Pick the team that proves its promises in writing, not the one with the best pitch. Before you sign, get five things on paper: where your business will come from, who trains you and when, who runs the file after contract, every fee and split, and what happens if you leave.

There is no official ranking that tells you which team is right for you. There’s only what a team can show you. Here’s how to test it.

Why work with a team at all if I’m in Crockett?

Because one small town won’t carry a career. Redfin counted 8 home sales in Crockett in August 2026 (Redfin, Crockett housing market page, August 2026, checked September 24, 2026). Agents here end up working Rodeo, Hercules, Vallejo, Martinez and beyond. More ground means more drive time, more follow-up and more files to track.

A team can help with that load. Or it can just take a cut. Your job is to find out which, before you sign.

Test 1: Where will my appointments come from?

Ask the team to walk you through a lead, from first contact to booked appointment, on screen. Then ask:

  • How are team leads assigned, and what gets them taken away?
  • How fast am I expected to respond?
  • What happens with clients I bring from my own sphere?

If they can’t show you, they don’t have it. Speed and consistency is the whole game, so look for a team that has both built into the system instead of relying on memory.

Test 2: Who trains me, and on what?

Ask for names, a schedule and a first-30-days plan. General sales training is everywhere. Local knowledge is the part that makes you useful to a Crockett client.

Could the trainer answer these today? Who issues a permit in Crockett? (The county, because Crockett is unincorporated.) Who handles a sewer backup? (The Crockett Community Services District.) Who responds to a fire? (The volunteer Crockett-Carquinez Fire Protection District, not Con Fire.) Sources: Crockett Community Services District, checked September 25, 2026. A team that knows this can teach it to you.

Test 3: Who carries the file after we’re in contract?

This is where solo agents lose their evenings. Ask:

  • Is there a transaction coordinator? Who pays for it?
  • Who tracks disclosure deadlines, contingency dates and the lender?
  • What software runs the business?

For us, the answers are The Closing Desk for transaction coordination, and Follow Up Boss, Sisu, Monday.com and Slack for the rest. Whatever a team uses, ask to see it working.

Test 4: What does the agreement say about money?

Read it all, and get it all in writing:

  1. Your split on team leads, and on your own clients
  2. Every fee: monthly, per deal, tech, marketing
  3. What happens to your pending deals and clients if you leave
  4. The name and license number of the responsible broker

Look up the team lead and the broker on the DRE’s license lookup at dre.ca.gov. If anything in the agreement isn’t clear, pay an attorney to read it. That’s the cheapest insurance in this business.

Test 5: How do they talk about results?

Listen for promises. A team that tells you what you’ll make, or how many deals you’ll close in year one, is telling you something about how it operates. Nobody can promise results in real estate. Look for a team that tells you what it will do, what it expects from you, and how it will measure both.

What does The Davis Team offer agents near Crockett?

Put us through the same five tests. Ask to see how a lead moves, meet the people who train, watch a file move through the system, and read the agreement before you decide.

Questions people also ask

What should I ask a real estate team before joining?

Ask where your first appointments will come from, who trains you and on what schedule, who handles transaction paperwork, every fee and split in the agreement, and what happens to your clients if you leave. Ask to talk with an agent who joined in the past year. Get the answers in writing, and verify the lead’s license on dre.ca.gov.

Is it better to join a team or work solo in Contra Costa County?

It depends on what you need. A team can supply leads, training and transaction support in exchange for part of each commission, and commissions themselves are always negotiable with clients. Working solo keeps more of each deal but puts every lead, file and deadline on you. Compare real written offers before you decide either way.

How do I check a real estate team’s license?

Use the Department of Real Estate’s license lookup at dre.ca.gov. Search the team lead’s name and the responsible broker’s name, and confirm both licenses are current. A team name has to be shown with the responsible broker’s name and license number, so if a team can’t tell you who its broker is, ask why before you go further.
