Complete three college-level real estate courses, pass the state salesperson exam, and file your license application with fingerprints through the California Department of Real Estate (DRE). Then hang your license with a responsible broker, because a new salesperson can’t do licensed work on their own.
The state rules are the same in Orinda as anywhere in California. What’s local is where you study, where you test and how fast you can learn the files this town produces. Here’s the path, step by step.
Who can get a California salesperson license?
Anyone who meets three DRE basics (California Department of Real Estate, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026):
- You’re 18 or older when the license is issued.
- You’re honest on the application. The DRE says a conviction may result in denial. Disclose everything, and if you’re unsure how a past record applies, ask the DRE or an attorney before you apply.
- You finish three courses. Real Estate Principles, Real Estate Practice, and one elective from the DRE’s list, such as Legal Aspects of Real Estate, Real Estate Finance, Real Estate Appraisal or Property Management. Each approved course runs at least 45 hours.
One rule that matters in your first week on the job: the Practice course has to include implicit bias and fair housing, with an interactive part where you role-play as both the consumer and the agent (same DRE page). Take it seriously. Describing homes and places, never people, is how you’ll write every listing.
Where can I take the courses from Orinda?
Any accredited college or a private school with DRE-approved courses. The DRE’s Examinees pages let you search approved pre-license courses.
For a community college option, Diablo Valley College in Pleasant Hill lists a Certificate of Accomplishment in Real Estate Salesperson and a Certificate of Achievement in Real Estate in its Business Real Estate program (Diablo Valley College, Business Real Estate page, checked September 25, 2026). Check DVC’s current class schedule for format and fees, and confirm any course counts toward the DRE’s three before you pay.
How much does a real estate license cost in California?
$450 to the DRE if you file the exam and license together, plus $49 to the fingerprint provider (DRE, Fees page, checked September 25, 2026). The DRE says its fees are nonrefundable.

What is the California real estate exam like?
A three-hour, 150-question multiple-choice test. You need at least 70% correct to pass. It’s given electronically in Fresno, La Palma, Oakland, Sacramento and San Diego (DRE, Taking the Exam page, checked September 25, 2026).
Bring a current government photo ID the DRE accepts, and leave your phone, wallet and keys outside the room. The DRE’s exam page lists exactly what’s allowed.
Where is the nearest exam site to Orinda?
Oakland. The DRE’s Oakland exam site is at the Elihu M. Harris State Office Building, 1515 Clay Street, Room 703 (DRE, Exam Sites page, checked September 25, 2026). From Orinda BART, a weekday morning train reaches 12th Street Oakland City Center in 14 minutes for a $3.20 fare (BART schedule and fare data for October 1, 2026, checked September 25, 2026). Give yourself time for the walk and for check-in. The DRE asks examinees to arrive 30 minutes early.
What happens after I pass?
File for the license if you haven’t already. If you used the combined RE 435 application, it’s in. If you took the exam first, log into DRE eLicensing and submit the Salesperson License Application (RE 202) with a completed Live Scan Service Request (RE 237). The DRE can’t issue your license until it receives your fingerprint results (DRE, Once You Pass the Examination page, checked September 25, 2026).
Then choose your responsible broker. The DRE is plain about it: a salesperson without a responsible broker may not perform acts requiring a real estate license (DRE, Requirements page).
What should I learn first to sell homes in Orinda?
The local paperwork, because clients will ask on day one. Three examples:
