For a lot of buyers, yes, if the commute works. Antioch homes cost far less than homes in central Contra Costa, and you get a BART station and two big regional parks on the south edge of town, but the ride to San Francisco is long, Highway 4 is the one main road west, and Antioch Unified’s 2025 test results sit well below the state’s.
Here are both sides, with a source on every number, so you can decide.
What are the biggest pros of living in Antioch?
Price, open space and a train. Here’s what you can check yourself.
- Lower prices than Concord or Brentwood. The median Antioch home sold for $595,106 in August 2026, at $331 per square foot. Concord’s median was $758,248 at $453 per square foot, and Brentwood’s was $759,497 (Redfin, housing market pages for each city, August 2026, checked September 24, 2026). Same county, a very different entry price. Our answer on what a house costs in Antioch right now has the full August numbers.
- A BART station with room to park. Antioch station sits at 1600 Slatten Ranch Road, off Hillcrest Avenue. BART lists its estimated parking fill time as “capacity available at all times,” with a $3.40 daily fee (BART, Antioch station page, checked September 24, 2026).
- Real open space. Contra Loma Regional Park covers 775 acres, including an 80-acre reservoir open to fishing all year. Black Diamond Mines Regional Preserve, off the Somersville Road exit, spans nearly 8,533 acres of old coal mining country with hiking trails. Parking at each is $5 per vehicle, and at Black Diamond that applies when the kiosk is staffed (East Bay Regional Park District, park pages, checked September 24, 2026).
- The river. Antioch sits on the San Joaquin River where it meets the Delta. The Antioch/Oakley Regional Shoreline on Bridgehead Road has fishing and no parking fee (East Bay Regional Park District, checked September 24, 2026).
What are the biggest cons?
Time on the road, school results, and a few checks newer buyers skip. None of these rule Antioch out. All of them are worth knowing before you write an offer.
- The commute is long. More on that below. Count the hours per week, not just the miles.
- One main road. The Contra Costa Transportation Authority calls State Route 4 the “only major east-west transportation link” connecting Antioch and its neighbors to the rest of the Bay Area (CCTA news release, January 24, 2019).
- School test scores trail the state. Details below, with the district’s own 2025 numbers.
- Some low spots flood. FEMA names specific Antioch creeks and culverts. Check the address.
- Special taxes on some newer homes. Two houses on nearby streets can carry very different tax bills.
What is the commute from Antioch like?
Workable, but it takes a chunk of your day. You have two real choices: BART or Highway 4.
BART. Antioch is the end of the Yellow line. BART says diesel trains run from Antioch to a transfer platform between Pittsburg Center and Pittsburg/Bay Point, where you walk across to a regular BART train (BART, Antioch station page and station information, checked September 24, 2026). BART’s own schedule shows the weekday 7:07, 7:27 and 7:47 a.m. trains from Antioch reaching Embarcadero in 73 minutes, transfer included. The one-way Clipper fare is $9.65 (BART schedule and fare data for Tuesday, October 6, 2026, queried September 24, 2026). Round trip, five days a week, that’s about $96.50 in fares, plus parking.
Driving. Highway 4 was widened from four to eight lanes between Loveridge Road in Pittsburg and just west of State Route 160 in Antioch, alongside the BART extension that opened May 26, 2018 (BART, BART to Antioch project page, checked September 24, 2026). Drive times change by the hour. Before you buy, make the trip at your real start time, twice.
What about schools?
Most Antioch addresses are served by Antioch Unified School District, and its 2025 results are below the state’s on most measures. For 2025, the district’s graduation rate was 81.0% against 87.8% statewide, and 25.8% of graduates counted as prepared for college or career against 51.7% statewide (California School Dashboard, Antioch Unified, 2025, checked September 24, 2026).
Results vary a lot by campus. Dozier-Libbey Medical High posted a 98.7% graduation rate, but the state lists it as an alternative school of choice, so it isn’t assigned by address (same source; California Department of Education, School Directory, checked September 24, 2026). Look up the school for your exact address in the district’s School Locator and verify it with the district before you write an offer. Our answer on which schools serve an Antioch address has every school’s numbers.
What should I check on an Antioch house before I offer?
Two things that surprise newer buyers here: flood maps and special taxes.
Flood spots. FEMA’s Flood Insurance Study for Contra Costa County (revised March 21, 2017) lists shallow flooding along West Antioch Creek north of the railroad and West 10th Street, water backing up at culverts at Contra Loma Boulevard and L Street, and low areas next to Lake Alhambra on East Antioch Creek (FEMA, Flood Insurance Study 06013CV001C, Volume 1). Type the address into FEMA’s Flood Map Service Center at msc.fema.gov and read the seller’s Natural Hazard Disclosure. Whether a lender will require flood insurance is a question for the lender and an insurance agent.
Special taxes. Some newer subdivisions pay a Community Facilities District tax, often called Mello-Roos, on top of the base property tax. Contra Costa County’s 2025-26 Levy Listing shows six districts with “Antioch” in the name (Contra Costa County, Levy Listing for 2025-26, checked September 25, 2026). When a home carries one, the seller must make a good faith effort to get the special tax notice from each agency that levies it and give it to you (California Civil Code section 1102.6b). Ask for the current property tax bill on any home you like. For what it means for your budget, talk to a tax professional or the Contra Costa County Treasurer-Tax Collector.
