The median Oakley home sold for $675,553 in August 2026, down 1.1% from a year earlier, across 113 sales (Redfin, Oakley housing market page, August 2026, checked September 24, 2026). That sits between Antioch and Brentwood.
The median is a starting point, not a price tag. Here’s what the rest of the numbers say and what adds to the cost.
Are Oakley homes selling over asking?
Some are, and plenty aren’t. In August 2026, Oakley homes sold for 100.4% of list price on average and 45.5% sold above list. At the same time, 33.0% of homes had a price drop, and the median home took 41 days to sell (Redfin, Oakley, August 2026, checked September 24, 2026).
Read those together. A home priced right for its street still gets competition. A home priced on hope sits, then cuts. If you’re buying, that 33% is your opening. If you’re selling, it’s your warning.
What does a square foot cost in Oakley?
The median was $328 per square foot in August 2026 (Redfin, Oakley, checked September 24, 2026). Quick math only: 1,800 square feet at that rate is about $590,000, and 2,400 square feet is about $787,000.
Real homes don’t price that neatly. Lot size, the age of the tract, a pool, solar and the tax bill all move the number. Use it to sanity check a list price, not to set one.
How does Oakley compare with nearby cities?
Here’s the same Redfin August 2026 data for Oakley and its neighbors (checked September 24, 2026):
| City | Median sale price | Change from a year earlier | Median days on market | Price per sq ft |
|---|---|---|---|---|
| Pittsburg | $590,609 | +0.1% | 23 | $331 |
| Antioch | $595,106 | +2.6% | 21 | $331 |
| Oakley | $675,553 | -1.1% | 41 | $328 |
| Brentwood | $759,497 | -2.6% | 30 | $342 |
| Discovery Bay | $791,476 | -1.1% | 34 | $379 |
Two things jump out. Oakley’s price per square foot is the lowest of the five, so a dollar buys a little more floor space here. And Oakley’s 41 days is the slowest pace in the group. Buyers here have more time to think than they do in Antioch.
What will I pay on top of the price?
Three costs catch people off guard in Oakley:
- City special taxes on newer tracts. For fiscal year 2025/26, a built single-family home paid $1,885.12 a year to the Emerson Ranch district, $2,566.60 to the Summer Lake North district or $636.16 to the Cypress Grove district, and the city’s P-6 police tax ran up to $1,347.54 in newer zones (City of Oakley, fiscal year 2025/26 CFD and P-6 annual reports, January 13, 2026). Ask for the tax bill on every home you like.
- Transfer tax at closing. Oakley is a general law city, so the total documentary transfer tax is $1.10 per $1,000 of value, with the city’s $0.55 per $1,000 credited inside the county’s $1.10 total (California City Finance, transfer tax rates effective December 1, 2025, checked September 25, 2026). At the $675,553 median, that’s about $743.
- Flood insurance on some lots. FEMA says northern Oakley is subject to Delta flooding via the San Joaquin River (FEMA, Flood Insurance Study for Contra Costa County, revised March 21, 2017). Look up the address at msc.fema.gov and get a quote from a licensed insurance agent early.

What is happening across Contra Costa County?
Inventory is a bit tighter than a year ago. C.A.R. put Contra Costa County’s Unsold Inventory Index at 2.7 months in August 2026, compared with 2.6 in July and 3.1 in August 2025, and the county’s median time on market at 20 days, compared with 21 a year earlier (C.A.R., August 2026 home sales and price report, checked September 25, 2026).

Why can the Oakley median be misleading?
Because it mixes every home that sold. A month with more large, newer homes pushes it up. A month with more townhomes or smaller, older homes pulls it down. We don’t have Redfin’s August medians by home type for Oakley in our source file, so we won’t guess at them.
The honest way to price one home is the last few sales of similar homes in that same tract. We’ll pull them for you.
