Take three approved college-level real estate courses, pass the state salesperson exam, get fingerprinted, and have the California Department of Real Estate issue your license. Then hang it with a licensed broker, because a salesperson can’t do licensed work on their own.

The state fees come to $450, plus $49 for fingerprints, plus whatever your school charges for the courses. Living in El Sobrante doesn’t change any step. It’s a state license, so the path is the same in unincorporated Contra Costa County as anywhere in California.

Step 1: Do I qualify?

Probably. The DRE says you must be 18 or older to be issued a license, and applicants have to be honest and truthful. A criminal conviction can lead to a denial (California DRE, Requirements to Apply for a Real Estate Salesperson License, checked September 25, 2026). If there’s anything on your record, read the DRE’s rules on it before you spend money on courses.

Step 2: Which courses do I take?

Three, and each DRE-approved course runs at least 45 hours (California DRE, Requirements page, checked September 25, 2026):

  • Real Estate Principles.
  • Real Estate Practice. Since January 1, 2024, this course has to cover implicit bias and fair housing, including a role-play where you act as both the consumer and the agent.
  • One elective from the DRE’s list, which includes Real Estate Finance, Legal Aspects of Real Estate, Real Estate Appraisal, Property Management, Escrows, Real Estate Economics and several others.

Check the provider in the DRE’s approved course search before you enroll. Online or in a classroom is up to you. Pick the format you’ll actually finish.

Step 3: What will it cost?

From the DRE’s fee schedule, checked September 25, 2026:

  • Salesperson exam: $100.
  • Salesperson license: $350.
  • Both at once on the combined application, form RE 435: $450 to the DRE.
  • Live Scan fingerprints: $49, paid to the fingerprint provider if you live in California.
  • Retaking the exam: $100. Rescheduling: $40.
  • On-time renewal later: $350.

The DRE says its fees are nonrefundable. Course tuition is separate and varies a lot, so get the full price, including books and any exam prep, in writing.

Step 4: What’s the exam like?

A three-hour, 150-question multiple choice test. You pass with 70% correct (California DRE, Taking the Exam, checked September 25, 2026).

What else the DRE says on that page:

  • Electronic exams are given in Fresno, La Palma, Oakland, Sacramento and San Diego. Oakland is the closest to El Sobrante.
  • Bring an accepted photo ID, such as a current driver’s license, a DMV ID card, a passport or a U.S. military ID.
  • On the electronic exam you get your result when you finish. If you pass, you aren’t told your score. If you don’t, you see how you did by subject.

Step 5: What if I don’t pass the first time?

Take it again. There’s no limit on attempts during the two years after you file your original application. After two years, you file a new application, requalify and pay again (California DRE, Taking the Exam, checked September 25, 2026).

Look at the subject breakdown, study the weak spots, and book the next date. That’s the whole move.

Step 6: Do I need a broker?

Yes, to work. The DRE describes the salesperson license as the one for people who do licensed real estate work under a licensed broker’s supervision. You can hold the license without a broker, but you can’t do anything that requires a license until one is responsible for you (California DRE, Requirements page, checked September 25, 2026).

Start meeting brokers and teams while you’re still in class. Don’t wait for the license to arrive.

What will my first El Sobrante files teach me?

That the details are the job. A few you’ll run into right away:

  • Whose rules apply. Part of the El Sobrante Valley is inside the City of Richmond, not unincorporated county, and that changes the transfer tax and the permit office (Contra Costa County, El Sobrante page, checked September 25, 2026).
  • The sewer certificate. West County Wastewater requires a sewer lateral Certificate of Compliance before a home in its service area sells (West County Wastewater, Residential page, checked September 25, 2026).
  • Hillside disclosures. The state’s 2024 seismic hazard maps cover the slopes of El Sobrante Ridge and San Pablo Ridge (California Geological Survey, Seismic Hazard Zone Report 134, official map February 22, 2024, checked September 25, 2026).

None of that is on the state exam. It’s what you learn from someone who has closed files here.
