Get a California salesperson license from the Department of Real Estate (DRE). You finish three approved college-level courses, pass a 150-question state exam, submit Live Scan fingerprints and then work under a responsible broker. Expect $450 in state fees if you apply for the exam and license at once, plus $49 to the Live Scan fingerprint provider if you live in California (DRE, Requirements for Salespersons and Fees pages, checked September 25, 2026).
The license is the same anywhere in California. Discovery Bay is where it gets interesting, because the files here come with levees, lagoons and HOAs. More on that below.
Who can get a salesperson license?
You must be at least 18 to be issued a license. The DRE also says applicants must be honest and truthful, and that a criminal conviction may lead to a denial (DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026). If that applies to you, read the DRE’s guidance first, before you spend money on school.
Which classes do I take?
Three, each at least three semester units or four quarter units, taken at an accredited college or at a private school whose courses the DRE has approved (same DRE page):
- Real Estate Principles
- Real Estate Practice. For courses since January 1, 2024, the DRE requires implicit bias and fair housing content in this class, with a role play in which you act as both the client and the agent.
- One elective, such as Real Estate Finance, Legal Aspects of Real Estate, Escrows, Property Management, Real Estate Appraisal or Common Interest Developments.
If you plan to work Discovery Bay, where the Town lists nine homeowners associations (Town of Discovery Bay, Home Owners Associations page, checked September 25, 2026), Common Interest Developments is worth a look as your elective. Continuing education courses don’t count toward any of the three.
How much are the state fees?
These are the DRE’s own numbers (DRE, Fees page, checked September 25, 2026). School tuition is extra and varies, so shop around.

What’s on the exam, and where do I take it?
You get 3 hours for 150 multiple-choice questions, and you pass with at least 70% correct. Arrive 30 minutes early. If you pass, the DRE won’t tell you your score (DRE, Taking the Exam, checked September 25, 2026).
The DRE holds exams in Fresno, La Palma, Oakland, Sacramento and San Diego. The Oakland site is the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703, on the 7th floor (DRE, Exam Sites, checked September 25, 2026).
Discovery Bay has no BART station, so plan on driving at least part of the way. From Antioch station, BART’s schedule for Wednesday, October 7, 2026 shows a 7:07 am train reaching 12th Street Oakland City Center at 8:08 am, 61 minutes, with a $7.30 Clipper fare (BART schedule and fare data, api.bart.gov, checked September 25, 2026). Build in parking time and a buffer. Being late is the easiest way to lose a test day.
What do I do once I pass?
If you filed the combined RE 435 application, the DRE moves on to your license. If you only applied for the exam, you file the Salesperson License Application (RE 202) through your eLicensing account along with a completed Live Scan Service Request (RE 237). No license is issued until the DRE has your fingerprint results back (DRE, Once You Pass the Examination, checked September 25, 2026).
Then line up a broker. Per the DRE, a license can be issued with no broker attached, but until you have a responsible broker you can’t do any work that needs a license.
What will I need to learn to sell homes in Discovery Bay?
More than the exam covers. Clients here ask about docks, water and flood paperwork, and the answers come from agencies a new agent may never have heard of. Four to learn first:
- Who does what. Discovery Bay is unincorporated Contra Costa County. The Town of Discovery Bay is a Community Services District that runs water, wastewater, parks and recreation, and the County handles everything else, including permits (Town of Discovery Bay, “What is a Community Services District?” page, checked September 25, 2026).
- The levee district. Reclamation District 800 maintains 19.2 miles of levees around the Byron Tract (RD 800 home page, checked September 25, 2026), and its board formed a new assessment on November 6, 2025 that starts on fiscal year 2026-27 tax bills (RD 800 board minutes, November 6, 2025). You’ll need to know where a buyer finds that number.
- Tap water vs lagoon water. The Town’s 2025 water quality report says tap water comes from groundwater wells. The lagoons are a separate question, with state algae advisories posted in the past. Your job is pointing clients to the official sources, not giving health advice.
- Pricing in a market that gives buyers room. In August 2026 the median sale price was $791,476, down 1.1% from a year earlier, with 53 sales, 34 median days on market and 36.5% of homes taking a price cut (Redfin, Discovery Bay housing market page, August 2026, checked September 24, 2026).
Tax questions go to a tax professional, legal questions to a real estate attorney, insurance questions to a licensed insurance agent. Knowing when to hand off is part of the job.
How does a team help a new agent here?
You don’t learn all of that alone. A team gives you leads, training, mentorship, systems and support, and someone to review a file before it goes out. When you interview a team, ask them to walk you through a real Discovery Bay tax bill and HOA packet. Commissions your clients pay are always negotiable and never set by law, and a good team trains you to say so plainly.

How long does it take to get a real estate license in California?
The three courses take the most time. Once they’re done, you book the exam in eLicensing, pass it, and wait for the DRE to receive your fingerprints and issue the license.

The DRE’s Bay Area exam site is in Oakland, at the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703. It also tests in Sacramento, Fresno, La Palma and San Diego. From Antioch BART, the ride to 12th Street Oakland City Center takes 61 minutes on BART’s October 7, 2026 schedule.
Can I sell real estate right after I pass the exam?
Not until your license is issued and you’re working under a responsible broker. The DRE says a salesperson without a responsible broker may not perform acts that require a real estate license. If you didn’t file the combined application, you submit form RE 202 with a Live Scan request (RE 237) after you pass.
