No list or award can answer this for you. The right team for you is the one that will coach you through the files Pleasant Hill actually produces, show you where your first conversations come from, and hand you every fee in writing before you sign.

Here’s how to test that. Take this page into every interview. Ours included.

What will a Pleasant Hill client expect me to know?

Numbers first. In August 2026 the median Pleasant Hill sale was $948,372, up 0.6% from a year earlier, on 97 sales. The median home spent 18 days on the market and sold at 101.8% of list price. 43.2% sold above list, and 23.8% took a price cut first (Redfin, Pleasant Hill housing market page, August 2026, checked September 24, 2026).

Look at the last two numbers side by side. Nearly half went over asking, and nearly a quarter got cut. The difference is usually the list price on day one. A new agent needs someone checking those comps before a listing goes live, every time.

Can the team teach me the files that trip agents up here?

Ask about these four by name. A team that works Pleasant Hill will answer without looking anything up.

  1. The BART address trap. The Pleasant Hill/Contra Costa Centre station’s official address is 1365 Treat Blvd., Walnut Creek, CA 94597 (BART, station page, checked September 24, 2026). It isn’t inside city limits. Write “the city is served by BART” in a listing and you’ve described a place wrong. A good coach catches that in your first draft.
  2. The rezoning. The city rezoned 1,072 parcels under Ordinance No. 978, effective December 17, 2025, and the Council takes up the map again on October 19, 2026 (City of Pleasant Hill, 2026 General Plan Land Use & Zoning Map Study page and news post of September 19, 2026, checked September 24, 2026). Buyers will ask what can go up next door. You need to know where the map is and who at the city answers the rest.
  3. School assignment. Mt. Diablo Unified assigns schools by street address, and its feeder chart sends the Fair Oaks Elementary area to Ygnacio Valley High in Concord, not College Park (MDUSD, School Feeder Pattern page, checked September 24, 2026). Your job is to send every buyer to the district to verify. Never promise a school.
  4. The seller’s costs. Pleasant Hill is a general law city. Its $0.55 per $1,000 transfer tax is credited inside Contra Costa County’s $1.10 per $1,000, not added on top (California City Finance, transfer tax rates, effective December 1, 2025). You should be able to walk a seller through that on a net sheet.

Ask the team leader: “Walk me through how you’d prepare a buyer on the rezoning before we write an offer.” A real answer sounds like a checklist and ends with an official link.

Where do my first conversations come from?

Make them get specific. Three questions:

  • “Name the lead sources a new agent here gets in the first 90 days.” Sources, not adjectives.
  • “Who checks my follow-up, and how often?” You want a person and a schedule.
  • “What happens to leads I don’t work?” Know the rule going in.

Then talk to two agents who joined in the last year, without the team leader in the room. Ask them the same three questions and compare.

Who has my back when a file goes sideways?

Ask for a name. When the appraisal comes in short, or the inspection turns up a sewer lateral problem on a 1950s house, who picks up the phone? Ask whether there’s transaction coordination, who reviews your disclosures before they go out, and how fast they answer on a weekend.

“The team supports you” isn’t an answer. A name and a phone number is.

What goes in writing before I sign?

Anything that costs you money or limits you later.

  • Your split and every fee. Desk, tech, marketing, transaction, and anything you owe if you leave.
  • Who your responsible broker is. Look up the team leader and the broker on the DRE’s free license lookup at dre.ca.gov. The DRE says a salesperson without a responsible broker may not perform acts that require a license (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 24, 2026).
  • The full team agreement. Read all of it. If a clause is unclear, pay a real estate attorney to read it with you.

And when a client asks about commission: it’s always negotiable, and no law sets it. What you and the team share is a separate agreement from what the client pays.

What should make me walk away?

Any of these:

  • A promised income number, a promised first deal, or a split you can’t see in writing.
  • An award or ranking with no named source and year.
  • “Training’s whenever you need it,” with no calendar.
  • Fees you only hear about on the second ask.
  • A deadline to sign this week.
  • A blank look when you mention the BART address, the rezoning or the Fair Oaks feeder.

Questions people also ask

How do I choose between real estate teams in Pleasant Hill?

Run every team through the same interview. Ask where your first leads come from, who trains you and on what schedule, who helps in escrow, and what you pay in total. Then call agents who joined within the last year. Choose the team with specific, written answers, not the one with the loudest claims.

What should a new agent know about Pleasant Hill real estate?

Start with pricing and four local facts. In August 2026, 43.2% of Pleasant Hill homes sold over list while 23.8% cut their price, per Redfin. The BART station has a Walnut Creek address. The city rezoned 1,072 parcels in December 2025. And MDUSD assigns schools by address, so buyers verify with the district.

Can a real estate team in Contra Costa County promise me an income?

No team can tell you what you’ll earn. If a team makes any offer, it needs written terms you can read before signing. Ask for any offer in writing, with who qualifies and what it covers, and have a real estate attorney review it. Compare teams on training, lead sources, support and total cost instead.

How do I check a real estate team’s license?

Use the free license lookup on the California Department of Real Estate site, dre.ca.gov. Search the team leader and the responsible broker by name or license number. It shows whether each license is active and, for a salesperson, which broker they work under. Do it before a second meeting with any team.
