Don’t pick off a logo or a ranking. Pick the one that can sit down with you and work a real Discovery Bay file from listing to close, and explain every local wrinkle as it goes. If a team leader can’t do that in an hour, they can’t coach you through it on a live deal.

Here are three Discovery Bay files to test any team on, what to get in writing, and when a team isn’t worth it.

What makes a Discovery Bay file different?

Because the paperwork runs through agencies most agents never deal with. Discovery Bay isn’t a city. It’s unincorporated Contra Costa County, and the Town of Discovery Bay is a Community Services District that handles water, wastewater, parks and recreation, while permits and planning go through the County (Town of Discovery Bay, About Us and Community Services District pages, checked September 25, 2026).

Add a levee district, nine HOAs and water behind a lot of the homes, and a new agent can miss things a buyer’s inspector or attorney won’t.

Test 1: can they explain the RD 800 lines on a tax bill?

Hand them a Discovery Bay tax bill and ask what the Reclamation District 800 charges are. A good answer covers:

  • the original 1999 assessment, which the board levied at $145.06 per residential parcel for 2026-27 on July 9, 2026 (RD 800, Notice of Assessment Calls, July 9, 2026 meeting)
  • the new Maintenance and Capital Assessment the board formed on November 6, 2025, which starts in fiscal year 2026-27 and varies by parcel (RD 800 board minutes, November 6, 2025 and July 9, 2026)
  • where a buyer finds their own number: RD 800’s parcel calculator and the County tax bill

If you ask whether it’s deductible, the right answer is “check with a tax professional.” Explaining is our job. Tax advice isn’t.

Test 2: can they walk you through an HOA packet?

Ask what a seller owes a buyer when the home is in one of the nine associations the Town lists (Town of Discovery Bay, Home Owners Associations page, checked September 25, 2026). The answer should point to California Civil Code section 4525, which lists the documents an owner must give a buyer, including the governing documents and budget (leginfo.legislature.ca.gov, checked September 25, 2026).

Then ask when they order the packet. “Before we list” is the answer you want. Legal questions about what’s in it go to a real estate attorney, and a good team says so.

Test 3: how would they price a listing here?

Ask them to price a real Discovery Bay home in front of you. In August 2026, homes sold for 97.7% of list on average and 36.5% had a price drop first (Redfin, Discovery Bay housing market page, August 2026, checked September 24, 2026). The town median of $791,476 mixes deep-water homes, narrow lagoons and dry streets, so watch whether they pull sales on the same kind of water.

Then ask who checks your first few pricing talks with sellers, and how quickly. You want a person’s name and a same-day answer, not “we have resources.”

What should I get in writing before I join?

The parts you’ll argue about later if nobody writes them down:

  • Leads. Where they come from, who gets them, and what happens if you’re slow to call.
  • Your weekly commitments. Meetings, training hours, follow-up standards.
  • Money. The split, plus every desk, tech or per-deal fee. Do the math on a sample Discovery Bay sale before you sign.
  • Your broker. Who the responsible broker is and who checks your contracts. Per the DRE, a salesperson with no responsible broker can’t perform acts that need a license (California DRE, Requirements for Salespersons page, checked September 25, 2026).
  • The exit. What notice you give, and who keeps your pending escrows.

One more: commissions your clients pay are negotiable every time and never fixed by law. Any team worth joining coaches you to tell clients exactly that.

How do I check out a team leader?

Run their name through the DRE’s free license lookup on dre.ca.gov. You’ll see the license status and the broker it’s tied to. Do it before the second meeting.

When is joining a team the wrong move?

If your pipeline already stays full, you have your own systems, and a broker you trust already reviews your files, a split may take more than the help gives back. Same if the team stumbles on the three Discovery Bay tests. Coaching is the product. If they can’t coach a levee assessment or an HOA packet, keep looking.

What does The Davis Team offer?

Leads, training, support, mentorship and systems, so no Discovery Bay file lands on you alone. We work Contra Costa and Solano counties as a team at eXp Realty. Hold us to the same three tests you’d give anyone else.

Questions people also ask

How do I pick a real estate team in Contra Costa County?

Judge a team on real local files, not its pitch. For Discovery Bay, have the team leader explain the two Reclamation District 800 assessments on a tax bill, walk through an HOA resale packet, and price a listing in a market where Redfin shows 36.5% of August 2026 sales took a cut. Then get every fee in writing.

Should a new agent join a team to sell in Discovery Bay?

Often, yes, if the team coaches the parts that trip up new agents here: the levee district assessments, HOA documents and permits handled by Contra Costa County rather than a city. An agent with steady business and working systems should weigh the split against the help they’d really use before signing.

What should I ask a team leader before I sign?

Ask how leads are handed out, who checks your contracts, what they expect from you each week, and what the split and every fee come to on a sample sale. Ask what happens to your open escrows if you leave. Then confirm the leader’s license and broker on the DRE’s free lookup at dre.ca.gov.

Do I still need a broker if I join a team?

Yes. Every salesperson on a team works under a responsible broker. The California DRE’s salesperson requirements page, checked September 25, 2026, says a salesperson without one can’t perform acts that require a license. Ask the team leader who the broker is and confirm it on the DRE’s license lookup.
