Nobody knows, and anyone who tells you for sure is guessing. What we can show you: San Pablo’s median sale price was $543,640 in August 2026, up 4.5% from a year earlier, and most homes still sold over asking (Redfin, San Pablo housing market page, August 2026, checked September 24, 2026).
Below is what the data says now, what the statewide forecasters have published, and the signs worth watching.
Are San Pablo prices falling right now?
Not on the latest numbers. Redfin’s August 2026 figures for San Pablo, all home types (checked September 24, 2026):
- Median sale price $543,640, up 4.5% from a year earlier.
- 31 homes sold in August.
- Median 27 days on market.
- Homes sold for 104.3% of list price at the median, and 63.4% sold above list.
- 27.0% of homes had a price drop.
One month of 31 sales can swing. A few more condos or a few more large houses in the mix can move the median without any single home changing value. Look at several months before you decide there is a trend.
What do the forecasters say?
The main statewide forecast is from C.A.R., the statewide real estate trade association. It does not forecast San Pablo by itself.
- C.A.R.’s 2026 forecast (released September 17, 2025): California’s median home price rising 3.6% in 2026, and existing single-family sales rising 2%.
- What actually happened by August 2026: C.A.R.’s August report put the statewide single-family median up just 0.1% from August 2025, and the Contra Costa County median up 2.9% (C.A.R., August 2026 home sales and price report, September 16, 2026).
- C.A.R.’s near-term read: in that same report, C.A.R. said home prices typically ease in fall and winter and “may face additional downward pressure through the end of the year.”
- 2027: C.A.R. had not published a 2027 forecast as of September 24, 2026.
Forecasts are educated guesses. They miss, sometimes by a lot, and a statewide number can move differently from a small city like San Pablo.
What could push San Pablo prices down?
Higher borrowing costs and more homes for sale. These are the signals to watch:
- Mortgage rates. C.A.R. reported that the average 30-year fixed rate passed 7.0% in the second week of September 2026, citing Mortgage News Daily, and said demand could soften (C.A.R., September 16, 2026).
- Price cuts. Redfin shows 27.0% of San Pablo homes had a price drop in August 2026. If that share climbs month after month, sellers are chasing buyers.
- Slower sales in the county. C.A.R. shows Contra Costa single-family sales down 4.1% from a year earlier in August 2026.
What is keeping prices up?
Homes are still selling fast and over list. The median San Pablo home spent 27 days on the market and sold at 104.3% of its asking price in August 2026 (Redfin). Contra Costa County’s unsold inventory index was 2.7 months in August 2026, down from 3.1 a year earlier, with a median of 20 days on market (C.A.R., August 2026 report). Fewer months of supply usually means sellers still hold the stronger hand.
Should I wait for prices to drop before I buy?
Only if your plans can wait too. Trying to time the bottom means betting on prices and mortgage rates at the same time, and you can be wrong on both. A better question is whether the monthly payment works for you today and whether you plan to stay long enough to ride out a dip. If you are selling, the same logic runs the other way: price from today’s sales, not from where you hope the market goes.
