For a lot of buyers, yes, as long as the tradeoffs work for you. Concord gives you two BART stations, a median sale price of $758,248 in August 2026 (Redfin, Concord housing market page, August 2026, checked September 24, 2026) and real open space, but you also get freeway traffic, a busy commercial core, and a huge base redevelopment that is still years from its first home.
Here is the real list, with sources, so you can weigh it yourself.
What are the biggest pros of living in Concord?
Transit, open space and a downtown square. Each point below links back to a source you can check.
- Two BART stations. Concord station sits at 1451 Oakland Avenue, and North Concord/Martinez station at 3700 Port Chicago Highway. Both are on the Yellow Line, Antioch to SFO/Millbrae (BART station pages, checked September 24, 2026).
- A direct train to San Francisco. BART’s schedule for a weekday morning shows a 44 minute ride from Concord to Embarcadero with no transfer, $7.70 with Clipper. From North Concord/Martinez it is 48 minutes and $7.95 (BART schedule and fare data for Thursday, October 1, 2026, checked September 24, 2026).
- Trails inside city limits. Lime Ridge Open Space covers 175 acres off Treat Boulevard, and the city says Concord and Walnut Creek jointly hold over 1,200 acres and 25 miles of trails there. Newhall Community Park runs 126 acres along Galindo Creek (City of Concord facility pages, checked September 24, 2026).
- A downtown square with a market. Todos Santos Plaza is the center of downtown, and the Concord Farmers’ Market runs there year-round on Tuesdays, 10 am to 2 pm, at 2175 Willow Pass Road (Pacific Coast Farmers’ Market Association, checked September 24, 2026). Our downtown answer, linked below, has more.
- A concert venue in town. The city-owned Toyota Pavilion at Concord, at 2000 Kirker Pass Road, seats 12,500 and is run by Live Nation (City of Concord, checked September 24, 2026).
What are the biggest cons?
Traffic, uncertainty on the old base, and a market that still moves fast. Not deal breakers, but real.
- Freeway traffic. Highway 4, I-680 and Highway 242 all feed Concord. Peak drive times swing a lot, so test your own commute at rush hour before you buy. We don’t have one dated source for drive times, so we won’t quote one.
- Years of change on the old Naval Weapons Station. It’s the biggest open question in town. More below.
- Competition on well-priced homes. In August 2026, 47.0% of Concord homes sold above list price and the typical sale closed at 100.8% of asking (Redfin, Concord housing market page, August 2026, checked September 24, 2026).
- Parking fees at BART. Daily parking costs $3.40 at both stations, and a monthly reserved spot is $93.80 (BART station pages, checked September 24, 2026).
How much does a home in Concord cost?
The median sale price was $758,248 in August 2026, up 1.1% from a year earlier. Redfin also shows 271 homes sold that month, a median of 24 days on market and $453 per square foot (Redfin, Concord housing market page, August 2026, checked September 24, 2026).
That median mixes houses, townhouses and condos. Your real price comes from recent sales of homes like the one you want, on streets near it. Our Concord price answer, linked below, walks through the August numbers.
What is happening with the Concord Naval Weapons Station?
The deal with the Navy just moved forward, but no homes have a date. On September 24, 2026, the city announced that the U.S. Navy approved the Term Sheet, the financial agreement for about 2,422 acres of the former base. Next comes the Specific Plan and other planning documents, with work starting this winter and more community input expected in early 2027 (Concord Community Reuse Project news, September 24, 2026).
Brookfield, the master developer, describes a vision of more than 12,200 homes, 25% of them affordable, and 886 acres for parks, recreation and trails (Brookfield project site, concordbpproject.com, checked September 24, 2026). That is the developer’s plan, not an approved project. The city’s own plan reserves over 65% of the area for parks, trails and open space (Concord Community Reuse Project, About page, checked September 24, 2026).
If you are looking at homes near the base, plan on years of planning meetings, and maybe construction after that. Nobody can promise when.
What is Measure V?
A city sales tax, not a property tax. Concord voters approved Measure V, a one-cent transactions and use tax, on November 2, 2020. The city says it brings in about $30 million a year, and an independent citizens’ oversight committee reviews the spending (City of Concord, Measure V page, checked September 24, 2026). For what any tax means for your budget, ask a tax professional or the Contra Costa County Assessor.
What about schools?
Mt. Diablo Unified School District has its office in Concord, at 1936 Carlotta Drive. School assignment depends on the exact address and can change, so verify the boundary for any home with the district at mdusd.org before you write an offer. For test results, the state’s California School Dashboard at caschooldashboard.org shows each school’s own numbers.
How do I look up crime data for a Concord street?
Use the police department’s own map. The Concord Police Department posts a monthly crime map dashboard and yearly crime statistics on the city website (City of Concord, Crime Map page, checked September 24, 2026). We don’t label any part of town. Look up the streets you’re considering and decide for yourself.
