For a lot of buyers, yes, if the tradeoffs work for your life. Vallejo gives you home prices well below most of the Bay Area, a ferry to San Francisco and a lot of park and shoreline, but you pay for it in bridge tolls, commute time and, on some streets, special taxes.
Here’s the real list, with sources and dates, so you can check it yourself.
What are the biggest pros of living in Vallejo?
Price, the ferry and the water. Those three do most of the work.
- Lower prices than most of the Bay Area. Vallejo’s median sale price was $509,663 in August 2026, all home types, per Redfin’s Vallejo housing market page (checked September 24, 2026). For context, C.A.R. put the San Francisco Bay Area median at $1,272,000 the same month (C.A.R., August 2026 home sales and price report, released September 16, 2026). Different sources and different mixes, so treat that as a rough gap, not a precise one.
- A boat to downtown San Francisco. San Francisco Bay Ferry runs daily between Mare Island, the Vallejo Ferry Terminal and the Downtown San Francisco Ferry Building. The trip is about 60 minutes. On weekdays the first boat leaves Vallejo at 5:30 a.m. and the last southbound boat at 7:05 p.m. The adult one-way fare is $10.00 as of July 1, 2026 (San Francisco Bay Ferry, Vallejo route page, schedule effective March 9, 2026, checked September 24, 2026).
- Parks and shoreline. The Greater Vallejo Recreation District runs 33 parks. Glen Cove Waterfront Park connects to the San Francisco Bay Trail, and River Park sits on the Napa River (GVRD parks page, checked September 24, 2026).
- Real history. Mare Island became the first U.S. naval base on the West Coast in 1854, and the shipyard is a National Historic Landmark (National Park Service, Mare Island Naval Shipyard page, checked September 24, 2026).
What are the biggest cons?
Tolls, time and a car you’ll use a lot. None of this is a deal breaker for everyone. All of it is real.
- Two bridge tolls if you drive to San Francisco. The Carquinez Bridge toll is collected eastbound into Vallejo, so you pay it on the way home. The Bay Bridge toll is collected westbound into the city. Each is $8.50 for a two-axle car as of January 1, 2026 (MTC, the Bay Area regional transportation agency, Carquinez Bridge and Bay Bridge toll pages, checked September 24, 2026).
- The ferry runs on a schedule, not on demand. Thirteen weekday southbound trips, and between 9:30 a.m. and 4:10 p.m. every gap between boats is more than an hour (same ferry page). Miss the last boat and you need a plan B.
- Car-dependent. Redfin shows a Walk Score of 46, a Transit Score of 28 and a Bike Score of 36 for Vallejo (checked September 24, 2026). Most errands mean driving.
- Fire and heat risk. Redfin’s climate section, citing First Street, rates Vallejo’s Fire Factor “Moderate,” with 58% of properties at some wildfire risk over 30 years, and Heat Factor “Moderate” at 89%. Flood Factor is “Minor,” at 4% (checked September 24, 2026). These are modeled estimates. For one address, look it up on the FEMA Flood Map Service Center at msc.fema.gov and ask for the Natural Hazard Disclosure report.
- Less nightlife than Oakland or San Francisco. Plan on a drive or the ferry for a big night out.
How affordable is a Vallejo home?
About $510K at the middle of the market, and less for a condo. Redfin’s August 2026 medians were $519,695 for single-family homes on 221 sales and $272,417 for condos and co-ops on 25 sales. The all-homes median was down 3.1% from a year earlier, while price per square foot was up 2.9% to $358 (Redfin, Vallejo housing market page, checked September 24, 2026).
Homes sold in a median of 42 days, and 49.1% sold above list price. So it moves, but not at a frenzy. Our Vallejo price answer breaks the numbers down by home type.
What other costs should I plan for?
Property taxes, and on some streets, special taxes on top. Mare Island homes sit in City of Vallejo Community Facilities Districts, Nos. 2002-1, 2005-1A and 2005-1B, whose special taxes pay for island services (City of Vallejo, Community Facilities District FAQ, checked September 24, 2026). Some newer subdivisions and HOA communities have their own charges.
The parcel’s tax bill tells the truth. Look it up with the Solano County Tax Collector before you write an offer, and ask a tax professional what it means for your budget.
What is the commute like from Vallejo?
It depends on where you work. To downtown San Francisco, the ferry is about an hour dock to dock. Driving means I-80 south over the Carquinez Bridge, plus the Bay Bridge toll if you go into the city. Highway 37 heads west toward Marin and Sonoma, and Napa is to the north.
Do a test run at the hour you’d really leave, both ways, before you buy. That’s the cheapest insurance in this business.
What’s planned for Mare Island?
A big plan, with no approval and no build date. The Mare Island Company’s October 2024 draft Specific Plan lays out nine neighborhoods with room for up to 14,000 homes and 14,900 to 17,000 jobs. The City sent a comment letter on February 7, 2026, and the City Council got an update on April 27, 2026. Next come more environmental documents, a second draft and a Draft EIR for public review (City of Vallejo, Mare Island Specific Plan page, checked September 24, 2026).
If you’re looking on or near the island, read that page for the latest step. Buy for what’s there today, not for a plan that hasn’t been approved.
What about schools in Vallejo?
Vallejo City Unified School District is the public school district for Vallejo. The district is shrinking its elementary campuses: the Board of Trustees affirmed closing Lincoln, Highland and Pennycook Elementary at the end of the 2025-26 school year (VCUSD, School Closures page, board vote April 1, 2026, checked September 24, 2026). That can change which school serves an address. Verify the assigned school for any home with VCUSD before you write an offer.
What is there to do?
Parks, the waterfront, Mare Island history and a year-round Saturday farmers market downtown. Six Flags Discovery Kingdom is in town too. Our things to do in Vallejo answer has the details and sources.
