For a lot of buyers, yes, if you check the flood map before you fall for a house. Suisun City’s median sale price was $534,646 in August 2026, about $65,000 under Fairfield’s, and the town has its own Capitol Corridor train station on Main Street (Redfin, Suisun City and Fairfield housing market pages, August 2026, checked September 24, 2026).
The catch is water. The old town and waterfront sit low beside the Suisun Marsh, and state and regional planners have mapped real flood risk south of Highway 12. Here is each side, with sources, so you can judge a street for yourself.
What do you get for the money in Suisun City?
More house per dollar than most of Solano County’s bigger cities. Redfin’s August 2026 numbers for Suisun City (checked September 24, 2026):
- Median sale price: $534,646, up 0.9% from August 2025.
- Price per square foot: $367.
- Homes sold in August: 69.
- Median days on market: 35.
For comparison, Fairfield’s August 2026 median was $599,603, down 3.2% from a year earlier (Redfin, Fairfield housing market page, August 2026, checked September 24, 2026). The two cities share a border, a school district and a train station, so that gap is real money for similar commutes.
One caution: 69 sales is a small sample. A few waterfront homes or a batch of condos in one month can move the median. Price any single home against recent sales on its own streets.
What are the strongest reasons people pick Suisun City?
Price, the train and the waterfront.
- A train station in town. The Suisun-Fairfield Capitol Corridor station is at 177 Main Street. It is unstaffed, with an indoor waiting area open 6:30 a.m. to 2 p.m. and two ticket kiosks. The Lotz Way Park and Ride lot has 256 regular spaces, free, with no time limit (Capitol Corridor, Suisun-Fairfield station page, checked September 25, 2026).
- Bus links at the same stop. FAST Routes 1, 3, 5 and 7 and Rio Vista Delta Breeze Route 50 connect there (same Capitol Corridor page).
- The marina and the old depot. The city marina has 160 rental berths, a 300 foot guest dock and boat launch ramps (MTC and BCDC, Suisun City Focus Area report, 2019). The depot was built in 1914 and is the last colonnade style Southern Pacific station left in Solano County (Daily Republic, October 25, 2024).
What are the biggest drawbacks?
Flood exposure first, then a small market and a lot of change in the pipeline.
- Low ground next to the marsh. On FEMA’s current flood map, the high risk zones in Suisun City are mostly the low ground south of Highway 12 around the waterfront and downtown; most land north of Highway 12 is mapped minimal risk (FEMA National Flood Hazard Layer, checked September 25, 2026). Look up any address on FEMA’s map before you offer.
- Sea level rise. A BCDC planning manager told KQED that with two feet of sea level rise, flooding by 2050 could reach areas south of Highway 12, including a middle school, City Hall, downtown businesses and a rail line (KQED, August 18, 2025, updated November 17, 2025). Our flood page walks through how to check a street.
- Fewer choices at once. With about 69 sales a month, the right home may take a while to show up.
- Big decisions still open. The city is reviewing a California Forever application to annex 22,873 acres east of town (City of Suisun City, Notice of Preparation, November 12, 2025). Nobody knows yet how that ends, or what it would mean for home values.
What does it cost to own a home here beyond the price?
Plan for property tax, flood insurance on some homes, and HOA dues in some tracts. If a home is in a high risk flood zone and you use a federally backed mortgage, flood insurance is mandatory (FloodSmart, “What is my flood zone?”, checked September 25, 2026). Get a quote from a licensed insurance agent during your inspection period, not after.
Some Solano County tracts also carry special taxes on the property tax bill. Ask for the seller’s current tax bill and any HOA documents, and for what they mean for your budget, talk to a tax professional or the Solano County Assessor.
What is being built in Suisun City?
Mostly small infill for now. The Press Democrat reported four projects underway on August 5, 2026: Awanta (20 apartments on Main Street), Lotz Residences (16 houses), Almond Gardens (97 affordable apartments) and McCoy Creek (31 units plus shop space), with Olive Tree Ranch homes and two large logistics centers east of town under review. The city’s Development Calendar Update on suisun.com lists each project and its current status, so check it before you count on a date.
Which schools serve Suisun City?
Fairfield-Suisun Unified School District (FSUSD) serves the city. The 2025 California School Dashboard lists four FSUSD schools with Suisun City addresses: Crescent, Dan O. Root and Suisun elementary schools, and Crystal Middle (California School Dashboard, 2025, checked September 25, 2026). There is no FSUSD high school inside the city, so check which high school an address feeds into.
Always verify the assigned schools with FSUSD for the exact address before you remove contingencies. Our page on which schools serve a Suisun City address has the state’s numbers for each campus.

Is Suisun City in a flood zone?
Part of it. FEMA’s current map, checked September 25, 2026, puts the high risk zones mostly on the low ground south of Highway 12 around the waterfront and downtown. A 2019 MTC and BCDC study described most of the city as high risk. Search the exact address on FEMA’s Flood Map Service Center at msc.fema.gov and ask a licensed insurance agent what coverage would cost.

Yes. The Suisun-Fairfield Capitol Corridor station is at 177 Main Street in Suisun City. Capitol Corridor lists it as unstaffed, with an indoor waiting area open 6:30 a.m. to 2 p.m., two ticket kiosks, and the free Lotz Way Park and Ride lot with 256 spaces, checked September 25, 2026. FAST and Rio Vista Delta Breeze buses stop there too.
What school district is Suisun City in?
Fairfield-Suisun Unified School District. The 2025 California School Dashboard lists Crescent, Dan O. Root and Suisun elementary schools and Crystal Middle School at Suisun City addresses. Assignments depend on the exact address and can change, so verify the schools for any home with FSUSD at (707) 399-5000 before you commit.
