Finish three DRE-approved real estate courses, pass the state’s salesperson exam, and send in your license application to the California Department of Real Estate (DRE). The state fees are $450 to file the exam and license together, plus $49 to the Live Scan fingerprint provider (DRE, Fees page, checked September 25, 2026).
Then you need a responsible broker before you can do licensed work. That’s the path. Here’s each piece, from Rio Vista.
Who can get a California real estate license?
The DRE’s basic rules: you must be at least 18 to be licensed, and you must be honest and truthful on the application. A criminal conviction can be grounds for denial (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026). There is a separate page for applicants who live out of state.
Worried about something in your record? Get an answer from the DRE or an attorney first. Tuition is the wrong place to find out.
Which courses do I have to take?
Three, each at least 45 hours, or 3 semester or 4 quarter units (same DRE page):
- Real Estate Principles
- Real Estate Practice. Since January 1, 2024, this course must include implicit bias and fair housing training with an interactive role-play.
- One elective from the DRE’s list, such as Legal Aspects of Real Estate, Real Estate Finance, Real Estate Appraisal, Property Management, Escrows, Real Estate Economics or Common Interest Developments.
Where to take them from Rio Vista. Solano Community College, 4000 Suisun Valley Road in Fairfield, offers a real estate Certificate of Achievement and an associate degree (Solano College, Real Estate program page, checked September 25, 2026). Across the river, Sacramento City College at 3835 Freeport Boulevard offers a Real Estate Salesperson certificate with RE 300 Principles and RE 310 Practice (Sacramento City College, Real Estate program page, checked September 25, 2026). Plenty of people study online instead. Either way, look the course up on the DRE’s approved list at dre.ca.gov before you pay.
What is the exam like?
A three-hour, 150-question multiple-choice test, and you need 70% to pass (DRE, Taking the Exam page, checked September 25, 2026). It’s given electronically. The DRE lists exam sites in Fresno, the Los Angeles area, Oakland, Sacramento and San Diego (DRE, How and Where Exams are Scheduled, checked September 25, 2026). The two closest to Rio Vista are Sacramento and Oakland.
Bring an approved photo ID and plan to lock up your phone and bag. The DRE’s Taking the Exam page lists exactly what’s allowed.
What does it cost?
The DRE’s fees (Fees page, checked September 25, 2026):
| Fee | Paid to | Amount |
|---|---|---|
| Salesperson exam | DRE | $100 |
| Re-take the exam | DRE | $100 |
| Salesperson license | DRE | $350 |
| Exam and license on one application | DRE | $450 |
| Live Scan fingerprints | Live Scan provider | $49 |
| Renewal, on time | DRE | $350 |
The table leaves out tuition, books and exam prep, which depend on the school. Also plan for the stretch before your first closing. You get paid only when a deal closes.
I passed. Now what?
A combined exam and license application keeps moving on its own. With an exam-only application, you submit the Salesperson License Application (RE 202) with the Live Scan Service Request (RE 237) and the license fee (DRE, Once You Pass the Examination page, checked September 25, 2026).
Then find your broker. A salesperson has to work under a responsible broker to do anything that requires a license (DRE requirements page). Check current DRE processing times on its website before you pick a start date.
What will Rio Vista clients ask me that the exam won’t?
Three things come up again and again here. Learn them before your first showing:
- Flood zones. Parts of the city are in FEMA high-risk zones, and the current flood map is dated May 4, 2009 (FEMA, NFIP community record for Rio Vista, checked September 25, 2026). Learn to pull a zone on msc.fema.gov, read a Natural Hazard Disclosure (Civil Code 1103), and send insurance questions to an insurance agent.
- HOA and senior-housing documents. Trilogy at Rio Vista calls itself a 55+ community of just over 3,000 homes (mytrv.org, checked September 25, 2026). Learn the resale documents California requires an HOA seller to provide (Civil Code 4525), and learn what Civil Code 51.3 says about senior housing, so you can point clients to the HOA office and an attorney instead of guessing. Never describe who lives in a community or who it suits.
- The bridge and Highway 12. Caltrans has closed the Rio Vista Bridge for weekend work and warned that detours could add up to two hours (Caltrans District 3, June 18, 2025). Show buyers Caltrans QuickMap and let them drive the commute.
The market is small, too. Redfin counted 63 Rio Vista sales in August 2026, with a median of 76 days on market (Redfin, Rio Vista housing market page, August 2026, checked September 24, 2026). Every listing you take will need real pricing work.
Is it better to start solo or on a team?
There’s no single right answer. On your own, you do everything: find the business, market it, follow up, manage the file and stay compliant. On a team, you share part of each deal in exchange for help with those. Get the split, fees and what you actually receive in writing before you sign. Our page on how to choose a real estate team to join in Solano County has the questions to ask.
