Suisun City has been the cheaper of the two by median price: $534,646 in August 2026, against $599,603 in Fairfield (Redfin, housing market pages for each city, August 2026, checked September 24, 2026). The tradeoffs are older housing, a much smaller city, and more land near the Suisun Marsh, where flood maps and sea level rise planning matter.
The two cities share a border, a school district and a train depot. Below is the side-by-side on the things that change your monthly cost and your daily life. Which one fits is your call.
How do home prices compare?
Lower median in Suisun City, and it held steady over the year while Fairfield’s dipped. Same source, same month:

For Suisun City, Redfin also shows 69 homes sold in August 2026, a median of 35 days on market, a 100.4% sale-to-list ratio, 55.3% of homes selling over list and a median of $367 per square foot (same source). In plain terms, more than half of the Suisun City homes that sold in August closed above their list price.
One caution. A citywide median mixes every size and age of home. Before you decide one city “costs less,” price the same kind of house, same size and similar age, on real streets in both.
What kinds of homes will I find?
Mostly detached houses in both, but Suisun City’s stock is older and more uniform. These are Census Bureau estimates for 2020 to 2024:

What that means on the ground: more than half of Suisun City’s housing went up in the 1970s and 1980s, and very little has been built since 2010. Plan your inspection around roofs, windows, water heaters, electrical panels and sewer laterals from that era. If you want something built in the last 15 years, Fairfield has more of it.
How big is each city?
Very different. Suisun City is about 4 square miles, the smallest city in Solano County, and Fairfield is about 42 square miles (City of Suisun City, Suisun Expansion Project Notice of Preparation, November 12, 2025). Fairfield wraps around Suisun City’s north and west sides, the Suisun Marsh sits to the south, and Travis Air Force Base lies to the east (same source).
So in Suisun City your choices are a short list of neighborhoods, and new listings are few in any given month. Fairfield gives you more areas, more price points and more newer subdivisions to pick from.
How does the train compare?
Both cities use the Capitol Corridor, from two different stations a few minutes apart on the same line.

