For a lot of buyers, yes, if the budget works. El Cerrito has two BART stations roughly half an hour from downtown San Francisco, a greenway that runs the length of town and 107 acres of hillside open space, but the median home sold for $1,242,678 in August 2026 and the city adds its own 1.2% transfer tax when a home sells (Redfin; Contra Costa County Clerk-Recorder, checked September 24, 2026).
That’s the short version. Here’s the long one, with the good, the hard part and where to check each fact yourself.
What do people like about El Cerrito?
Mostly the train, the trails and the size. You can get to San Francisco without a car, walk a flat path end to end, and be on a hillside trail in minutes.
- Two BART stations inside city limits. El Cerrito Plaza on Fairmount Avenue and El Cerrito del Norte on Cutting Boulevard both sit on the Richmond to Millbrae/SFO and Richmond to Berryessa lines (BART station pages, checked September 24, 2026).
- The Ohlone Greenway. The city calls it the BART Path. It runs under the tracks from the city’s north edge to its south edge, parallel to San Pablo Avenue, and links both stations, the library and the senior center (City of El Cerrito, The BART Path page, checked September 24, 2026).
- The Hillside Natural Area. A 107-acre city open space east of Navellier Street and west of Contra Costa Drive, with oak woodland, grassland and trails (City of El Cerrito, Natural El Cerrito page, checked September 24, 2026).
What are the downsides?
Price, selling costs and some growing pains. Be honest with yourself about each one before you fall for a house.
- It costs a lot to get in. The August 2026 median sale price was $1,242,678, and 87.2% of homes sold above list price (Redfin, El Cerrito housing market page, August 2026, checked September 24, 2026).
- A city transfer tax on top of the county’s. El Cerrito charges $12.00 per $1,000 of the full sale price, collected in addition to the countywide documentary transfer tax (Contra Costa County Clerk-Recorder, City of El Cerrito transfer tax page, checked September 24, 2026). Add the county’s $1.10 per $1,000 and the combined rate is $13.10 per $1,000. At the August 2026 median, the city piece alone is about $14,916. Who pays it is negotiated in the purchase contract, so ask your agent, escrow officer or a real estate attorney, and a tax professional about any tax questions.
- Fire-zone rules in parts of town. Owners selling in a high or very high fire hazard severity zone must request a defensible space and home hardening inspection from the El Cerrito Fire Department and give buyers a disclosure report (City of El Cerrito, Fire Hazard Severity Zones page, checked September 24, 2026).
- Construction near Plaza BART. Building has started on the first of six buildings at the station, so expect crews and changes there for years (details below).
- An old library. The city’s 6,500 square foot library on Stockton Avenue was built in 1948 and last expanded in 1960 (City of El Cerrito, Library page, checked September 24, 2026).
El Cerrito hills or flats: how do the homes and prices differ?
It’s mostly terrain, streets and distance to BART. The city’s price data doesn’t split the two, so compare actual sales on the blocks you like.
The flats sit west, around San Pablo Avenue and the BART line. Streets run closer to a grid, both stations and the Greenway are close by, and this is where the city’s new apartment buildings are going up, including the Elora project at 11690 San Pablo Avenue (City of El Cerrito, New Development page, checked September 24, 2026).
The hills climb east toward the Hillside Natural Area. Streets get steeper and curvier, and many lots slope. Getting to BART usually means a drive or a longer walk back downhill.
Check the fire zone for the exact address, hills or flats. Zones are set by address, not by neighborhood name, so look up the exact house on the CAL FIRE map linked from the city’s Fire Hazard Severity Zones page. If it’s high or very high, plan for the sale inspection, and call your insurance agent early. We don’t quote insurance.
Price. Redfin’s August 2026 numbers for El Cerrito are citywide: a $1,242,678 median sale price and $812 per square foot (Redfin, El Cerrito housing market page, August 2026, checked September 24, 2026). We don’t have a sourced hills-only or flats-only figure for the same month, so we won’t publish one. When you pick a street, we pull the last few sales of similar homes on and near it. That’s the real answer for that house.
What does a typical El Cerrito home sell for?
About $1.24 million at the median. Redfin shows 55 El Cerrito homes sold in August 2026, a median of 15 days on market, and a median sale price down 11.2% from a year earlier (Redfin, El Cerrito housing market page, August 2026, checked September 24, 2026). Our El Cerrito market update breaks down what those numbers mean for your offer.
How long is the BART ride to San Francisco?
About 28 to 32 minutes to Embarcadero on a weekday morning. BART’s schedule for a Tuesday 7:30 a.m. departure shows 28 to 29 minutes from El Cerrito Plaza and 32 minutes from El Cerrito del Norte (BART schedule data, checked September 24, 2026).
Parking at both stations is $3.40 a day. Reserved spots are $5 a day or $93.80 a month at del Norte, and $6 a day or $105 a month at Plaza (BART station pages, checked September 24, 2026).
Is there big construction coming near BART?
Housing, a BART garage and a plaza. The plan for the station’s parking lots is six buildings with 743 units, 47% of them at below-market rents, a 145-space garage for BART riders and about half an acre of public plaza along Fairmount Avenue. Room is set aside for a new 20,000 square foot library if the city finds the money. The first building, an all-affordable one at 515 Richmond Street, started construction in November 2025 with completion targeted for spring 2027 (City of El Cerrito, Transit-Oriented Development page, checked September 24, 2026). The city’s page lists it as 69 units in one place and 70 in another.
