Take three approved real estate courses, pass the state salesperson exam, get fingerprinted, and apply for your license with the California Department of Real Estate. Then you hang it with a licensed broker, because a salesperson can’t do licensed work without one (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026).

Nothing about the license is Danville-specific. It’s a state license. Here’s each step, what it costs, and where to take the courses near town.

Who can get a California real estate license?

Anyone 18 or older who qualifies for and passes the exam. The DRE also requires applicants to be honest and truthful, and says a criminal conviction may lead to a denied license. Out-of-state applicants have their own page on dre.ca.gov (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026).

Which courses do I need?

Three college-level courses, per the DRE (same page):

  1. Real Estate Principles.
  2. Real Estate Practice. Since January 1, 2024, this course must include implicit bias and fair housing, with a role-play where you act as both the consumer and the agent.
  3. One elective from the DRE’s list: Real Estate Appraisal, Property Management, Real Estate Finance, Real Estate Economics, Legal Aspects of Real Estate, Real Estate Office Administration, General Accounting, Business Law, Escrows, Mortgage Loan Brokering and Lending, Computer Applications in Real Estate, or Common Interest Developments.

Each DRE-approved course runs at least 45 hours. College courses count if they’re three semester units or four quarter units at an accredited school. Continuing education courses don’t count. Members of the California State Bar are exempt from the course requirement.

Where to take them near Danville. Diablo Valley College offers a Certificate of Accomplishment for Real Estate Salesperson, and it has a San Ramon campus at 1690 Watermill Road and its main campus at 321 Golf Club Road in Pleasant Hill (Diablo Valley College, Business Real Estate program page, checked September 25, 2026). Private online schools are the other route. Whichever you choose, check that the course is approved using the DRE’s official course search before you pay.

What is the salesperson exam like?

Three hours, 150 multiple-choice questions, four answer choices each. You need 70% to pass. Exams in Fresno, La Palma, Oakland, Sacramento and San Diego are given electronically, and Oakland is the closest of those to Danville. Bring an accepted photo ID, and plan to lock up your phone (DRE, Taking the Exam page, checked September 25, 2026).

If you don’t pass, you can apply to retake it once you’ve received your results. The DRE says not to file a new application before then.

What does it cost to get licensed?

These are the DRE’s fees, checked September 25, 2026 (DRE, Fees page). Fees are nonrefundable.

Item Paid to Amount
Salesperson exam DRE $100
Salesperson license DRE $350
Exam and license applied for together DRE $450
Fingerprints (California residents) Live Scan provider $49
Re-exam if needed DRE $100
On-time license renewal DRE $350

Course tuition isn’t on that list. It depends on the school, so get the full price, including books, in writing before you enroll.

What happens after I pass?

You apply for the license, if you didn’t file a combined application up front. The DRE’s steps: download the Salesperson License Application (RE 202) from your eLicensing account, and send it with a completed Live Scan Service Request (RE 237) and the license fee. The DRE can’t issue a license until it has your fingerprint results (DRE, Once You Pass the Examination, checked September 25, 2026).

The DRE posts its current processing times on dre.ca.gov. Check there before you plan a start date.

Do I need a broker to work as an agent?

Yes, to do the work. The DRE says a salesperson license is for licensed activity under the supervision of a licensed broker, and a salesperson without a responsible broker may not perform acts that require a license (DRE, Requirements page, checked September 25, 2026). You can hold the license without one. You just can’t do licensed work, like taking a listing or writing an offer for a client, until you’re with a broker.

That’s where you choose between hanging your license solo with a brokerage or joining a team inside one.

What does the first year ask of you?

More than the exam. The license lets you work. It doesn’t bring you clients, teach you to price a home or walk you through a Danville disclosure packet. A new agent here will be asked about the State Fire Marshal’s fire hazard map, San Ramon Valley Unified’s school locator, and pricing homes in a market with an August 2026 median of $1,817,797 (Redfin, Danville housing market page, August 2026, checked September 24, 2026).

Be honest with yourself about two things:

  • Money runway. You’re paid when deals close, not when you start. Plan your savings accordingly, and talk to a tax professional about self-employment taxes.
  • Who teaches you. Someone has to show you contracts, pricing and follow-up. You’ll learn it faster with a coach than alone.

That’s what a team is for: leads, training, support, mentorship and systems while you learn. It doesn’t replace your own work. Nothing does.
