Get a California salesperson license from the Department of Real Estate (DRE): finish three college-level real estate courses, pass a 150-question state exam, get fingerprinted, and pay $499 in state fees if you file the exam and license together (DRE, form RE 206, Rev. 7/26, checked September 24, 2026). California residents pay $49 of that, the fingerprint processing fee, at the Live Scan site instead of to the DRE. Then you go to work under a licensed broker.
Here’s the good news for San Pablo: the courses are taught right in town, at Contra Costa College.
Can I take the required courses in San Pablo?
Yes. Contra Costa College, at 2600 Mission Bell Drive, teaches the three courses the exam requires: Real Estate Principles, Real Estate Practice and one elective, such as Legal Aspects of Real Estate, Real Estate Finance or Property Management. The college says you can finish all three in one semester through evening classes. It also offers a Real Estate associate degree and certificate (Contra Costa College, Real Estate program page, checked September 24, 2026).
Private and online schools approved by the DRE count too. Whichever you pick, each DRE-approved course runs at least 45 hours. Since January 1, 2024, the Practice course must cover implicit bias and fair housing, including a role play where you act as both the consumer and the agent (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
Who can apply?
You must be 18 or older to be issued a license, and the DRE requires applicants to be honest and truthful. A past criminal conviction can lead to a denial, so read the DRE’s requirements page before you pay any fees (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
What will the state charge me, line by line?
Here’s the DRE’s current salesperson fee schedule (form RE 206, Rev. 7/26, checked September 24, 2026):
| Fee | Amount |
|---|---|
| Exam | $100 |
| License, after you pass | $350 |
| Fingerprint processing (California residents pay it at the Live Scan site) | $49 |
| Total with a combined exam and license application | $499 |
| Retaking the exam | $100 |
| Rescheduling the exam | $40 |
| On-time license renewal | $350 |
| Late renewal | $525 |
Two warnings from the same form. The combined exam and license fee is not refundable for any reason, including failing the exam or a license denial. And fingerprint fees are not refunded if you don’t pass. Course tuition is separate and set by your school.
What’s on the exam?
Seven subject areas, weighted like this (DRE, Salesperson Examination Content page, checked September 24, 2026):
| Subject | Share of the exam |
|---|---|
| Practice of real estate and disclosures | about 25% |
| Laws of agency and fiduciary duties | about 17% |
| Property ownership and land use controls | about 15% |
| Property valuation and financial analysis | about 14% |
| Contracts | about 12% |
| Financing | about 9% |
| Transfer of property | about 8% |
Put your study hours where the points are. A quarter of the exam is day-to-day practice and disclosures.
What happens on exam day?
You get 3 hours for 150 multiple-choice questions, and you need 70% correct to pass. Arrive 30 minutes early. Bring a valid photo ID from the DRE’s list, such as a California driver’s license or ID card or a U.S. passport. Phones, calculators, watches, bags and study materials are not allowed in the room (DRE, Taking the Exam page, checked September 24, 2026).
The DRE’s exam site closest to San Pablo is the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703, 7th Floor, in Oakland (DRE, Exam Sites page, checked September 24, 2026).
What happens if I don’t pass?
You can apply to retake it for $100. If you pass, the DRE doesn’t tell you your score. If you fail, it shows your percentage in each subject area, which tells you where to study (DRE, Taking the Exam page).
Watch the clock. Your application and fee are good for two years from the date the DRE receives them. If you haven’t qualified and passed by then, you start over with a new application and a new fee (DRE, form RE 206).
Can I start working as soon as I’m licensed?
Only under a broker. The DRE says a salesperson without a responsible broker may not do anything that requires a real estate license (DRE, Requirements to Apply for a Real Estate Salesperson License). Picking that broker, and whether to join a team, is your first real business decision.
What will San Pablo clients ask me first?
The exam tests state law. Your first clients will ask local questions. A few you’ll hear here:
- Offers. In August 2026, 63.4% of San Pablo homes sold over asking, and the median home sold for $543,640 (Redfin, San Pablo housing market page, August 2026, checked September 24, 2026). Buyers will want to know how to compete without overpaying.
- Flood zones. FEMA’s 100-year floodplains in San Pablo run mainly along San Pablo, Wildcat and Rheem Creeks, and the City will check a parcel for you at (510) 215-3060 (City of San Pablo, Flood Information page, checked September 24, 2026).
- Measure R. A San Pablo sales tax measure on the November 3, 2026 ballot (City of San Pablo, Measure R page, checked September 24, 2026). Explain it. Don’t campaign.
You won’t give legal or tax advice on any of this. Your job is to know the official source and send clients to a tax professional, an attorney or the agency. Our page on how to compare real estate teams covers how a team should train you on these.
