It can be, if the numbers and the trade-offs work for you. San Pablo’s median sale price sits well below El Sobrante’s and El Cerrito’s, I-80 is close, and the civic center has a newer library and creek trail. On the other side: there is no BART station, parkland is thin, and parts of town sit in FEMA flood zones along the creeks.
Here is what you can check yourself, with the source and date on every number.
What are the upsides of living in San Pablo?
Price, location and some newer public places. Here is what stands out.
- Lower prices than the cities around it. Redfin’s August 2026 median sale price in San Pablo was $543,640, up 4.5% from a year earlier. Nearby El Sobrante came in at $714,527 and El Cerrito at $1,242,678 (Redfin housing market pages, August 2026, checked September 24, 2026).
- Close to two BART stations. The City’s General Plan 2035 puts Richmond BART about 1.5 miles south and El Cerrito del Norte BART about three miles south, both reached by AC Transit from San Pablo, with parking at both (City of San Pablo, General Plan 2035, Circulation Element, adopted July 7, 2025).
- A library and creek trail. The San Pablo Library is at 13751 San Pablo Avenue, next to the civic center (Contra Costa County Library, checked September 24, 2026). The Wildcat Creek Restoration and Greenway Trail added a walking and biking path along 2,200 feet of the creek between Vale Road and Church Lane, built from spring 2020 to summer 2021 (City of San Pablo, project page, checked September 24, 2026).
What are the downsides?
Transit, parks, flood maps and a city budget under pressure. None of these rule San Pablo out. All of them are worth a look before you write an offer.
- No BART station in town. You bus or drive to Richmond or El Cerrito del Norte.
- Not much parkland. The City counts about 26.6 acres of public parks, or 0.82 acres per 1,000 residents, well under the three-acre standard it cites in its own code. Davis Park, at 11.6 acres, is the largest (General Plan 2035, Table 6.1-1, City of San Pablo, 2024 data).
- Creek flood zones. More on that below.
- A tight city budget. The City says the San Pablo Lytton Casino supplies nearly 59% of its General Fund revenue. It balanced its budget for fiscal years 2026-27 and 2027-28 partly with one-time reserves and still projects a structural deficit (City of San Pablo, Measure R page, checked September 24, 2026).
How much does a home in San Pablo cost?
The median sale price was $543,640 in August 2026, with 31 homes sold that month (Redfin, San Pablo housing market page, August 2026, checked September 24, 2026). The median home sold in 27 days, for 104.3% of its list price, and 63.4% of homes sold above list. The median price per square foot was $421.
That is a city-wide number from a small month of sales. Your street, the size of the house and its condition matter more. Our San Pablo price answer goes deeper.
What kind of homes will I find?
Mostly single-family houses. The City’s General Plan 2035 says single-family housing is the most common land use in San Pablo. Newer choices are small in number: the City lists 20 attached townhome-style homes at 2812 Chattleton Lane (8 with ADUs), with the first 9 finished and the rest under construction, marked “Now Selling” by the developer (City of San Pablo, Residential and Mixed-Use Projects page, checked September 24, 2026).
How do I get to BART and the freeway?
By bus or a short drive. AC Transit is the main bus provider in San Pablo, with six routes, and it runs a timed-transfer Transit Center on the Contra Costa College campus. One weekday-only WestCAT route also starts there and runs through Pinole to Hercules (General Plan 2035, Circulation Element). Richmond BART also connects to Amtrak’s Capitol Corridor and San Joaquin trains (same source).
Before you buy, drive the route to your job at the hour you would really leave, and time the bus to BART once.
Is my San Pablo home in a flood zone?
It might be, so check the parcel. The City says FEMA’s 100-year floodplains in San Pablo run mainly along San Pablo and Wildcat Creeks, and along Rheem Creek on the west side of the City. FEMA’s last flood map release for the city was 2015. The City will look up whether the buildings on a lot fall inside the flood zone: call Engineering at (510) 215-3060 (City of San Pablo, Flood Information page, checked September 24, 2026).
The City notes flood insurance is mandatory inside the Special Flood Hazard Area when a federally regulated lender holds the mortgage. Get a quote before you remove your contingencies.
What is happening with the old Doctors Medical Center site?
