The Walnut Creek median sale price was $868,425 in August 2026, down 2.2% from a year earlier (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). That is the middle of every sale in the city that month, condos and co-ops included, so a detached house on a regular street can cost a lot more or less than that.
Here are the August numbers, what they mean for your price range, and the one thing the median hides.
What are the Walnut Creek numbers for August 2026?
Redfin’s August 2026 figures for Walnut Creek, all home types combined (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026):
| Measure | August 2026 |
|---|---|
| Median sale price | $868,425 (down 2.2% year over year) |
| Homes sold | 317 |
| Median days on market | 28 |
| Sale price vs. list price | 99.7% |
| Homes sold over list price | 36.3% |
| Homes with a price drop | 32.1% |
| Median price per square foot | $549 |
In plain English: the typical home sold for just under its asking price, about one in three went over, and about one in three listings cut its price along the way.
Why is the Walnut Creek median down?
Part of the answer is probably what sold, not only what homes are worth. Walnut Creek has an unusual mix of homes. Rossmoor, the gated 55+ community inside city limits, lists 3,368 co-op homes, 3,245 condominium homes and 63 single-family homes, plus 300 homes at The Waterford (Rossmoor homepage, checked September 24, 2026).
Our read, not Redfin’s: when more of the month’s 317 sales are smaller attached homes, the citywide median drops even if each kind of home holds its value. So the 2.2% dip is a signal to dig in, not proof that your house lost 2.2%. The fair way to price one home is sales of the same type, in the same area, from the last few months.
What does that mean if I’m buying?
You have some room, but not much. The sale-to-list ratio was 99.7% in August 2026, and 32.1% of listings had a price drop (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). That means some listings start too high and come down, while others still sell over asking.
Before you write an offer:
- Get sales of the same home type from the last 90 days. A condo sale tells you nothing about a detached house on the next block.
- If the home is in Rossmoor, budget the monthly coupon, which Rossmoor says averages $1,000 to $2,000, and the one-time $18,000 Membership Transfer Fee the buyer pays (Rossmoor, How Rossmoor Works page, checked September 24, 2026).
- Ask a lender to price the payment at today’s rate, not last spring’s. C.A.R. reports 30-year fixed rates averaged 6.67% in August 2026 and passed 7.0% in the second week of September (C.A.R., August 2026 home sales and price report, September 16, 2026).
What does that mean if I’m selling?
Price it right the first time. With 36.3% of homes going over list and 32.1% of listings taking a cut in the same month, the gap between a well-priced listing and an overpriced one is wide (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). The median home took 28 days to sell. A listing that sits well past that tends to get questions from buyers.
Your price comes from homes like yours that closed recently, not from the citywide median. If you own in Rossmoor, the comparison set is other homes in your mutual and home type.
How does Walnut Creek compare to California overall?
Close to the state median, with a very different mix. C.A.R. put the statewide median for existing single-family homes at $901,420 in August 2026, up 0.1% from a year earlier (C.A.R., August 2026 home sales and price report, September 16, 2026). Walnut Creek’s $868,425 is for all home types, condos and co-ops included, so the two numbers are not apples to apples. Treat the comparison as rough.
What other costs should I plan for?
Property taxes, HOA or co-op fees, and sometimes special assessments. Rossmoor lists property taxes inside the monthly fee for its co-ops only (Rossmoor, How Rossmoor Works page, checked September 24, 2026), so check which kind of ownership a listing is before you compare fees. For any home, ask for the current property tax bill and the HOA documents early. For what a tax bill means for you, talk to a tax professional or the Contra Costa County Assessor’s Office.
