About $2 million at the middle of the market. The Orinda median sale price was $1,998,677 in August 2026, up 12.7% from a year earlier (Redfin, Orinda housing market page, August 2026, checked September 24, 2026).
That is one month and 61 sales. Here are the full numbers, how Orinda compares with its Lamorinda neighbors, and what the median leaves out.
What are the Orinda numbers for August 2026?
Every home type is lumped together in these August 2026 figures (source: Redfin, Orinda housing market page, August 2026, checked September 24, 2026):
| Measure | August 2026 |
|---|---|
| Median sale price | $1,998,677 (up 12.7% year over year) |
| Homes sold | 61 |
| Median days on market | 14 |
| Sale price vs. list price | 100.9% |
| Homes sold over list price | 44.1% |
| Homes with a price drop | 24.0% |
| Median price per square foot | $721 |
Put simply, a typical Orinda sale closed out its listing in two weeks for a bit over asking. Just under half went over list. About one listing in four had to come down first.
Is Orinda getting more expensive?
The August number is up, but one month isn’t a trend. With only 61 sales, the mix of homes that happened to close can move the median a lot on its own. A 12.7% jump in one month’s median does not mean your house gained 12.7%.
If you want to know how prices are moving, look at several months of sales of homes like the one you care about, on similar streets. Our Orinda housing forecast page reports what named forecasters say, with dates.
How does Orinda compare with Lafayette and Moraga?
Close, with different mixes. Same Redfin source, same month (Redfin, Lafayette, Moraga and Orinda housing market pages, August 2026, checked September 24, 2026):
| August 2026 | Orinda | Lafayette | Moraga |
|---|---|---|---|
| Median sale price | $1,998,677 | $2,038,651 | $1,750,092 |
| Change from a year earlier | +12.7% | +1.9% | +19.9% |
| Homes sold | 61 | 81 | 45 |
| Median days on market | 14 | 15 | 14 |
| Median price per square foot | $721 | $833 | $790 |
Orinda has the lowest price per square foot of the three in August, even with a median near Lafayette’s. Redfin doesn’t say why, and a per-foot median shifts with the size of the homes that happened to sell. Compare the actual houses, not the city labels.
I’m buying. What should I do with these numbers?
Get ready before you tour. In August 2026 the median home sold in 14 days at 100.9% of list price, and 44.1% sold over list (Redfin, same page). A well-priced Orinda house may not wait for you to line up your loan.
Three checks before any offer:
- Pull 90 days of closed sales for comparable homes on comparable streets. Slope, lot size and road access change value from one street to the next.
- Check the fire hazard severity zone for the exact address (the Moraga-Orinda Fire District links the CAL FIRE maps), and get an insurance quote from a licensed agent while your contingencies are open.
- Ask whether the street is on the city’s private road list, and if so, who pays for upkeep.
I’m selling. What do these numbers tell me?
That the first price matters most. In one month, 44.1% of Orinda sales closed over list while 24.0% of listings had to drop (Redfin, same page). Those are two very different outcomes from the same market. Set your price from the closed sales that look most like your house, and ignore the headline median.
Plan for the Orinda paperwork too. The Moraga-Orinda Fire District requires an in-person inspection and a Certificate of Compliance for every property transfer. The first inspection is $336 per parcel, and MOFD says to allow two to three weeks (MOFD Certificate of Compliance page, checked September 25, 2026). Book it early.
What other costs come with an Orinda home?
Property taxes, school parcel taxes and insurance. Orinda Union School District lists Measure A at $385 per parcel, Measure B at $124 and Measure Z at $295 a year for seven years from 2023, with exemptions for some owners (Orinda Union School District, Parcel Tax Measures A, B, Z page, checked September 25, 2026). Ask for the current property tax bill to see every line. For what it means for you, talk to a tax professional or the Contra Costa County Treasurer-Tax Collector.
Insurance is the cost you can’t read off a listing. Get a real quote on the address from a licensed insurance agent early.

Slightly, at the median, in August 2026. Redfin shows Orinda at $1,998,677 and Lafayette at $2,038,651 that month, and Orinda at $721 per square foot versus $833 in Lafayette, checked September 24, 2026. How much do Orinda homes sell for per square foot?
Redfin’s August 2026 Orinda median came to $721 a square foot, on its Orinda housing market page, checked September 24, 2026. Large lots, slopes and older floor plans can push a single home’s figure well above or below that, so use it as a rough check, not a price.
