For a lot of buyers, yes, if the price and the commute work for you. Danville gives you a real downtown, town parks and I-680 access, but there is no BART station, the median sale price was about $1.8 million in August 2026, and some hillside streets sit in state fire hazard zones.

What are the biggest pros of living in Danville?

A downtown you can walk, a lot of park land, and the valley setting. All of these you can check in an afternoon.

  • Parks. The town maintains over 167 acres of parkland across six community parks, including Sycamore Valley Park, Hap Magee Ranch Park with its dog park, and Osage Station Park with a memorial rose garden (Town of Danville, Community Parks page, checked September 25, 2026). Oak Hill Park on Stone Valley Road covers 43 acres with a lakeside path and a Mount Diablo view (Town of Danville, Oak Hill Park page, checked September 25, 2026).
  • A Saturday market that runs all year. The Danville Farmers’ Market is open Saturdays, 9 a.m. to 1 p.m., rain or shine, in the Railroad Avenue municipal lot at Railroad and Prospect (Town of Danville, Farmers’ Market page, checked September 25, 2026).
  • Local history close by. The Eugene O’Neill National Historic Site sits in a gated area above town. Visitors reach it only by a free National Park Service shuttle that boards in Danville, with reservations required (National Park Service, Plan Your Visit page, checked September 25, 2026).
  • Freeway access. I-680 runs right through town, north to Walnut Creek and south to San Ramon and the Tri-Valley.

What are the biggest cons?

Price, transit and fire. Every one of these is real, and some matter more to you than others.

  • It costs a lot to get in. The median sale price was $1,817,797 in August 2026, up 6.0% from a year earlier (Redfin, Danville housing market page, August 2026, checked September 24, 2026).
  • No BART station. The nearest is Walnut Creek. More on the commute below.
  • Fire zones on the hills. The State Fire Marshal’s Danville map, dated February 24, 2025, shades parts of town very high, high or moderate (map posted by the Contra Costa County Fire Protection District, read September 25, 2026). That can affect insurance and disclosures.
  • A school address is not a seat. San Ramon Valley Unified says many schools are impacted by growth and students “may not be able to attend their resident school” (SRVUSD, Find Your School page, checked September 25, 2026).
  • Quieter after dark. Downtown works for dinner. For a late night out, plan on driving to Walnut Creek or farther.

How much does a house cost in Danville?

About $1.8 million at the middle. Redfin’s August 2026 figures for Danville, all home types: median sale price $1,817,797, up 6.0% year over year; 139 homes sold; a median of 26 days on market; and $771 per square foot (Redfin, Danville housing market page, August 2026, checked September 24, 2026).

That median mixes condos, townhomes and large detached homes. For one house, recent sales of similar homes on nearby streets are the honest measure.

What other costs come with a Danville home?

Property tax, plus a few extra lines. Two you can plan for now:

  • School parcel tax. Voters renewed San Ramon Valley Unified’s $144 annual parcel tax for nine years, with senior exemptions (SRVUSD, Measure Q page, checked September 25, 2026).
  • Transfer tax. Danville is a general law town. The rate is $1.10 per $1,000 of value in total, with the town’s $0.55 credited inside the county’s $1.10 (California City Finance, transfer tax rate table effective December 1, 2025, read September 25, 2026). Who pays it is negotiable.

Some homes also carry HOA dues or special assessments. Ask for the current tax bill and HOA papers before you commit, and take tax questions to a tax professional or the Contra Costa County Treasurer-Tax Collector.

What is the commute like without BART?

Workable, with a transfer. Your main choices:

  • Walnut Creek BART. A weekday train leaving Walnut Creek at 7:35 a.m. reaches Embarcadero at 8:11 a.m., 36 minutes, for $6.95 on Clipper (BART schedule and fare data, sample date Tuesday, October 6, 2026, checked September 25, 2026).
  • County Connection Route 21. It runs from Walnut Creek BART down Danville Boulevard to the San Ramon Transit Center, with a stop at the Danville Park and Ride, weekdays 5:30 a.m. to 9:30 p.m. Buses come every 30 minutes at peak and 60 minutes off peak. The adult Clipper fare is $2.00 (County Connection, Route 21 page, checked September 25, 2026).
  • Driving. I-680 north to Highway 24 toward Oakland, or south toward the Tri-Valley. Try your real commute at rush hour before you buy.

How much is Danville growing?

Slowly so far, with more planned. The state counted 43,190 residents and 16,530 homes in Danville on January 1, 2026 (California Department of Finance, E-1 and E-1H estimates, May 2026). Under state law, the town’s 2023 to 2031 Housing Element must plan for at least 2,241 new homes, and the state found it in substantial compliance on April 9, 2024 (Town of Danville, Housing Element page, checked September 25, 2026).

One example: on July 21, 2026, the Town Council denied a neighbor appeal of the Community Presbyterian Church plan at 222 West El Pintado, which adds 49 townhomes and 19 accessory units (Danville San Ramon, August 12, 2026). If you’re looking near a site like that, read the approvals before you buy.

What about schools and crime?

Check both at the source. San Ramon Valley Unified serves Danville. Assignment depends on the exact address, and a seat at the resident school is not certain, so verify with the district before you write an offer. The district’s Schoolsite Locator shows the resident schools for a street address, and the district says many schools are impacted by growth, so a student may not get a seat at the resident school.
