For a lot of buyers, yes. You get a real downtown, a BART station with 36-minute trains to Embarcadero, and more than 3,000 acres of city open space. The tradeoffs are price, a condo-heavy sales mix that makes the median hard to read, and school lines split among three districts.

Here is what is true on the ground, with sources, so you can decide street by street.

What are the biggest pros of living in Walnut Creek?

A downtown you can walk, one BART station in the middle of town, and ridgelines on three sides. Those are the reasons people keep asking about this city.

  • Open space inside city limits. The City of Walnut Creek’s Open Space division manages more than 3,000 acres in four areas, plus over seven miles of neighborhood trails. Shell Ridge is 1,420 acres with 31 miles of trails, Lime Ridge is 1,226 acres with 25 miles, Acalanes Ridge is 202 acres with 4 miles, and Sugarloaf is 177 acres with 3 miles (City of Walnut Creek, Open Space page, checked September 25, 2026).
  • Mount Diablo next door. Mount Diablo State Park’s North Gate Road entrance carries a Walnut Creek address. Gates open at 8:00 am and close at sunset, and vehicle day use is $10 at peak times and $6 otherwise (California State Parks, Mount Diablo State Park page, checked September 24, 2026).
  • A walkable core. The Sunday farmers market runs year round, 9 am to 1 pm, on Locust Street between Cole and Lacassie, a short walk from BART (Contra Costa Certified Farmers’ Markets, checked September 24, 2026). Our answer on what there is to do in Walnut Creek covers the rest.
  • The Iron Horse Regional Trail. It runs through Walnut Creek on the old Southern Pacific rail line and covers 32 miles between Concord and Pleasanton (East Bay Regional Park District, Iron Horse Regional Trail page, checked September 24, 2026).

What are the biggest cons?

Cost, parking math at BART, and homework on schools and HOAs. None of it is a secret. All of it shows up after you open escrow if you skip it.

  • Price. The Walnut Creek median sale price was $868,425 in August 2026 (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). That number blends condos, co-ops and detached houses, so it is a rough guide at best for any one home. More below.
  • Three school districts. Your address decides whether you are in Walnut Creek School District and Acalanes Union High, or Mt. Diablo Unified. The old version of this page named only two of them.
  • HOA and co-op fees. Thousands of the city’s homes sit in Rossmoor, where monthly fees average $1,000 to $2,000 (Rossmoor, How Rossmoor Works page, checked September 24, 2026).
  • BART parking costs money. It is $5 a day in the BART North Garage at Walnut Creek station and $8 a day in the privately owned South Garage, where BART parking is not valid (BART, Walnut Creek station page, checked September 24, 2026).
  • A hole in the middle of Broadway Plaza. The former Neiman Marcus building has sat empty since 2021, and Restoration Hardware withdrew its plans to rebuild the site in June 2026 (Patch, July 1, 2026). Nobody has announced what comes next.

How many BART stations does Walnut Creek have?

One. Walnut Creek station sits at 200 Ygnacio Valley Road, just off I-680 near downtown (BART, Walnut Creek station page, checked September 24, 2026). Older pages, including our own, said the city has several. That was wrong.

The confusion is easy to understand. Pleasant Hill / Contra Costa Centre station, one stop north, uses a Walnut Creek mailing address, 1365 Treat Blvd., Walnut Creek, CA 94597 (BART, station page, checked September 24, 2026). It sits in Contra Costa Centre, an unincorporated area between Pleasant Hill, Walnut Creek and Concord that the county plans for directly (Contra Costa County, Envision Contra Costa 2040, Contra Costa Centre community profile draft, November 9, 2020). If you live in north Walnut Creek, that station may be the closer one anyway.

What is the BART commute to San Francisco like?

Short, with no transfer. On BART’s schedule for Tuesday, October 6, 2026, the 7:35 am and 7:44 am trains from Walnut Creek reach Embarcadero in 36 minutes (BART schedule and fare data, api.bart.gov, queried September 24, 2026). The Clipper fare is $6.95 each way, or $3.45 with Clipper START.

Add parking or the walk to the station to that number. County Connection’s Route 4 shuttle between BART and Broadway Plaza is free and runs every 15 minutes on weekdays, 7:00 am to 9:00 pm (County Connection routes page, checked September 24, 2026). Ride it once at rush hour before you count on it.

How much does a home in Walnut Creek cost right now?

The Walnut Creek median sale price was $868,425 in August 2026, down 2.2% from a year earlier, with 317 homes sold and a median of 28 days on market (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026). Price per square foot was $549.

Read that median carefully. Rossmoor alone lists 6,613 co-op and condominium homes (Rossmoor homepage, checked September 24, 2026), so a lot of Walnut Creek sales are smaller attached homes. Our read, not Redfin’s: that mix can drag the citywide median away from what a detached house on a regular street sells for, so ask for sales of homes like the one you want. Our Walnut Creek market update walks through how to read it.

What is Rossmoor, and does it affect me?

Rossmoor is a gated, age-restricted community inside Walnut Creek city limits, reached from Interstate 680 and Highway 24 (Rossmoor FAQ, checked September 24, 2026). Rossmoor says it has 6,976 homes across co-ops, condominiums, single-family homes and The Waterford (Rossmoor homepage, checked September 24, 2026).

Rossmoor sets its own occupancy rules. In Rossmoor’s words, “At least one designated occupant of a home must be 55 years or older,” and it lists further age rules on its FAQ page. Buyers there also pay a one-time Membership Transfer Fee of $18,000 as of April 1, 2026 (Rossmoor, How Rossmoor Works page, checked September 24, 2026). If you are unsure whether a listing is inside Rossmoor, read the title report and HOA documents and ask the escrow officer. For questions about the rules themselves, go to Rossmoor or an attorney.

Which schools serve Walnut Creek?

It depends on your street. Some Walnut Creek addresses are in Walnut Creek School District for kindergarten through eighth grade and Acalanes Union High for high school, which runs Las Lomas High at 1460 South Main Street. Others are in Mt. Diablo Unified, which runs Northgate High at 425 Castle Rock Road (California School Dashboard, 2025 data, read September 24, 2026).

Boundaries change, and a street name alone is not proof. Verify every address with the district before you write an offer. Our answer on which schools serve a Walnut Creek address has the official Dashboard numbers for all three districts.