We found no announced plan for the site from the City or the Healthcare District. Here is what the official record shows:
- April 21, 2015: Doctors Medical Center closed (West Contra Costa Healthcare District, timeline, checked September 24, 2026).
- April 3, 2018: The District sold the property at 2000 Vale Road (same source). The District’s page does not name the buyer, and we have not found an official City or County record that does, so we are not naming one here.
- January 1, 2019: The Contra Costa County Board of Supervisors began governing the District (same source).
- April 7, 2025: The City Council adopted its FY 2025-27 Priority Workplan (Resolution 2025-044). It lists support for LifeLong Medical Care in “providing enhanced medical services in San Pablo (post-DMC dissolution)” and support for “ongoing regional discussion of a new West County hospital or emergency acute care facility.” Funding for both is listed as to be determined. No site or date is named.
If you are looking near Vale Road, ask the City’s Planning Division whether any application has been filed for the parcel. That is the only way to know.
What else is being built in San Pablo?
A fair amount, mostly apartments along San Pablo Avenue, Road 20 and Rumrill Boulevard, plus a new police headquarters. From the City’s current projects pages (checked September 24, 2026):
- Alvarado Gardens, San Pablo Avenue: 100 affordable apartments over ground-floor retail, with a new pedestrian bridge over Wildcat Creek. Approved March 22, 2022. Phase I (50 units) is done; Phase II is awaiting funding.
- 13717 San Pablo Avenue at Luna Lane: 91 units, 19 of them affordable, in a five-story building, proposed for sale as condominiums. Approved by the City Council December 20, 2021.
- 2364 Road 20: 145 affordable apartments. Revised project approved February 25, 2025.
- 1820 Rumrill Boulevard: 40 affordable units. Entitlement extended June 24, 2025.
- 2555 El Portal Drive: a former office building converted to 54 units of permanent supportive housing, to be run by Contra Costa County. Listed as recently completed.
- 1050 Gateway Avenue: a two-story, 42,000 square foot Police Headquarters and Training Facility across from City Hall, under construction.
The bigger plan behind it: the City Council adopted General Plan 2035 and the Rumrill Corridor Plan on July 7, 2025. The new land use map changes the designation for over 135 sites (City of San Pablo, General Plan 2035 page). If you are buying near one of these addresses, expect construction traffic for a while.
Will the sales tax go up?
Voters decide on November 3, 2026. Measure R would add a half-cent general sales tax for five years, then a quarter-cent for five more years, then end. San Pablo’s current rate is 9.5% (City of San Pablo, Measure R page, checked September 24, 2026). We are not taking a side. Read the City’s page and the ballot arguments for yourself. For what any tax change means for your own budget, ask a tax professional.
What about schools?
San Pablo is in the West Contra Costa Unified School District. School assignment depends on the exact address, so verify it with the district at wccusd.net before you make an offer. Our schools answer covers the state data.
Questions people also ask
Does San Pablo have a BART station?
No. The City’s General Plan 2035 lists the closest stations as Richmond BART, about 1.5 miles south, and El Cerrito del Norte BART, about three miles south. AC Transit buses connect San Pablo to both, and both have parking. Richmond BART also connects to Capitol Corridor and San Joaquin trains, per the same City plan adopted July 7, 2025.
Is San Pablo cheaper than El Cerrito?
Much cheaper on the August 2026 medians. Redfin shows San Pablo at $543,640 and El Cerrito at $1,242,678, with El Sobrante in between at $714,527, per each city’s Redfin housing market page, checked September 24, 2026. Those are city-wide medians. Compare homes of the same size and age before you decide what the gap really is.
Who owns the old Doctors Medical Center property?
The West Contra Costa Healthcare District says it sold the 2000 Vale Road property on April 3, 2018, but its page does not name the buyer. We have not found an official City or County record naming one, so we don’t. The Contra Costa County Assessor’s office can tell you who holds title to a parcel today.
Is San Pablo in a flood zone?
Parts of it are. The City says FEMA’s 100-year floodplains run mainly along San Pablo, Wildcat and Rheem Creeks, based on FEMA maps last released in 2015. The City’s Engineering Division, (510) 215-3060, will check whether buildings on a specific lot fall inside the zone, per the City’s Flood Information page, checked September 24, 2026.
