to attend their resident school (SRVUSD, Find Your School page, checked September 25, 2026). You send buyers to the district to verify.
  • “Why did some homes sell over asking while others cut the price?” In August 2026, 39.4% of San Ramon homes sold above list and 35.1% of listings had a price drop, with a median sale price of $1,516,496 (Redfin, San Ramon housing market page, August 2026, checked September 24, 2026). Your comps have to be tight.

Learning those answers with a live client in front of you is hard. Learning them next to agents who handle them every week is a lot easier. Weighing your options? Read our guide on how to choose a real estate team in Contra Costa County.

A straight word on money. No team can tell you what you’ll earn. Your work, your follow-up and the market decide that. Commissions are always negotiable between the client and the brokerage, and no law sets them.
