You get a California real estate salesperson license from the Department of Real Estate. That takes three approved college-level courses, a 150-question state exam, Live Scan fingerprints and a responsible broker to work under, and if you file the exam and license application together the DRE fees come to $450, plus $49 for fingerprints paid to the Live Scan provider (DRE, Requirements and Fees pages, checked September 25, 2026).
There’s no special Oakley license. The steps are the same statewide. What’s different is the market you’ll learn in, and we’ll get to that too.
Am I eligible?
Probably. The DRE requires you to be 18 or older to be issued a license, and applicants must be honest and truthful; a criminal conviction can be grounds to deny a license (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026). If you have something in your past, read the DRE’s page on that before you pay for courses.
What courses do I need?
Three college-level courses, each at least three semester units or four quarter units:
- Real Estate Principles
- Real Estate Practice
- One elective from the DRE list, such as Real Estate Finance, Legal Aspects of Real Estate, Property Management, Real Estate Appraisal or Escrows
Since January 1, 2024, the Practice course has to include implicit bias and fair housing components, including a role-play where you act as both the consumer and the agent (same DRE page). Continuing education courses don’t count toward this requirement.
What does it cost?
The DRE part is set. Everything else depends on where you study (DRE, Fees page, checked September 25, 2026):

Course tuition isn’t on that list, and it varies by school. Compare a few before you enroll, and budget for study materials.
What is the exam like?
Three hours, 150 multiple-choice questions, and you need to get at least 70% right to pass. The DRE asks you to show up 30 minutes early. If you pass, you aren’t told your score (DRE, Taking the Exam, checked September 25, 2026).
Where do I take the exam from Oakley?
Oakland is the nearest DRE exam site: the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703, 7th floor (DRE, Exam Sites, checked September 25, 2026). The DRE also tests in Fresno, La Palma, Sacramento and San Diego.
From Oakley, the transit route is Tri Delta route 373 from the Oakley Park n Ride at 4300 Main Street to Antioch BART, then BART to 12th Street Oakland City Center, a short walk from Clay Street. BART lists Antioch to 12th Street at 61 minutes and $7.30 on Clipper (BART schedule and fare data for October 7, 2026). Leave plenty of cushion. You don’t want to be late for this one.
What happens after I pass?
If you already filed the combined exam and license application, the DRE processes your license. If not, you log into your DRE eLicensing account, fill out the Salesperson License Application (RE 202) and send it with a completed Live Scan Service Request (RE 237) (DRE, Once You Pass the Examination, checked September 25, 2026).
Then you need a responsible broker. The DRE says a salesperson can hold a license without one but can’t do anything that requires a license until they’re working under a broker (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026).
What is it like to start as an agent in Oakley?
Honest answer: it’s a market where pricing skill matters. In August 2026, the median Oakley home sold for $675,553, down 1.1% from a year earlier, and took 41 days to sell. 45.5% sold above list, and 33.0% cut their price (Redfin, Oakley housing market page, August 2026, checked September 24, 2026).
It’s also not a fast-growing town right now. The California Department of Finance puts Oakley at 47,039 people on January 1, 2026, down 0.1% from 47,100 a year earlier, while housing units rose 0.6% to 15,090 (DOF, E-1 Population and Housing Estimates, May 2026). New homes keep coming, including Summer Lake North tracts off East Cypress Road, so you’ll compete with builders as well as other agents.
