If a quick sale matters most, aim to be on the market in March and April. Across Solano County, single-family homes that sold in April had the shortest median time on market of the year in both 2025 (37 days) and 2026 (36 days), and homes that sold in December and January took the longest, 59 to 64.5 days (C.A.R., monthly home sales and price reports for Solano County, read September 25, 2026).

Those are county numbers, not Dixon’s alone. Dixon is a small slice of that market, with 80 sales in August 2026 (Redfin, Dixon housing market page, August 2026, checked September 24, 2026), so use the county pattern as a guide and your street’s recent sales as the real test.

Read it by the month a home sold. A home that sold in April usually hit the market in February or March.

Does spring get a higher price?

A little, most years, but the top month moves. C.A.R.’s Solano County single-family median peaked at $620,000 in August 2025 and at $610,000 in July 2026. The low point was January both years: $565,000 in January 2025 and $552,500 in January 2026 (same C.A.R. reports).

Two cautions. A county median mixes different homes each month, so a “higher” month can simply mean bigger or newer homes sold. And the swing can reverse fast: the county median fell from $610,000 in July 2026 to $575,000 in August 2026, down 5.7% in one month.

So don’t hold your house for a season just to chase a number. Price it off recent Dixon sales like yours.

What is happening in Dixon right now?

Homes are still selling, and more sellers are cutting. In August 2026, Dixon’s median sale price was $609,597, up 3.8% from a year earlier. Eighty homes sold, the median home took 34 days, the sale-to-list ratio was 99.6%, and 29.5% sold above list. On the other side, 34.8% of Dixon homes had a price drop (Redfin, Dixon housing market page, August 2026, checked September 24, 2026).

Countywide, August 2026 homes took a median of 40 days, faster than the 47 days of August 2025 (C.A.R., August 2026 report, released September 16, 2026).

I need to sell this fall. Am I making a mistake?

No. Last fall the county slowed down from summer: 54 days in September 2025, 59 in October and 57 in November (C.A.R.). Slower isn’t stuck. It just means buyers have more time to compare, and a price that’s a little high sits longer.

Have the house ready before the photos. Price it off recent Dixon sales, not your neighbor’s hopes. If you set a high number, decide ahead of time when you’ll adjust it.

How slow is winter?

The slowest stretch of the year. Solano County homes that sold in December 2025 and January 2026 took medians of 64.5 and 59 days (C.A.R.). Prices also bottomed in January both years.

Winter has one upside. Fewer homes compete with yours, so a well-priced, well-kept house stands out. If your move date is set by a job or a lease, you can still sell. Plan for more time.

Should I wait for spring 2027?

Only if waiting works for your life and your budget. Nobody knows where Dixon prices will be next spring, and we won’t guess. Waiting also means more months of mortgage, taxes, insurance and upkeep.

One local thing to watch while you decide: new homes are still going up in Homestead, where the Sunrise and Celebration villages began construction in early 2026 (Dixon Grown, the City of Dixon’s development site, Homestead page, checked September 25, 2026). Builders’ homes compete with resales. And if selling this year or next changes your tax picture, ask a tax professional before you pick a date.
