Spring has been the strongest stretch this year. In Contra Costa County, the median single-family price peaked at $935,000 in May 2026 and homes sold in about 12 to 13 days from February through June, according to C.A.R. But Lafayette homes were still selling in a median of 15 days in August, so for most sellers the best month is the one when the house, the price and your next move are all ready.
The calendar gives you a nudge. Getting ready gives you the real edge. Here’s what the numbers show and how to pick your month.
What do the 2026 numbers say about the best month to sell?
Spring led, and late summer slowed. C.A.R., the statewide real estate trade association, reports these Contra Costa County numbers for existing single-family homes:
| Month (2026) | Median sold price | Median days on market |
|---|---|---|
| February | $819,000 | 13 |
| March | $870,000 | 13 |
| April | $875,000 | 12 |
| May | $935,000 | 13 |
| June | $920,000 | 13 |
| July | $875,000 | 15 |
| August | $875,000 | 20 |
Sources: C.A.R. monthly home sales and price reports for March (released April 21, 2026), April (May 19, 2026), May (June 17, 2026), June (July 16, 2026), July, and August (September 16, 2026), all checked September 25, 2026.
Two cautions. This is the whole county, not Lafayette, and Lafayette’s median price is more than twice the county’s. And a monthly median moves with the mix of homes that sold, not only with demand. C.A.R. says so itself: county numbers aren’t seasonally adjusted.
How is the Lafayette market moving right now?
Still quick, with room to negotiate on some homes. Redfin shows the median Lafayette sale price at $2,038,651 in August 2026, up 1.9% from a year earlier. Eighty-one homes sold, with a median of 15 days on market. Homes sold at 102.1% of list price on average, 43.1% sold above list, and 21.2% had a price drop (Redfin, Lafayette housing market page, August 2026, checked September 24, 2026).
That last number matters. About one in five listings cut its price. Pricing right from day one is how you stay out of that group.
Is fall or winter a bad time to sell in Lafayette?
Not bad, just slower and with fewer buyers. In the county, the time to sell went from 15 days in July to 20 days in August 2026, and unsold inventory rose from 2.6 to 2.7 months, still below 3.1 months in August 2025 (C.A.R., August 2026 report, September 16, 2026).
C.A.R. also said home prices typically ease in the fall and winter, and that prices may face more downward pressure through the end of 2026. The same report says the average 30-year fixed mortgage rate passed 7.0% in the second week of September, citing Mortgage News Daily. Nobody can promise where prices or rates go from here, including us.
The upside of a fall listing is less competition from other sellers. We don’t have a sourced count of Lafayette listings by season, so we won’t guess how many homes you’d be up against. We can pull the active and pending listings for your home type on the day you decide.
What Lafayette timing should I plan for?
The fire zone inspection. More than 5,300 acres of Lafayette are mapped High or Very High fire hazard on the map in effect since July 10, 2025 (City of Lafayette, Fire Hazard Severity Zone Map page, checked September 25, 2026). If your home is in one of those zones, state law since 2021 requires you to document that the property meets defensible space rules, or the buyer agrees to get that documentation. Contra Costa Fire handles the AB 38 Real Property Transfer Inspection, and the city page links its request instructions. Con Fire’s own AB 38 guide also quotes a county ordinance (No. 2023-07) that calls for compliance documentation on the sale of any parcel in its district, so ask Con Fire even if your home is outside those zones (Contra Costa Fire, AB 38 guide, checked September 25, 2026).
Book it early. If the inspector finds brush or trees to clear, you want time to fix it before you list, not in the middle of escrow. And look up your address on the CAL FIRE hazard map first, so you know whether the rule applies to you.
So when should I list?
When these three line up:
- The house is fixed, cleaned and photographed, and the fire zone paperwork is handled if you need it.
- You know where you’re going next and when you can move.
- Your price comes from recent sales of homes like yours, on streets like yours, not the citywide median.
If all three are ready in March, great. If they’re ready in October, list in October. A ready house in a slower month usually beats a half-ready house in a busy one.
Questions people also ask
What month do homes sell for the most in Contra Costa County?
In 2026 so far, May. C.A.R. reported a Contra Costa median single-family price of $935,000 in May 2026, the highest from February through August, followed by $920,000 in June. Prices then settled at $875,000 in July and August. That’s one year of county data, and medians shift with the mix of homes sold, so treat it as a pattern, not a rule.
Is it a good time to sell a house in Lafayette right now?
It depends on your home and your next move. Redfin shows Lafayette homes selling in a median of 15 days in August 2026 at 102.1% of list price, with 21.2% of listings taking a price cut. C.A.R. says prices usually ease in fall and winter, and mortgage rates passed 7.0% in September 2026. Pull recent sales for your home type first.
Do I need a fire inspection to sell my Lafayette home?
If the home is in a High or Very High Fire Hazard Severity Zone, yes. Since 2021, California sellers in those zones must show the property meets defensible space rules, or the buyer agrees to get that documentation, per the City of Lafayette fire map page, checked September 25, 2026. Contra Costa Fire handles the AB 38 Real Property Transfer Inspection, and its guide quotes a county ordinance that covers sales anywhere in its district, so ask Con Fire about your parcel.
How fast are homes selling in Lafayette?
Redfin reports a median of 15 days on market for Lafayette homes sold in August 2026, with 81 sales that month.
