Finish three college-level real estate courses, pass the California Department of Real Estate’s salesperson exam, get fingerprinted, and get your license issued. Then you hang it with a licensed broker, because a salesperson can’t do licensed work without one.
Budget $450 in state fees plus $49 for fingerprints, and the cost of your courses. Here’s each step, straight from the DRE.
Who can get a California salesperson license?
You need to be at least 18 to be issued a license, and you have to be honest and truthful on your application. The DRE says a criminal conviction can lead to a denial (California DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026). If you have something on your record, read the DRE’s rules before you pay for courses.
Living in Rodeo doesn’t change any of this. It’s a state license, so the steps are the same in Rodeo, an unincorporated community run by Contra Costa County, as in Hercules or anywhere else in California.
Which courses do I have to take?
Three college-level courses, finished before you can sit for the exam:
- Real Estate Principles
- Real Estate Practice
- One elective from the DRE’s list. The choices include Real Estate Finance, Legal Aspects of Real Estate, Real Estate Appraisal, Property Management, Real Estate Economics, Escrows, and others.
Each DRE-approved course is at least 45 hours long. Since January 1, 2024, the Practice course has to include implicit bias and fair housing, with a role-play where you act as both the consumer and the agent (California DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
Continuing education classes don’t count. Check that your provider is approved using the DRE’s course search at dre.ca.gov before you enroll. Online or in person is your call. Pick the one you’ll actually finish.
How much does it cost to get licensed?
Here are the DRE’s current salesperson fees (California DRE, Fees page, checked September 24, 2026):

The DRE says its fees are nonrefundable. Course tuition is on top of this and varies by school, so get the full price in writing before you sign up. Once licensed, an on-time renewal is $350 (same DRE Fees page).
The combined application (RE 435) lets you file for the exam and the license at the same time, so you pay the DRE once (California DRE, Fees page, checked September 24, 2026).
What is the state exam like?
Three hours, 150 multiple-choice questions, four answer choices each. You need 70% to pass (California DRE, Taking the Exam, checked September 24, 2026).
A few things the DRE is strict about:
- Where. Electronic exams run in Fresno, La Palma, Oakland, Sacramento and San Diego. Oakland is the closest of those to Rodeo.
- ID. A current state driver’s license or DMV ID card, a passport, or a U.S. military ID. No ID, no exam.
- Phones. Not allowed in the room, even on a break. They go in a locker.
- Results. On the electronic exam you get your result when you finish. If you pass, the DRE doesn’t tell you your score.

What if I fail the exam?
Take it again. There’s no limit on the number of tries in the two years after you file your original application. Wait until your results arrive before you apply for a new date, or the DRE can flag your record and hold your results. After two years, you start over with a new application and fee (California DRE, Taking the Exam, checked September 24, 2026).
Don’t take it personally. Figure out which sections you missed, study those, and book the next date.
Do I need a broker after I pass?
Yes, to actually work. The DRE says a salesperson license is for people who do licensed real estate work under the supervision of a licensed broker. You can hold the license without a broker, but you can’t do anything that requires a license until you have one (California DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
So start talking to brokers and teams while you study. Don’t wait until the license shows up.