On the weekday schedule, train 525 leaves Fairfield-Vacaville Hannigan at 6:39 a.m. and Suisun-Fairfield at 6:45 a.m., and reaches Emeryville at 7:45 a.m. and Oakland Jack London at 8:00 a.m. Headed the other way, train 522 leaves Suisun-Fairfield at 7:36 a.m. and arrives in Sacramento at 8:30 a.m. (Capitol Corridor weekday schedule, effective December 8, 2025, checked September 25, 2026).
The depot on Main Street is the older one. It was built in 1914, reworked in the 1990s and again in 2016, and a pedestrian bridge links it to Fairfield (City of Suisun City press release, October 23, 2024). If you’d walk or bike to the train, a home near downtown Suisun City puts you close to it. From much of Fairfield you’ll drive to one station or the other.
For driving, Suisun City sits on Highway 12, and Fairfield is on I-80. We found no official source for typical drive times, so test yours on a weekday at the hour you’d really leave before you commit.
Which school district serves each city?
Most addresses in both cities are in Fairfield-Suisun Unified School District. Federal records list FSUSD schools with Suisun City addresses, including Crystal Middle on Whispering Bay Lane, Crescent Elementary on Anderson Drive and Dan O. Root Elementary on Harrier Drive (National Center for Education Statistics, Common Core of Data school list for FSUSD, checked September 25, 2026).
Some of Fairfield is in a second district. Travis Unified School District says it serves Travis Air Force Base, portions of Fairfield and Vacaville, and portions of unincorporated Solano County (Travis USD, About Us page, checked September 25, 2026).
The city name on the listing doesn’t set the school. The street address does, and boundaries can change. Verify the assigned school for every address with the district before you write an offer.
How do taxes compare?
Sales tax is higher in Suisun City. The California Department of Tax and Fee Administration lists 9.125% for Suisun City and 8.375% for Fairfield, effective July 1, 2026. Unincorporated Solano County is 7.375% (CDTFA, California City and County Sales and Use Tax Rates, checked September 25, 2026).
The transfer tax when a home sells is the same in both: $1.10 per $1,000 of value in total, Solano County’s rate. Both are General Law cities, and each city’s $0.55 share is credited inside that $1.10, not added on top (California City Finance, California City Documentary and Property Transfer Tax Rates, effective December 1, 2025, checked September 25, 2026). Who pays it is negotiable, and your escrow officer will show it on the estimate.
Property tax runs through one county for both, so the real difference is parcel by parcel. Newer subdivisions in either city can carry special taxes or assessments. Ask for the current property tax bill on any home you’re serious about, and take budget questions to a tax professional or the Solano County Assessor.
What about flood zones?
This is the biggest difference to check. Suisun City sits on the edge of the Suisun Marsh, which the city describes as an 84,000-acre marsh and California’s largest remaining coastal wetland (City of Suisun City, Suisun City Marina page, checked September 25, 2026).
KQED reported that maps from the Bay Conservation and Development Commission, a state agency, show “significant overtopping” and flooding in Suisun City with two feet of sea level rise, which could happen by 2050, reaching areas south of Highway 12 (KQED, August 18, 2025, updated November 17, 2025). That’s a planning scenario, not a forecast for any one street. On FEMA’s current flood map, Suisun City’s high risk zones today are mostly the low ground south of Highway 12 around the waterfront and downtown (FEMA National Flood Hazard Layer, checked September 25, 2026).
Don’t generalize to a whole city in either direction. Look up the exact address, in Suisun City or Fairfield, on FEMA’s Flood Map Service Center at msc.fema.gov, and read the Natural Hazard Disclosure for the home. If a lender will require flood insurance, get a quote from a licensed insurance agent before you remove contingencies.
So how do I decide?
Pick two homes, one in each city, and compare them on five things:
- The same kind of home. Similar size, age and lot, not the median.
- Monthly cost. The tax bill, any special assessments, HOA dues and a flood insurance quote if the map calls for one.
- The trip you’ll make most. Door to platform, or the drive at your real hour.
- The assigned school. Confirmed with the district for that address.
- What’s planned nearby. Both cities post planning projects. In Suisun City, also watch the annexation study east of town.

Is Suisun City cheaper than Fairfield?
By median, yes. Redfin’s August 2026 median sale price was $534,646 in Suisun City and $599,603 in Fairfield, checked September 24, 2026. But Census estimates show 56.1% of Suisun City’s housing was built from 1970 through 1989, against 36.5% in Fairfield, so the medians partly reflect older homes. Compare similar homes in both before deciding.
Do Suisun City and Fairfield share a school district?
Mostly. Fairfield-Suisun Unified School District serves most of both cities, and federal school records list FSUSD campuses with Suisun City addresses, such as Crystal Middle. Parts of Fairfield are in Travis Unified School District instead, per Travis USD’s own description. Verify the assigned school for any address with the district before you buy.
Which train station is closer, Suisun-Fairfield or Fairfield-Vacaville?
It depends on the address. Suisun-Fairfield is at 177 Main Street in downtown Suisun City, and Fairfield-Vacaville Hannigan is at 4921 Vanden Road in Fairfield. They’re on the same Capitol Corridor line; weekday train 525 stops at Fairfield-Vacaville at 6:39 a.m. and at Suisun-Fairfield at 6:45 a.m., per the schedule effective December 8, 2025.
Is the sales tax higher in Suisun City or Fairfield?
Suisun City’s is higher. CDTFA lists a 9.125% total sales tax rate for Suisun City and 8.375% for Fairfield, effective July 1, 2026, checked September 25, 2026. The documentary transfer tax on a home sale is the same in both cities, $1.10 per $1,000 of value, per California City Finance’s table effective December 1, 2025.
